About 7 years ago my daughter bought a manufactured home on 1.25 acres (land included) on the edge of town. She was renting previous to this and being overcharged for water. She loves her house and finished raising her daughter here. She has remarried and everyone is happy. She paid $74,000 for her home and land.. It is a 3 bedroom, 2 bathroom home with s huge kitchen. I was so happy she got out of that rental situation.

Wow that’s beautiful so proud of her it doesn’t matter a home is a home here either way apartment 1500 or I can pay my 600$ mortgage and 800 $ land lease and I still have something in my name versus paying same amount at a apartment and owning notjing

I bought my 4br 2 bath on 1.52 acres in 2019 for$49,500 . My mom found it on marketplace. It had been posted 6 hours and had to be a cash buy. All I have done is new carpet and painted the walls and got the carpet for free. If I wanted to put it on the market I could easily get $250k

BASIC singlewides are still SIXTY GRAND! My county here in Kentucky will no longer zone or approve them being put in too! Meanwhile we live next to dilapidated houses which are honestly a safety and fire hazard. Anyone can junk up a property too, not just people in singlewides 🤦🏻‍♀️

You're right, don't rent. Do what you can to pay yourself for your own place. That's how I started as a single mom and it was all I could afford. I moved out and upward eventually. PS I bought it for 181K and sold for 324K in CA.

I was single mom and noway could I have dreamed of having 180k for a home when my kids were small now that they are out on their own still no way to have 180k for anything. You must have an awesome job congrats!! I know that it is different state by state also and I am in SC and you are in CA which makes cost of living so much different. Wonder how much your home would have been here? That would be cool to know lol.

People who say they can't do it haven't put their mind to it, since I had a job that I couldn't even afford luxuries like a magazine off the news stand. We raised 4 kids in a single wide on one paycheck, and paid everything off ahead of schedule. We then trashed the single wide about 3.5 years ago, and put a double wide in it's place. The double wide we paid cash for from savings we put away because of getting a better job and not having any kind of house payment. Not having a house payment is a weird sensation when you are on strike.

Yep we bought a 1983 manufactured home that was sitting on 2 acres 45 minutes outside of Vegas for 79k in 1995. We just sold that same property for almost a half $1 million

@@reseller7 It was the entire property together . The 2 acres alone out here only go for about $75,000. Our mobile home is not a mobile home technically anymore it’s real property that’s sitting on a permanent foundation the home is stuccoed with a metal roof and has a ton of upgrades. That’s why it sold that much so unless you know what you’re talking about, please be quiet.🤷🏼‍♀️🤣

I understand why there are restrictions in neighborhoods for manufactured homes. The architectural differences can make a difference. We need better housing options. This is insane.

I agree a mobile home is a better investment compared to renting. But I would also rather buy a new mobile home compared to a used mobile home if I was in that situation. Buying a used mobile home I would not pay more than a new one, so I get the whole used car comparison. The first 8 years of my life was in a mobile home. The first 5 were in a trailer park, the next three on a piece of land in the country. Finally my parents were able to purchase a home, where they still reside! You do what you have to do and that is much better than renting.

We are buying a 2400 sqft manufactured home on 1.5 acres in our area for just under $300k. We've lost out on 3 contract offers for other homes but got this one after months of looking. Why wouldn't we go for a stick built home right now? Well, it's out of our budget for what we want. The same stick built home size on the same sized land is currently going (and selling) for the $450-500k range.

Hi, are you in California? When you bought the manufactured home did you loan it or bought it as cash? And does it include the land? We are planning to get one too.

@@janineo.1783 Florida. The land is owned with the home. Location is a pretty big factor in regards to distance outside of town but in the area we were looking around 1.5 acres goes for roughly $125k. We're no more than 30 minutes from anywhere we want to be, including downtown which is pretty huge for Florida given how spread out everything is.

@@janineo.1783 We did a loan with 10% down. Keep in mind interest rates are slightly hire on manufactured homes than stick built (People are freaking out about interest rates in the 3% range but you'll likely see the rate in the 4% range for a manufactured home loan currently). The trade off with slightly hire rates is the price. If we got the same home as the one we got but stick built, even with a lower interest rate the monthly payments would've been a couple hundred more dollars per month.

And a lot of manufactured homes now are built with the same exact high quality stick built lumber, etc. A lot of them have 30 year warranties on roofs, etc which is way more than you will ever get from a typical on site build.

Hi Kristina and everybody else Put 2,937 miles on my very mobile mobile home. On 5 different mobile home parks. 😄 On all these moves I jacked the home up and installed the concrete blocks for it to sit on in all the parks. Very easy to do. I packed every thing in cardboard boxes and nothing broke on any of the moves. I purchased a two bedroom 10' x 47' Mobile Home in 1965 when I was stationed at Fort Polk Louisiana, I was like the 3rd or fourth home in a new park that was still in the process of being built. Right after I moved into my park the State allowed 12' wide home to be pulled on the roads instead of on a flatbed truck. All the other homes in the park after mine where 12' wide homes. I still liked my 10' and it was less expensive. A coworker and his wife live in an 8' wide by 30' ??? some feet long, in a park across the street from me, which was fine as they didn't have any children. After being discharged from the Army. The Army they moved the home to New Orleans, after 3 or 4 months I reenlisted in they Army, The Army moved it to a mobile home park I found in East St Louis, Illinois by making phone calls. The park and City where terrible, I called and had it move at my expense to St Louis Missouri to a park near the airport. When I received orders to Viet Nam the Army moved it to a park in Vallejo California, it was a nice park but after two or three Months my Wife sold the home to the owner of the park so she could move to Japan with our two young kids to stay with her parents while I was in Viet Nam. That was really nice as I was able to take two R&Rs to Japan and visit them. On my first R&R which was a short time after she started living with her parents, we rented an apartment right next door to her parents as her parents house was very small. Norm

I paid about 30,000 for a new 3/2modular home.I purchased beautiful land with a creek and private fir 12,000. Wit a 12x 16 deck and a 12x24 covered hat porch was 6 yrs.ago my home and land just appraised for 115,000.I love my place.

Hello Ms. Smallhorn, I want to start by saying "Than You" for all of the current and I can't beneficial information you have shared with us. I came across one of your videos about 9 months ago, and I have been following as often as I could. I was in transition when I started listening to you, and still am. I had to move out of my brother's house when he sold it, unknown to me, so I wasn't prepared, and didn't have a place to go. I have been in physical distress and had to file for disability. I had emergency surgery, and stayed in a hotel for 2 &1/2 months, then went to stay with a relative in Florida, so I wouldn't be on the street. Can't work during process of disability, exhausted all savings. My mother passed away in November 2021, so I have been in her home town, staying in her house, administering Probate process. I have been looking for the past year for affordable housing, and I refuse to pay a mortgage payment amount to rent an apartment, making the landlord rich. So I have been following the tiny home movement, modular, boxed manufactured, and container homes being built. I had visited various 55+ modular home communities, but didn't like the thought of paying a $600 to $750 lot fee per month. My thoughts were to buy land and have a modular home built on it. It I am seeing exactly what you have been telling us. Priced are going up ridiculously. How are people supposed to live when they can't afford anything. I have been without a home of my own for over a year now. Still waiting on claim to be concluded. Probate hopefully will be completed by August, then I can return to my home state, where the heat is better for my health. But, I just don't know how or where I will be able to afford a place to live... I just continue to get information and knowledge from you, hoping to be able to put it to use one day. I just turned 60, so I just want to get settled, and get my belongings out of storage. Thank you for exposing and giving us the information that tends to be overlooked or kept hidden until too late. In SW Florida, mobile homes definitely have gone past affordable. The only "deals" are ones on rented land, and the rents are always over $500 mo. It's out of control.

EVERYONE is moving here, that's why. Particularly people from Cali and New York who are used to outrageously prices homes to begin with. They come here and can easily pay cash and/or several thousand more than asking price because even though prices are way up they aren't as high as Cali or New York.

I purchased my MH in a owner-owned community 2 years ago, in part because of vloggers like yourself motivated to alternative housing. It’s in a great location! I do want to buy another home outside of the park just for sense of security (and rent the other) but That may mean moving on the outskirts 🏜 hard to do with kids in school I like Dave in regards to getting out of debt but not much else. Why should I get in a bidding war on a 350k fixer upper when I can get the same sqft upgraded energy efficient MH for 60-170k

We had a big fire go through 2 towns back in 2020. It took out a lot of the manufactured home parks. One of the places turned down the government money for the clean up. They then demanded that the former residents give them money to clean the place.

Why do you have to pay sales tax on a manufactured homes, if it is used as your principle residence? This is especially true if they own the land beneath it! Sales tax could amount to many thousands of dollars & will have to be paid every time the home is sold! Why?

Ideally, I would buy a small $50,000 plot of land in a residential neighborhood and put a nice manufactured home on it. But zoning and the high cost of land make something like that virtually impossible. It's crazy how wrong everything currently is when it comes to housing. People like me are locked into renting because bad policies and an out of control market make homeownership an unattainable goal without going into massive debt on a way-too-expensive mortgage (and possibly being underwater in the future when the housing market finally corrects).

You should come to South Carolina and use that 50k. You can buy land for sometimes as cheap as 1,500 to 3k an acre.

Bought a modular home (basically a mobile home without the frame) on a mediocre foundation. This made it non HUD in South Carolina. 2009 was purchase year on 3.5 acres. Current appraisal on same home now in 2022 is 220k. Amazing equity very quick!

Here in Utah almost all mobile home parks that do get cleared out for something new sure don't turn into single family, it gets turned into luxury apartment buildings. Still unaffordable by all means. Only the nicest most expensive mobile home parks get left alone and stay as a mobile home park. Still those are unaffordable as well for what you get.

Thanks Kristina. I am a Dave Ramsey fan but I agree with you; I think he is out of date on this point 😊. Anywho, my husband and I are retiring and purchased a property with an older MH on it. We are debating if building or buying a new MH would be best for us. Fortunately, we have followed DR money principles and we are able to pay cash. Any advise or thoughts are appreciated. I bought a 2 bedroom manufactured home built by Skyline back in August of last year. They charged me a $5,000 inflation fee, and I just got the notice that my home will be delivered in 10 weeks and they raised my price by $10,000. I would still recommend a manufactured home to people in the right situations but you have to go into the purchase knowing the builders are going to make the rules as they go along. I am thinking about it 2022 or 2023. I am 62 times around the sun. Will be retiring soon. Tiny houses are too tiny. Lol although the communities in some these are fantastic. Want to find a Co Op. ThankQ for the info! Some of the tiny communities have gardens work shops and organic orchards even!

@@KristinaSmallhorn I didn't either.. you just start. It's double! As they say it's not rocket science. Most people can paint and do D.I.Y. things. Home Depot is all about that. As an owner builder you don't do everything you just act as the general contractor and get bids and save all the markup they take. Cheers and love what you do 💕

We bought a double wide 1997 year but renovated. It's beautiful and sits on 5 acres of farmland that is all ours. It is 2 hours South of Atlanta so it is possible to afford the house and the land but you gotta get further away from the cities. We watch the sunrise from our back porch and sunset from our front porch. We bought it and it appraised at $132,000 for the renovated manufactured house plus land. We feel we got a deal!

Dave Ramsey doesn't know what he's talking about! I bought a 14x70 in the 1980's for $18,000. I sold it 3 years later, for $23,000. That was 40 years ago folks. The mobile home market has changed dramatically over the years and people are starting to realize mobile homes are well worth the money. Dave Ramsey needs to stick with investing "money."

The problem I have with mobile homes is the quality of the interior. And to think the price has literally DOUBLED IN TWO YEARS… I have a hard time buying one though that has been my plan to stay near debt free.

I know that here in CA the Veterans Administration (VA) will not let you purchase a Manufactured or CO-OP home using a VA Loan.

I been looking into buying my first mobile home but there seems to be a very costly mistake that can be made? I rent and it's cheap now vs property and tax sounds like renting maybe the way to go now? I could be wrong but 650 a month I pay now sounds cheaper than going the other way as of now but hoping things calm down than I will buy, hence the reason I found your channel..

Here in Southern California the manufactured home dealers have increased 60k to 100k to the home prices. Insane. The process of the land manufactured home combo with a conventional loan is very confusing. PLEASE HELP!🙏 The dealers are aggressive and they want to take over the entire process using their own contractors to grade, build foundation, permits and utilities and today I got a quote for 95k for these services in a land that already has water, sewer and electricity in street right in front of the land and easy access to the flat pad. Looks like the dealers want to oblige you to do everything through them with super inflated prices!! They're making up for the pandemic slowdown$$$. Do you have any tips and advice when doing a land/manufactured home combo? THANK YOU in advance!!🤩

Why do you have to pay sales tax on a manufactured homes, if it is used as your principle residence? This is especially true if they own the land beneath it!

I just purchase a 2 bdr 2 bath manufactured home, the same size as my apartment. I bought 2 acres and I can't wait for the home to be done. The same size home and lot in the area is going for $300,000. I have $195,000 invested so far. I want to add a carport and a catio. The other homes in the area are mostly manufactured homes, and their property values are comparable to stick built homes.

Manufactured homes with land have gone up in value in the Lowcountry of SC there up to $275k And to buy new just the home is up to $250k Plus there are more fees for financing and yearly taxes and insurance

Hi i have know idea how you popped up in my feed. But, i am very happy that you did. I have a question. My son was given some land by his father and my son and his wife at the time decided to buy a manufactured home. When they did this the finance company said the land had to be rolled into that even though it was already paid for. Is there away to get this refinanced without the property being calculated into this. Its just my opinion. But, it just doesn't seem right that the property should have even been in this deal. This is in Texas and i know new laws are coming into play. Him and his wife divorced and he is now having to buy her out from property. I would really like to see when redoing the his new financing under his name alone him getting just the home done not including the land that had previously already a free and clear title. Is this doable?

It's pretty clear from comments made here, that some LOVE the idea of manufactured homes, and some HATE the idea. I'd lay odds that those HATERS have never spend 30 minutes researching this industry, nor taken the time to visit a Dealer to see what these homes are actually like. It's very easy to be negative in today's environment, I get that. You can see it almost anywhere online. I for one, appreciate how you are trying to EDUCATE folks about this industry and really appreciate what your GUEST had to say. It's wise to get info from someone that has been in the business for several years...I think he said 30 years? Yes, he is a Dealer, and he makes $$ in this industry, but who would you rather hear from on this topic, a manufactured home dealer or a shoe salesman? Do you go to a car salesman for financial advice or to a financial advisor? Comon people, Kristina is trying to do this community an EDUCATIONAL service here. Thank you!!

I am trying to get my daughters out of paying rent, so we brought them down to where we bought a manufactured home about 3.5 years ago for cash. The double wide home we bought sells off the lot for double what we paid for it. That was with having one wall moved, another wall added, adding another outside door, taking off the V in front on the roof (That saved about $2K, but the rest was added cost), modifying the frig area to take a bigger frig, making most inside doors 36 inch, longer toilets (guys take note), large garden tub, more cabinets and put the hitch on the other end of the home, and our home was half the cost of the same model they sell today, and you can't get any of the modifications we got, except increasing the door size or maybe moving a door. The reason they don't do the modifications is they are back logged due to COVID-19. They have a lot more buyers than they have homes, and they are playing catch up. Now my taxes on the home itself go down each year (I hope the state doesn't catch on), because our state doesn't see the home itself as real property. The land under it goes up, so the taxes stay about the same from year to year. The housing market here is such that it is still a lot less to buy a manufactured home and put it on a property than buying a new stick built home.

Flipping drives up property values which eventually drives average people out of being able to afford a home. The whole idea of profiting off a house intended for living (survival) is actually quite gross, if you think about it. I've seen this happen to 3 cities, mine and the 2 cities next door. Also, that co-op thing is imperative! I've seen to many people get tossed out of their homes by developers who bought that them out.

I agree....friends don't let friends rent!!! Well said!!! Buy a lot, put a manufactured home on it. If it's done right, it's affordable and will appreciate in value over time. Dave Ramsey says lots of things that don't make sense and he obviously hasn't done is research...he was you to "invest" in one of his investments so HE CAN MAKE MONEY!

Mixed feelings....I did see some really cute ones in Fort Myers(Jamica Bay) late 2020 and almost got one $50K! the rent was about $900 though. We bought in law one around $6000, 20 yrs ago close by. On the other hand, my brother in law owns over 25 of these parks, he doesn't want me pay over $50K on a preowned one.

I live in a coop park. My home has been paid for, for years. Of course, there is lot rent. My home is OLD and in poor condition. Bad floors, bad windows, mouse and squirrel damage. I want out. But I want my own land this time. Doesn't need to be much land, especially if connected to town water and sewer. Connection to park water and sewer is the best reason for the lot rent.

This is what I needed, going to a 55+ co-op mobile home park tomorrow for an open house for unit 15+ year old on slab. I drove through today, well maintained. Need input, 1 empty lot back on market, was 15,000 6 months ago Dec 2021, now back on market June 2022 37,500. How to negotiate empty land? Please, I am serious. Same co-op community. Private owner, not community.

Tiny homes are expensive cute but expensive. A manufactured is way cheaper than tiny homes where I live. I think it has to do with your location which really isn't all that fair.

Dave Ramsey is great for the college student looking to get out of some credit card debt or looking to save some money to put down an a first home, but for people that have property, rentals, separate investments ect, he is very basic. I own multiple properties In NJ and NY which is not cheap, have many different investments and I am considering a manufactured home on one of my properties in NY State. There are many factors to consider before you decide if a manufactured is the right choice. I am looking to put a home on a piece of hunting property. The area is secluded with an average school rating. (Not concerned, my kids do not live there) a distance from shopping and convenience. I don't think the regular home costs are worth it as far as my returns several years down the road when my wife is looking to sell the property base on the location. Therefore, I think the less expensive manufactured home is the better choice. Everyone's situation is different, you do what is best for you! I will say if your looking at a manufactured home, make sure the floor joists are 16" OC as opposed to 24". This makes a big difference in stability.

My wife and I want to move down to Florida next fall and buy a manufactured home. This issue I have, is the lot rent. The park is beautiful but the rent is $800 a month and goes up every year. Over 10 years, that's $96,00 in rent! I need to find a nice park where I can buy the land. Does anyone know of any parks where you can buy the land, on the west coast of Florida? Preferably near St. Petersburg. Thank you.

Even with owning my land they were still trying to charge me 1200 a month for a single wide and they couldn’t give the final price on the home until it was set on my land. I was like no thanks. Of course they wanted me to choose their lending.

There are manufactured homes in mobile parks in CA where many are over 25+ years old and they are bigger and nicer inside than most rental homes/apts. Yes many with 2+ bedrooms do go for 300k but for CA it looks like a more viable option than buying a home.

I think most cities are banning mobile home parks now. If you drive through Texas most of them were already taken down. As another person mentioned you need to own the land for it to be profitable. My city near Dallas completely tore all of them down.

Until we start seeing a supply of homes going up we won’t see prices coming down for a while. Home builders are not getting building materials to build new homes due to the supply chain issues and we need about 5.2 million homes for the shortage of supply throughout the US. It’s a real mess. No bubble popping anytime soon.
