Youre exactly the right buyer for this house. It looks like someone built this with their own hands and they are old now. This place needed a young buyer who doesnt need too much space and who is willing and able to put some love into it. The original owners would hopefully be proud. I dont think this is a stupid buy for your circumstances.

Its exactly what i’ve always been looking for! Its honestly impressive to me to see the work of people working with what they had building the retaining walls and foundation supports out of rocks on the property. A ton of work has already gone into this house from them. I’ve thought the same thing. If i hadn’t bought this house it probably would have just continued to decline until it collapsed or got torn down

This house should be dozed. For another 50k in materials he can rebuild it himself and have a safe place to live. If your redoing the foundation just reframe the terrible upstairs.

Retired carpenter here living in a 100 year old house with a stone foundation which still holds the house up. Your place is fine with a few years of work and sweat. Buy a few of hydraulic jacks at Harbor Freight to level house up then add blocks and shoring underneath. Gut inside and tear porch off and start fresh and do it right. Watch for water run off down that hill in back. Check on that septic first because it is controlled by the Board of Health and they sure are demanding. Call a septic company first and see what they recommend.

There is visible water damage and the foundation wasn't made straight, which causes massive strain on the building itself. I don't really believe you were a carpenter, or at the very least a good one. Considering what you think is "good", I definitely wouldn't have ever hired you for sure.

Definitely not a mistake buying this house. I’ve lived in a house with a stone foundation and it was fine overall, just had to keep the water running away. There’s a lot of potential in this house and you could always lift and put a poured foundation and even expand the footprint. Just keep the water running away from it and you’ll be alright. ​@@marchingmoto Was just about to say. My house was built in 1915. It was gutted and remodeled 5 years ago. The whole home was jacked up and a new curtain was put in around the home, but some several of the piers throughout the crawlspace are still stone stacked sitting on brick laid pads. Those that could be replaced were with new block piers and concrete set post.

Hey there , you made a smart move and you know what your up against..my only suggestion would be to gut the place and start fresh , this way u can utilize the square footage properly. It's not that much more money than putting a band aid on what's there..I'm an architect but I focus on design and have bought many bad homes but finished it was worth the sweat equity . @@marchingmoto I have tons of ideas , it starts with an existing floor plan and where are the support beams , is this a place you plan to live in or sell it ? Also if u plan to sell it you shouldn't over design it , example u paid 100k let's say u put 50k into renovation, could you than sell it for 200k? U also have to look at the comps in the area and see how much renovated homes with similar square footage to see what their listed at and sold at . It's all about the numbers and profit.

@@ronlloyd3946 exactly right and what i’ve been thinking. When i first bought it my plan was to work on it and live in it for 1-2 years and sell for a profit. But i’ve recently been wondering if the smarter play would be to fix it up and hold onto it. So thats still up in the air. As far as a floorplan and the supports, i can make a video detailing all that. People seem to me more interested in this than i expected so I’m going to post as much as i can about it

@@marchingmoto If u can make a floorplan that would help with coming up with a new floorplan and layout as dead spaces sometimes do help and gain more sq footage, it really boils down to budget, for example tiles , finding a cheap lot of tiles in a neutral color but change the pattern to give it more interest, you can get the designer look and work with a tight budget, same goes with flooring , bathrooms kitchens , in your case u don't need a huge kitchen cause your size of house doesn't warrant it. Alot of times moving a window can change so much or a door opening etc. Btw where is this house located ? I'm in Montreal Quebec Canada

Also purchased a mobile home in around December last year. 1200sqf and also 2 acres for $48k. Had to replace all the flooring which was around $2k and also a bit of the sub flooring, a bit of the sub floor, had to completely redo all of the kitchen, and don’t get me started on drywall lol. But my monthly mortgage is literally less than half of what my rent was before. For all the repairs we needed done for the house we also took out an additional $15k.

@Thar-po 48k for a mobile and 2 acres is amazing! I'm gutting the mobile home entirely in the inside and getting rid of all the rotted wood first, my kitchen floor had a giant rotted hole by the sink and there's a couple more rot areas around but yeah dry wall has been fun for sure, it's gonna be one hell of a project but will be worth it in the end

I bought a house in SW MO in 2018 for $36,000 (been told it would sell for $80,000 now🤯) It was built in 1940 with an addition put on in aprox 1960. The main part of the home has a stacked rock foundation just like yours does, even the floor supports are stacked rocks. It has settling problems as well, the added carport, that poor slope on the addition that collects leaves like crazy and at least the roof on the addition needs completly replaced. The only difference is my house has stone on the outside instead of siding. I went through a 60lb bag of mortor filling cracks/holes and not even close to being done. Here is the kicker this house still has the original knob and tube wiring in the main part of the home! It has been inspected and deemed safe (as safe as it can be) but I can't insulate this home without having it rewired. I figured at the time I would have to put as much into it as I paid for it but with inflation there is going to be some things we will do ourself rather than hiring it out in order to pull that off. To be honest if you had to drop as much into the home as you paid for it you would not be taking a loss and the property values there will only continue to increase. They are estimating the population in NWA to nearly double to 1 million people by 2050. You made a good investment considering the market you had to buy in and no doubt the day will come when that place is worth way more than you spent on it. Also if you are eligible don't forget about a first time home buyers credit on your taxes.

This is a very interesting and helpful comment! I know the ozarks the natural rocks are used for all kinds of things. Several local people haven’t been surprised at all by the stacked rock foundation, and neither was I. I’ve seen this kind of stuff all my life. And the house has stood this way for at least 50 years!

No, Dalton, you didn't ruin your life buying this property. In 2024, almost an acre of ground with a structure, the price was not out of line and probably less than other parts of the US. By hiring a structural engineer/architect speaks volumes about you, going forward with due diligence about the house and what you would be taking on. I don't think you need anyone's advice or judgement. Combing a comment from your "survey" video, I like the idea of building a shop with simple living quarters on the upper area with a place to live while renovating the house. A guy like you will always want and need a work shop / garage. You might look into an old post and beam / timber frame barn that has been disassembled or ready to be taken down for re-assembly. The possibilities for interior space configuration / design are endless and you would have a special structure instead of a pole building. I moved a pre-1840 bank barn to my farm and configured a small apartment in it where I lived for a couple of years while restoring the original 196 year old house. Sorry for getting carried away and rambling on. PS: I liked seeing the cistern or hand dug well you shared in the video, I think this property may be older than you think.

You’re young and capable so it’ll be a nice sweat Equity project. When I was 12 my Step father and I put a cement foundation under the house. The next summer we took the roof off and expanded the living room to 24 by 24 feet then put a new roof on. It was a good learning experience.

Wow you’ve got your work cut out for you. Curious to see what direction you go. I too was wondering if it would be cheaper in the long run to just tear it down, work on a solid foundation and then start over. Perhaps come up with a cool design that fits your needs/lifestyle.

I just finished renovating a 124 year old house on my channel. It was in horrible condition when I bought it too. But like you said if you know what you are doing and have the time and money to put into it, it can be a great house once it’s done. My house looks amazing now and people that saw it before can’t believe it’s the same house. I look forward to seeing your progress 👍

I’m a 35+ years experienced contractor and your buy is fine based on your abilities and skill sets. I would gut the place entirely and once everything was out of it and stripped to the studs, then I would focus on the foundation. You could Jack the house and either lay block or pour a real foundation and of course properly support the structure however that may not be a viable option based on the integrity of the actual structure. So you may just have to dig footings, pour pads and set piers to support internal weight and then shore up the exterior foundation walls. Once that is done the rest of the house will be a piece of cake for you. Blow off that low standing roof and reframe to an 8 foot interior wall height so you have proper bathroom and room clearances and make it nice inside. Your ideas for the exterior and retaining walls is fine. Good luck and look forward to seeing your decisions and outcomes!!!

I am not a contractor, but I would fix the foundation before gutting the interior. Foundation, roof, utilities, and then gut to remodel.

The same thing happened to me 8 years ago. Bought off an old lady who had a DIY disaster from her late husband, nothing is straight, everything had to be renovated. It is mostly all done now and the property and house is worth over 600k now. Just fix it bit by bit and you will make money. Worst house on a good street is where you make the money.

I bought a 100k house in 2019, and I am NOT a contractor. It's still been a good thing. It's in rough shape, but gets better every day. The roof and the HVAC are what were really expensive, but it's so much nicer inside, bills are cheaper, basement is dryer, and I know I don't have to worry about it for 20+ years now.

You got this , if it been holding up this long , the bones are good, I also have a house that sets on pillers , it's easy fix jack it up , don't know where your home sted is at , I'm in calif , no way , no where not that condition for that price. Find you some duplex , live in one rent the other . If I hadn't forced my kid in to real estate, that would be my advice to any young person trying to get started, better than a house and renting rooms. Good luck! Houses are bought and sold everyday. Do not apologize to anyone for having vision. I have no doubt you will make it beautiful. I personlly like a challenge. I bought a fixer upper, 8 years ago. Still working on it. It takes time as money doesn't grow on trees but slowly and surely the vision comes to life.

Just discovered you, and saw this video. I have no idea how much money you have, or how much money you want to put into this. Personally, I would say take all the appliances and everything you need from the house out of it, and demolish it. Take out the septic system, expand the floor plan, make it a two-story, install the new septic system. A lot of it you can probably do yourself, and help with your friends that you mentioned.

I have a similar problem. (In Oklahoma) there is square cellar area and then the whole perimeter of the house has settled, except for that square. 😢 I’m looking forward to see what you are going to do with it!

I enjoyed your video a lot I just watched the first one you made and now the newest one. I prefer to watch them on my TV screen RU-vid though because then I can see better everything that you’re speaking about. It’s going to be fun to watch you fix things and I have a feeling that this house is in our historical area with all those beautiful rocks that are used in the foundation I hope you find someway to integrate that into the remodel.

Just found your channel today. I’ve worked on other people’s projects for 40 years. 28 months ago I bought my first project house. I paid $91,000 for it and have spent 2 years and another $90,000 on it. It’s worth $300,000 now. Have fun, enjoy the journey and do it your way. I have helical screw piles holding up my house, they are a lot cheaper now than they used to be, and they screw them in with a bobcat, maybe your engineer could utilize those,and maybe put some nice trees on the side of your property to hold up the soil and it will block out those storage garages.

As someone who used to work for a foundation company I'd probably start with that before dumping any more money into it especially if you plan on gutting the interior to redo it you will run into a lot of problems. That house can definitely be saved ive seen far worse.

You didn't ruin your life. I like you. You have a lot of work to do. You can complete the task of getting the house more safe and straightened up. Looks like you are in the country but close to everything. Pretty piece of property. I bet in 10 years it will be worth more than $200,000 after having all the renovations done. You sure are a hard worker.

As one retired custom home and land developer to a young contractor. Where's the pay off going to come from your house Sq. Ft. Desighn layout there nothing there to save buddy . U should be looking a zoning can the property be split for multiple homes , then one pays for the other . For the money and labor needed your gonna be putting lipstick 💄 on a pig . Knock it down take 5 yrs to develop the land build a nice new modern home . Buy a trailer . See if u can subdived . I still have the first home I bought in 1976 it's a duplex. I lived in one unit rented the other made my mortgage payments , I owe 0 putting on the market later this year worth a million plus . Think of the long game youngster . No matter what u do that's always gonna be a shack why cause is was a shack to start off with. Be smart and good luck

You literally took the words out of my mouth. I was about to give him the same advice. If it were me, I’d just grind and save money for a few years, knock it down and build it back up. The foundation issues are the biggest thing. Without a good foundation, you’re pissing in the wind trying to do anything elseb

May I ask what you mean by “pay off” exactly? I’ve heard you want to build to local market $ per square foot. With an acre of land he could build out to average square footage-if 2X current he could effectively double the value of the home with minimal incremental costs. Or subdivide the lot and do another standalone? Yes? Thx

@@acadiadrive8687 What I meant using the pay off phrase was , what are you getting in return for the money and labor your going to invest into what a basic house that doesn't even have a real foundation stacked stone is not a real foundation that why the floors are so warped porch is leaning ect. I'm gonna stop picking on the kid here but like you stated to if his property can be sub divided would entail a whole nother set of hurdles to maney to list. Bottom line that little 1948 shack isn't worth it

Do you think it may be easier to make the parking, turn around area towards the left over where the tree's are & where the driveway comes up instead of right near the house ?

I do think that would be easier and that was my original plan. However, i discovered thats where all the utilities are buried. So i cant do much digging over there. So i changed to the driveway expansion instead. Definitely not ideal but gotta work with what i’ve got

Just found your channel! I am way older than you and a finish contractor ( carpenter) and if I lived there I would hv bought it! Yea yea it’s work! But I think once you resolve some of those sloping issues , then put some jacks under it and replace your “ Rocks” following the engineer’s plans you have increased your property value ! Then correct the house itself ? Actually there is where some serious thinking comes in ! Looks like fun!

Your young and strong so I think with your experience you can manage this project quite well. Will you be tearing down the addition and rebuilding it? You could make it the same height as the house and put on apeaked roof line.

I’ve been considering! When i pulled my building permit i told them that was my plan, just so i was covered. But i’m not sure at this point if its worth the cost and effort

I purchased a home in the Pa mountains with a stacked stone foundation. It also had settling issues. The underside had a 6' height but tapered to nothing. I had a company come in and they set I-beams under the house and used a hydraulic jack system to lift & level the home in 3 sections. Another company came in and dug footers and installed a block foundation. They also put 24" bases in for concrete block piers. When they were done the home was within 1/4" level. When they started lifting, the house creaked like crazy. After all was done there was quite a few drywall cracks. We took care of all that. I had about $17,000 dollar into the repair. Sounds cheap, but remember the highest point was 6'. The sellers had to put $10,000 in escrow at closing towards the repair estimate so it cost us $7,000.

I just subscribed so I can watch your progress. I think I'd start by building retaining walls to stabilize the ground. Then I'd jack up the house, pour a slab underneath, and drop it back down. It'll be interesting to see what the engineer recommends. And don't let the nay-sayers get you down. EVERY house requires an investment, either in cash, sweat equity, or both. I once bought a brand new house that had improperly installed plumbing, the two A/C units wired to the wrong thermostats, and more. And then, a couple of months later, the roof was destroyed by hail.

Maybe it was code at the time. But in 2021 ansi health and safety code changed to requiring 50% of a room with a slanted calling to be over 7 foot tall. So it definitely does not meet the standards today haha

Stacked stone foundations are actually very common. I grew up in a 100+ year old house with a basement made out of stacked stone with no mortar. It was also on a big hill and in the spring when the snow melted water would rush through part of the basement wall like a waterfall, but the house was solid and in great shape.

Rock foundation is good. You can do some pointing. I would use a lime mortar.

Hey, buying property especially when young is a big move and scary. Land is always a safe investment. Now that you have the "Bonus" field, I think its a perfect place for a barndo ( shop/house) combo for yourself and slowly fix the little house , maybe as a rental .Lots of people have buyers remorse but it will all work out. Congrats! you're a land owner.

Would definitely be curious about the cost breakdown after you finish everything. My stepdad bought a house like that which had a new foundation poured underneath, the house was still crooked. Even if you throw $30k at it $130k for a house, that's not a manufactured home, with a decent yard is a good deal.

I'm not an engineer, but I'm not sure the new foundation will solve the issue. Basically because the terrain is very sloped, the water level is very high as you showed in the well, and the drive through, that has no weight on it, also sloped. I think the whole terrain is just sliding downhill, and not sinking in. You can also see that on the porch peer in 3:01. With all that said, I think it is a very nice house. I love the location, and for the sliding I would maintain a ton of vegetation to help grab the dirt, If you can make drains uphill from the house to divert the water so it does not go below the house. And then just monitor if the settlement is getting worse.

your a fellow Arkansan I'm 60 and been all over our great state and got to say your in some of the prettest part of our state. omg the new highway is the best thing our state have done cuts a lot of driving out for us also we have golfers that messed our rock retaining wall up we also replaced it with railroad ties. you did get a good deal on your house you will have it ready in no time.

I bought a 'problem house' a couple years ago because I knew I could make it right and I've enjoyed every minute of the work. There is nothing as satisfying as being your own boss on your own job. Just found you and subbed why well it’s always a interesting trip ,my husband had done this sort ofwork ,,Buying a house that needed work and we did additions to it it was a great adventure so I’m glad youare sharing yours with ,,I thing it was a awesome deal yes the house looks to be built in the 40 when they used rocks foundations hears a idea measure the boards the floor joist it the measure actually 2x8 then it’s a older home so in 1964 the cut back 2x4 down to 2 1/2/t x31/2 the board of today are smaller ,,,so if you have wall stud that mushers 2x4 and 2x8 measure that it’s befor 1964 on the older part the newer ones m measurement theory is😅won’t measure as a 2X8 but the wood is so much better of older boards ithey more solid the wood grain is closer togather. And there for s much stronger than todays wood you buy ,,, it’s a awesome deal and I can tell you are thinking on how to improve things thanks for taking us along ,,,,

That well looks active, you can utilize that by installing a hand pump, great plus there. As far as the foundation, hope you checked for termite damage before purchase and the {Dry} wall foundation perfect to work with because you can add and remove what is needed to level your place up. Looks dry down there too which is great also. Let me give you a tip, don't start to many projects at once, work on one to get it complete.

I love seeing older houses get remodeled or renovated. Right now I’m looking into possibly buying a recently renovated 120+ year old house for 200K. I think the reason why it’s so low is because most people would rather have a newly built house over a much older one. And so this one had probably gotten a lot of passes a result. Which of course works more toward my favor. Keep up the good work by the way, I know it will pay off!

Foundation repair is the most expensive home repair from what I understand. The house may be "totalled" / cost more to repair than it is worth. I recommend you just enjoy living in the house as is, and when it eventually fails, accept the down payment is lost and either (1) give the keys to the bank and strategically default or (2) pay off the loan, and buy a different house. Those options may be cheaper than attempting to fix up this house. At least sit down and do some math to consider that option

Good investment on your part! The rock isn’t going anywhere and you have a plan. It can only increase in value with a little work! I am retired from this business and will be interested in seeing what you do to the house. Question? Is there financing available for homes like this that can’t pass inspection required by traditional mortgage lenders? Not trying to get into your business whether you paid cash pr not for this property, but genuinely want to know if there are financing options for fixer uppers.

You got this your young and seem to understand everything has a process. Take the time to do each step right. I was a union carpenter for many years and can do anything it takes to build a house. There are many old houses built on rock walls. Working from the outside, it will not be as hard as it seems. My house is well over 100 years and I bought it about the years ago. I rather have work to do to make it right, then spend all my money for someone else to do it and have a payment and high taxes.

You might consider going in with mortar in between the stones in the foundation beam. Homes have been built on stacked stone foundations and kept standing for centuries that way so id imagine as long as you maintain the mortar on the outside & get those puppies pretty well cemented in on the inside, you should be fine, plus the old school stone outside could eventually be a nice historic touch once you get the place cleaned up. Just a thought. You can tell people it has the same type of foundation as cathedrals and castles and then change the subject before they start asking too many questions.

The dirt is really high on your foundation on that one side of the house. Dig that asap. My house had it the same for decades and it rotted the sill plate like crazy. Even if it doesn’t look rotted from the basement/crawlspace. Mine didn’t look like it either from that side. Definitely check it asap

I bought a house just under 100k like this only it was on cinder blocks. I jacked it up and poured footers and foundation. Then redid roof windows and siding. Just now redoing the inside. It's an awesome house now and because we bought less then an hour away from the city the market has grown towards us and it is a desirable location. Best real estate decision I ever made in hindsight. But when I started the work I had so much to learn I thought I made a mistake and second guessed myself. Best thing I did was start reaching out to friends in construction that helped me do things right. Cheers

If you removed the added on parts, like the front porch, you could remove the drag. Yeah, 100k was too much for as the property stands but what did you learn from this experience? What would you recommend to others before they buy? My grandparent's home is on stacked rocks but they have started sinking after 100 years. Would it be better to go upwards rather than outwards for the remodel?
