Will you please pretty please investigate wholesalers and their impact on the market. For example a neighbor to one of my rental properties. She was told by a wholesaler that her home was only worth $40,000 and would have to be torn down. They painted the house put in new flooring new windows and the house is now listed at $320,000. This grieving woman who just lost her mother and the house she grew up in came to me and asked how is that legal? Of course I told her this is why you get a realtor.

Is sad. I am glad that I am on my 30s, single and with no kids. I own a two story house with 4 bedrooms and 2 bathrooms. The mortgage is already paid off and I am happy that I have a full house for myself.🏠😊

Yes, big investors should be stopped. They should also be stopped from buying up so many mobile home parks and having residents' water supply turned off which goes against the original prospectus where water is supposed to be included with paid lot rent.

Step one…stop all foreigners from buying up American land and homes. Step2. Stop billionaires from buying up all the farmland. Step 3. Create a cap on corps buying homes. But also, first time homebuyers need to set realistic expectations of what a first home is. Most of us had to move to more affordable areas and buy a not so perfect house. Nowadays, it seems they all want all the luxuries at a low price and expect sellers to make it all brand new for them.

A first time home is a median house. This is not unrealistic. The problem is that the median household income can’t afford the median house. These are not unrealistic expectations. Corporations and investors love your way of thinking of not tackling the real problem head on.

Our government should stop investment companies from buying any more homes, effective immediately. Unfortunately, the homes bought by corporate investors can't be taken retroactively. What has happened to America, where our government allows only the rich to succeed and helps other countries, while letting our people suffer!

We are in a housing crisis, especially for 1st time home buyers. This needs to be stopped. Our area in Southeastern Coastal NC has build to rent communities popping up in many locations. I find this sickening! National home builders have invaded our area and our building post war housing with very poor quality. Local builders cannot begin to compete with them. National builders have very deep pockets and they are ruining the American dream 😢

We need owner occupied trailer parks where the occupant owners not only the trailer but also the land it is on. This way we could have affordable housing with municipal utilities. Also, the lots could be big enough to have a fruit tree or two and a garden.

I got a letter last week in the mail from a real estate investment group, that had a real check attached to it, offering to buy my house without any need of updates or repairs, pending a walkthrough. The check also requires a representative of their to be present to cash it. The letter said their offer was negotiable as well, implying they could possibly pay more. What surprised me was their offer was not lowball. It was accurate to recent market prices. If I were thinking about selling my home, I could do so to them for cash, without the hassle of repairs, getting a competitive price, and not have to pay commissions to realtors. It's eye opening.

Every week for me. I bought my house for 100k 10 years ago. Because of what happened in my neighborhood it can now go for 1 million dollars which is absolutely insane. It's not even fixed up.

nice in theory, but to incentivise means a government cheese handout. For a government that has a spending problem already? That money to incentivise has to come from somewhere... builders aren't goint to build for a loss. Who can we tax to pay for the incentivisation of the builder? Everyone is already taxed to death. Income tax, sales tax on top of the income you made tax, property tax that never goes away tax, drive home tax to fill the gas or the battery tax that makes the car go, grocery tax to buy the food to feed you tax. We'll tax the builder? yeah the builder is not important if they fail? We'll tax the rich? They can't afford to hire a Tax lawyer to subvert any tax scheme or just simply pack up and leave? We tax the landlord? who do you think pays the rent that keeps the landlord in business it is just merely passed down to the renter. OR the landlord says ok, sells the house puts that money in a CD or some other investment vehicle not having to chase down tenants for rent every month. To solve the problem requires a real solution not just pass the buck let someone else pay for it. *There isn't anyone left to pay for government cheese programs and the government is flat broke at over 33 Trillion and growing*

Working in a college town with ridiculously high rent and ZERO vacancies. Wait list for Spring 2024.... Then saw a sign outside a cute apartment complex. It wasn't on Craigslist etc just a little sign like it was 1985. Got it about $600 below market in the area. Greed has not conquered all landlorda!

A home my wife and I was interested in sold in august of 2020 for 233,000 the new owners just sold it three years later for 405,000!!! My wife and I had hoped it would come back up for sale but never imagined it would go for such a price, CRAZY!!!

One note - property taxes are also being driven higher as county assessments are using some of the excessive high prices paid by these investors as comps to increase market values resulting in huge increases in property taxes. Some people are being driven out of their homes.

I am furious against those Wall Street wolves. I have been trying to buy homes for quite some time now and just gave up recently. No way I can afford one in California with my current income of over $120,000 a year. Absolutely ridiculous. I will vote for someone who can do something about it. Solving this issue will be my utmost voting factor for this coming election.

This reminds me of Business Insider trying so hard to make it seem working from home is horrible and everyone should go back to the office. They are the ones that said people get fatter, they made that AI of the future body of a person if they only work from home, they said productivity goes down 18%(even though we had extreme profits) and they say work from home people are killing downtown and peoples livelihoods. These greedy companies are out of control. I bought my house for 100k 10 years ago. I live in Miami right by the beach. Every week I get companies wanting to buy so they can sell it for 1 million. And that is not an exaggeration.

They're using a handful of agents to perform their transactions. One agent in Indianapolis did 200 transactions in a year for one company. They can quit and never work again in real estate and they still make a truck ton of money. Even at 1% that's 600k on a 300k house two hundred times.

Some communities in my area are fighting back with HOA rule changes that require new owners to live in the property for at least 1 year before they can rent it. This keeps the number of AirBnB and investment rentals down considerably in those neighborhoods. I'd like to see that become a more common practice.

I live in Minnesota, just outisde Lake Minnetonka. Housing within this area is unimaginable, and if you want to live on the lake, forget about it. Anything under 400k is actually considered as land value. So much money is pouring here over the last three years, there are companies knocking on doors offering money for any house that looks 400k or less. Not for the house, for the land. They will demolish the house (perfectly fine old house) and build a modern mini mansion. Insane. We were lucky to purchase when we did. Weve been fortunate.

Yep. I was a single Mom and suffered a job loss in the last financial crisis. An investor swooped in and bought my home as a short sale, turned it into a rental. I became a renter again, priced out of my homes every four years because job raises didn't keep up with rent increases. They prey on economic crisis and hurting people! My child had to change schools and friends three times by high school graduation!

Eek my house I grew up is 711 sq ft is 172k on a tenth of an acre and pretty trashed. Yard is a jungle. Used to be clean with a rose and vegetable garden too. 13k in 67. Huge jump. Taxes are a lot more in a pretty ghetto area. Lots of crime.

Please... Charlotte, NC is full of investor rentals. My neighborhood 148-homes has 41+, $2k+ a mth rentals and that doesn't include the mom and pops. They have targeted the no HOA community's so NO RULES. 18-wheels, cars on grass, grass and bushes over grown, non-stop moving trucks, lots of extra vehicle traffic.

As a 28 yr loan officer, I’ve seen a lot. Helped lots of investors as well. ( small guys) Investors, whether big or small, do serve a purpose. They do help balance the market to some degree. True, in 20/21 we saw investors steal properties away from median priced home market. And aided in pushing prices up so out of affordability for many. There should be limits imposed as far as how much % of s market these large Inv funds can purchase. Maybe a permit they need to get from the local city that determines % concentration limits?

This video is right on. What I would add is that many ordinary US households have investments in Wall Street firms, REIT's, hedge funds and publicly traded construction companies so may have little motivation to change what's happening. They see stock prices and investment portfolios doing 'amazingly' well and simply don't care about everyone else affected. They also own houses, many of them more than one. The same unfortunately goes for many of our politicians as well. What a shock! The US has always been about self-interests and profits. Yes, we need regulations but will we get them?

i am a property manager and work with single family homes and I have a lot to say but all i can say is, the landscaping is a big issue. Even class a properties look terrible because of the lack of curb appeal. Renters are not going to care about the exterior, making the neighbors angry. The maintenance and repair costs upset investors to no end. I think nobody should "own" and rent a single family home unless they own it outright and still, the maintence costs are big and can hit hard. Most owners are not owners at all, they are borrowers and it is a long game very long. Returns are decades away, minus the expenses which are shockingly large on single family homes. If youre going to invest in residential property, stick with multifamily or build some condominiums on land you own outright.

One thing that would help --but not the fix all -- would be intelligent zoning changes. It's a false dichotomy to have zoning exclusively for towers or exclusively unattached single family homes (or huge apartment complexes set off by themselves). And, thanks for pointing out their spin campaign. Homebuyer hopefuls just can't compete with investment vehicles whose assets measure in the hundreds of billions.

I recently rented an AirBnb property (during the weekday) in a small town that has become a tourist town. I noticed we were virtually the only people in town. Hundreds of homes in the downtown area were vacant. On Friday, the town began filling up with weekend tourist. I couldn’t help but think… what a waste of housing. And worse… the town was no longer enjoyable to visit - too commercialized. I left feeling AirBnb (and other rentals of this type) should end.

An issue that could arise with the 30 day rule is, sellers holding out on accepting an offer for the first 30 days with the hope that once investors enters the market it will result in more competition, thus driving up the offers/sells price.

Companies in my area spent the last few years buying homes, up to 60% of new construction. Most were not rented but held for 6 months to a year then resold to another investor. Now they are just building rental neighborhoods

moved to Texas a couple years ago rented for 3 years, total equity zero dollars, purchased a house and conservatively after two years I have 10k (no appreciation) to 40k(property tax assessed value) in equity. Renting is pretty horrendous if your planning on staying somewhere 5+ years

Certain tax rules incentivize landlords to hang on to their single-family homes essentially forever. Congress &/or the IRS need to reverse those rules. This will encourage landlords to sell their holdings.

i am a property manager working with a company managing over 400 single family homes - investors are not happy with the expenses- the renters are resonsible for the landscaping - so... it is not worth it unless you own the property with no debt and impose a monthly fee i say dont even i predict investors will pull out and move on to a different investment

There is a huge neighborhood being built by us, the entrance sign says they are all rentals. I guess too many homes have been bought up so they are building new “rental only” properties. Option to buy has been removed.

I live on the Florida Gulf Coast and in our case its AirBNB that has taken all the rentals off the market. I personally know three families made homeless because the owner of the home discovered he could. make more money as an AirBnB, there are near zero rental homes in my area, all been made into AirBNBs

PEs are partially responsible for the lack of housing starts from 2008 onward - as they jacked up prices on existing homes by paying cash, new home prices were also affected. Rising prices for new homes (incl materials pricing going up) meant fewer individuals can pay to build a new home.

Unfortunately this article doesn’t tell us anything new but the numbers are very instructive. Taxation, heavy taxation, is the only thing that can make corporate investment in housing unprofitable. When the profits are small or nonexistent, only then will the housing market be available to citizens.
