A suggestion; before you fell that Maple, try working around it. Trim up the lower branches to whatever height you need to get your truck to pass. If that works, good, you saved a nice tree.
@@heliumhubcryptocollective9337 Yeppers. Who needs trees when there's money on the line? Oh hail the Almighty DOLLAR!!! 🤣 Joking aside, it's his property. He can do what he wants with it but when it comes down to chopping down trees, it's always best practice to think long and hard about it.
That tree & any others could possibly be replanted on that lower level next to the storage place where you wanted privacy. Also, I know lots of people try to tell it's your "starter" home. BS, homes are too hard to come by anymore! You're lucky to be able to own anything now a days. We're all about to be priced out of America! Buy what you can take your time & build up for your future! You are so much smarter than others your age!
Exactly! If the lot was not disclosed what else was not disclosed? What I have seen another youtuber go through has been terrible. He has had to tear down several buildings on his new property. Start with Zoning and the County.
Here in Ontario Canada it costs you more for a permit than it does the building And I'm not joking. I added 1 Bay on my gradge $14000 for the permit $10000 for the material so like I said more for the permit than the actual building costs.
I too would put up a steel building workshop. Outbuildings are damm handy. If I could, I'd park a used RV or camper inside and live in that while renovating the house. Finally, NO mini campground in the field -- you won't like their mess or noise! Best wishes on your new homestead
My opinion, which I realize doesn't mean much, but speaking from experience, this is your starter home. Time to tweek your long term plans. I always look at property with RESALE as the most important factor. that said, you have a cute, picturesque appealingly private spot with a smaller cottage style home. Fixed up, very easy to sell. As for making it your dream house, not so much. Like me, a shop with convenient yard space would fit way better, but save that for the next one. I'd dial down the personalization ideas and concentrate on giving the place a solid foundation first. Improve to match the market. Remodel as needed but don't try to make it an expensive show place. Good solid middle of the road housing is always in high demand. Double or better your money and save the big shop for next time and flatter property. No matter how you build a shop the lay of the land is awkward. And by all means, live there while remodeling. Why pay for two places to hang your hat.
Yep, Liv and Learn, you fell for the oldest scam in the book ...The House Scam, Taxes Out Thee WAZOO for the rest of your life ...+30 year till death in debt mortgage to slave yourself out for Life Scam ...when you could of just purchased RAW UNRESTRICTED VACANT LAND, with No Home on the LAND. ...Then, you can Just Pay The LAND taxes on it ONLY yearly, and build a BARNDOMINIUM, or a TINY HOUSE 800 Square Feet or UNDER, or Shed To House under 800 sq ft, or CABIN 800 sq ft or Under. ...live and learn ...for $100K You could of purchased A SHEET LOAD OF LAND Far out away from the BURBS and City, from a Farmer or person who owns Multiple large Swaths of PARCELS of LAND out where there is Gravel & Dirt roads, and if ur looking at RAW LAND and there ain't Gravel And Dirt Roads where you're looking, YOU AINT OUT FAR ENOUGH OUT. ...Oh Well, try again, Lol, guess you can just rent this place out after you build a shop Barndo and have some good PASSIVE income eventually and let it pay itself off...$25K to $50K CASH will get you a BIG piece of LAND out far away from the nonsense and rules and b.s. of city & suburb crap ...then you can stay DEBT free also and pay off the LAND in less than a Year, and then build a decent size BARNDO or cabin or tiny house under 800square feet ...Simple Stuff really ...Don't Fall For The Scams. Suggest you introduce yourself to your neighbor above you. Let them know you have had your property surveyed. Advise them of what you learned and confirm that they understand the boundry lines before you make any changes to that area of your property. This will resolve issues that may come up if you start building up there. Keeping your neighbors happy is half of making your time at that location a good one. I am excited for you. Get yourself a garden tractor that doubles as a lawn mower. Do not get a lawn mower that will not double as a garden tractor. Good luck with your new home. Remember, a happy wife means a happy life.
Make sure your water line is not being used by the neighbors. Had that happen and they had tied into my electric. I shut both off and they were mad because it was what they using to run their shop in the back
From Steve in MD--This looks like quite the score!!! If it were me, I would put a new house up in the flat zone, tear the old one down eliminating all of it's problems you have discovered and not yet discovered. Then, later on, you could always construct a shop in the area where the existing house now sits. My first home was on a similar hillside property and I had a two piece modular house custom built and delivered to the site and it was about one third of the comparable stick built home price wise. I had a complete basement with an integral garage constructed, well drilled, septic and electric lines ran all while the house was custom built to my exact specs in the factory under climate controlled conditions. House came several months later and the two parts were joined and interior/ exterior finishing were completed. Two months later, it was impossible to tell my house wasn't built on site and I was living in it! That seems like the best bang for the buck and you can develop the property to suit your individual wants and needs in time. Why waste all of your time, money and energy on trying to bring the old house up to modern living??? That upper flat would be a beautiful view for a home and create privacy and work/ storage area for your shop below. Just a thought, you may not have considered. With that being said, just think of how much more the entire property would be worth. I'd think that would put your value up several hundred thousand dollars in the long run. I too, struggled with where to locate my house on the lot I had, so I would go to my property and observe the views different times of the day and when I saw how different the view would be from the top ridge, as opposed to the lower area--I was sold and the house up on the ridge turned out great!!!
@@marchingmoto--You are certainly welcome! I was your age when I did my first house, and it was not my forever home, as I have "upgraded" twice since then. I was able to get my land appraised and using that collateral was able to get a loan to cover most of the costs. Ending up selling the place and I tripled my investment. I was single and making about $20k per year and got the loan for 9% back in 1984, which really made everything possible. Looking back, I am so glad I took that plunge at such a young age. It was scary at the time, but I moved out from my parent's home, and it was so very rewarding! I had no furnishings, but I had a 3 BR/2 Full bath house of my very own. Moved in with a bedroom suite and a portable color TV, but I gradually got the house filled as money allowed and time moved on.
Sounds perfect imo. It's now what I'd recommend. In UK it's a fact, that tearing down and rebuilding is cheaper than trying to work around the problems of the old existing building.
I discovered you Chanel a couple of days ago and now I can’t stop thinking about what you will do to the house, there is so many possibilities and even more so now you have the extra land. Good luck with the renovation and keep the videos coming I love watching them.
Such a cool find! Sometimes taking the risk pays off in the end. Just be careful how much information you share. Like referencing the adjacent buildings/business and showing the survey map gives away quite a bit of geolocation information. The channel is growing fast and there are a lot of crazies out there! Keep up the good work and stay safe!
@@coloradobrad6779idk i mean i thought i understood the property lines on my current place and my neighbor informed me that i was off by about 50 feet in my direction. I thought he had a beautiful flower bed in the front yard near his driveway. Apparently it’s mine.
Congratulations on the amazing find! Because the utilities are higher on the hill, I would build a small house on the upper field (move part of the current house???), tear down the current house, and use that space for parking. Then I would build onto the upper house as funds and time allow. You have more options available with the property now. Best of luck with whatever you decide.
You rarely lose with real estate, it's just a matter of holding it long enough and the appreciation will be there. Also, the timing of buying and selling once you've added value to it.
Cut the driveway into the other plot as planned , because you need the parking & room to turn around & parking space for your other trucks , but then leave it at that ,then i feel just concentrate on getting the house renovated , you can totally still stay there whilst doing the reno , leave the plans on the back burner for the new discovered piece of land for now as you,ve got so many ideas floating around you may lose focus , & get to over whelmed & over commited , your already winning ,slow & steady wins the race , finsh the house first 😊 Lisa NewZealand.
Building a shop with living quarters would be good. You would live on the property while working on the house which would be convenient and you could rent out the house or living quarters when finished.
I would clean up the hill top and make a driveway. Build a house or put a trailer house on the hill. Then I would tear down the original house and build a shop in its place.
@@samfrancisco8095 Older building, doesn't look like it's in the greatest shape just from the views he showed. He could put in a smaller pole barn in the same area and have a great shop with plenty of overhead space for storage/apartment space.
I like the shop idea with living space and a spot for a garden or raised beds . You will always need a shop ,and depending on your current living situation, that’s a win win
I was going to say the same thing. God just gave you the perfect spot for a garden! Who knows how long food will be available and prices keep going up. Get some chickens, too, if you can. Good luck and enjoy your new property!
That definitely makes your property a better buy! As you said, it was a huge surprise! Another cool video, and I see your channel is growing at an awesome rate! Congratulations! Rick From Virginia
Make sure your neighbor(s) know/agree that field is your property. I agree with below to wait for a better & flatter property to build the nice shop. Good video, thanks.
I’m so glad for you that you have that extra land. There is so much wrong with the existing house that it might benefit you to build a new house and tear down the old one. I know some people here in Iowa that have built Morton buildings and have one side for living and the other for a shop. Just another idea for you to think about. I have also subscribed. Can’t wait to see your progress.
Thanks for the subscription! Before i bought the house when i was still looking into land purchases my plan was a shop house while i built a permanent home. So I’ve already looked into that idea
Careful with the “good ideas” , they are often expensive. Don’t get yourself into debt… take your take, pay in full as you go. Rome wasn’t built in a day…..
For sure call before you dig! I found that out the hard way. Protips: Find out if anything was ever in the field. Old plumbing or septic tank spots can be a real pain. Pay attention to the way the water runs on the property when it rains. Could also be why the field has nothing on it. Don't plant yucca close to your house! The roots go 30 feet on average. Really messed with plumbing. I would take a metal detector around. Never know what you will find. I have almost 2 acres and I found out there used to be FOUR buildings there and my driveway used to be a street! My word... I would reuse the fence if you are able. I repurposed mine to lay out my driveway. 🙂
So many good suggestions here. I'd like to add that you should plant some fruit trees along the perimeter. Future food for you a great addition to the property for resale value. Whatever you decide, best of luck to you!
Some interesting comments here. Best to talk to the municipality and see what you can and can't do. Don't be afraid to get a variance if need be. Good luck!
Be sure and check with your county/city zoning, codes and regulations. You don’t want to start anything without knowing the sometimes quirky city requirements.
Yay for you!!! Such good news!! So happy for you!! Hope the good news keeps coming for you! Looks like you have tons of people rooting for you!! I wish you continued success!!! Sending good vibes from Ohio!❤🎉😊
I would clean up the old house a little bit. Make it look nice around it and then I would put it. She'll survey your property and split the upper part off from the house and then sell the house and pay for your loan. Go on the upper part. Build house or po barn with shop. You could pay not not ovary much on that property once you've sold the lower one. Sorry for some of the misspelling.
Home garden, steel garage and shed, workshop, native plant area, bird sanctuary, archery range, christmas tree farm, chicken coop, honeybee hives, , apple trees....your 100k investment just got a lot better brothercongratulations
I would put a tiny home on the empty lot. Live in that while renovating your house. Later sell the tiny house and then build your workshop. I admire you so much young man. I never could have done what you are doing at your age.
Wow, good score. I think building a new house or manufactured house on the flat field. Repair, renovate the house and rent it. Oh, and build your shop/garage there on the flat area. Doing all that you can do water mitigation. And also remember, this doesn't have to be your forever place. But fixing up the house is quicker and you could rent it and use that income to help with building the other stuff. Hope that sparks some ideas.
So very happy for you. I like your friends idea. Workshop garage and living up there. Prefabricated new home for you. Renovate the other one later and rent out? Should shut up the naysayers👏👏👏👏👏👏👏👏
Be cautious about how water flows across your land. In most states you could have problems if water flow changes because of any grading or elevation changes. Talk with your new neighbors to see what the flows are and where problem areas are located. Time spent now is money saved later.
I can see a shop/pole barn going there but to me that looks like a great spot for a garden, too. It's big enough that you could use a garden tractor to cultivate between the rows and space them at 36" or more. If you do home canning and preservation you could feed your family from that plot! With the price of groceries in the store it's at least worth thinking about. With that hill you could also make a root cellar/storm shelter dug into the embankment.
As far as renting out space for RVs or building another home you would really need to check into city/county ordinances first. Sometimes you can park an RV but you can't live in it or to live in it they may require elec/water/sewer on the lot. They may also require the lot to be divided to build another house. If either is permissible though it would allow you to make money off of that land which is good. Otherwise a nice shop, parking area and driveway could make this home more suitable for you to stay there long term and further increase the properties value.
Makes me wonder why the one who built the house didn't build the house on the flat area in the first place..lol.. thats definitely a nice surprise, your idea sounds good, it sucks to cut that tree down but you can always plant another one..
That looks like good land for farming. You can create a perrenial garden, just plant once it comes back year after year and you can have plants to sell, give away or trade. Here are just a few things I'm growing: : Blue yellow iris, Solomon's Seal, baby blue Japanese anemones, spearmint, strawberry, raspberry, grape, St. John's wort, columbine, lemon balm, honesty or "money" plants, evening primrose, crocosmias, hollies, bush type lavender, oregano, sage, leeks, garlic, hazel nut trees, figs, cherries, and did have arugula self-seeding.
Wow~ Awesome property...You're lucky you're young to maintain it...Those bushes and trees and lawn require a lot of time and attention! A heavy 3/4 Acre!...It's awesome That the house was located sort of to rear...Good luck with it young man; she's a keeper!
You could cultivate that field and get fresh, uncontaminated food. The well could prove invaluable too! Mark Twain said “Buy land! They’re not making any more of it.”
Congratulations! You bought the unicorn lot, your property is BIGGER than you thought! Flag those utilities more permanently, you will benefit on the resale. You dodged two major bullets, 1. no property survey, and 2. digging without calling. Your buddies suggestion of a shop with living quarters is a good idea - a large prefab garage to start maybe, then add living quarters. I don't know how tall your vehicles are (Peterbilt? Boats on trailers?) so keep that in mind too.
Professional Surveyor here. Lucky, and dumb. Get the damn survey, it cost so little in comparison to what you are spending and it can make or break your decision
Going to the left of the Maple Tree will avoid making a small sliver of unusable corner property on the back left corner. But going to the right of the maple will make it an easier turn for long trailers, rigs, etc.
Please save the maple!! Also can you connect a wood deck to the back of your house that that opens up to this new area? You can have an indoor /outdoor set up there that could be beautiful!
I AGREE with @pepesdad1 ! Tear that old house down and put you a double wide or something up on that hill and use where the old house was as your turn around driveway!
I'd build a shop with a good size living quarters in it. Remodel the house and rent it out. The rental income could possibly pay your entire mortgage plus the payment on the shop building loan, depending on the rental rates in your area. If there's still room for a couple of rv spots, those can rent up to 100 a night once again, depending on the going rates in your area. Also migrant workers will often come and rent for several months at a time. Bounce these ideas off the wall and see what sticks. Good luck with whatever you decide to do. Life's an adventure. You just have to enjoy the ride!
It’s gonna be great. Remove trees as needed, then start planting all sorts of stuff! The sooner you plant ornamentals the sooner they will mature and beautify the property therefore making it worth more!
Happy to see you're getting so many views! I somehow found you just after your 1st video and subscribed (like 12th or something.) How fortunate your property includes the field above, wow! I came here to say: Please save that beautiful maple if there's any way you can run your driveway alongside it. It's beautiful. Thanks!
Wow its great to hear from an original viewer! Yes i cannot comprehend the rate of growth it is truly unbelievable. Thanks so much for your support! I do everything i can to save the trees!
First thing I did with my place was to go to each survey pin and come just on my side and using 4 “ pvc pipe filled with dry bag concrete erected me some property boundary monuments that are mostly permanent . After a short time they’ll harden. Put a cap on them to help prevent freeze thaw damage. Grey telecommunications pvc hides nicely if you can find it in that size. The only purpose is to give you a visual clue for future reference as to where what should be 3/4” rebar pins, are located. Make sure the surveyor registered the plat with the county you’re in. A survey means nothing if it’s not registered. Your copy should be stamped.
What a delightful surprise!! Soo happy about your nee founded territory! Agree with others to take your time on making a decisions, do your research first, like you did with surveying, call before digging, etc. Chat with your neighbor about the land, you’ll find out lots! Try your best not to cut down maple tree, it looks healthy and will keep your area nice shady and driveway private. Best of luck on your next steps. So happy for you!! 🎉
If you have interest in growing your own food, that clearing looks to get some great sun. Looks like you have room for a nice work shop, and maybe a hoop house for some crops, congrats man! Lucky purchase!
Get your surveyor heighbour to give you some driveway options, incline wise since you already have a steepish driveway..Your friend nailed it about a live in w/shop while renovating the main house.
Yeah I bought a piece of property and it had stakes in the corners but ended up when I got a surveyor out here to Mark the line so that I didn't screw it up and not run a straight fence line that those stakes were not accurate, and that my fence line is like 30 more foot past where I thought it was on one side and like 25 or 30 ft on the other. To hear him talk so what I have to do now is go get a pin survey, since there aren't any official corner pins. I have to get an official corner pin set on all five of my corners. But at the end of the day when I do finally run my fence it's going to be a perfect fence line it's not going to be something I have to move later
Diversify with a shop/apartment, a couple of tiny houses and hookups for campers and motor homes. Some are less expensive and can be put in sooner to help fund the later stages. 😎
🎉🎉🎉 WOW 😮. You really lucked out! Congratulations 🍾🎉🎈 But I recommend that NO ONE ever buy a house without knowing the Property lines. Blessings,Carlos ✝️🙏❤️😊🇺🇸
As a gardener I would do the driveway as you stated then I would put a big garden with a few chickens. deep raise garden beds so you will NOT have to dig (2-3 feet) with good landscape fabric. Privacy trees such as Arborvitae, Lombardy or Thuj Green to hide the storage area. can sale veggies and eggs on the weekend or at work.
The driveway extension, turnaround, and parking space seems very needed. Beyond that, I think the lower space would be the next place to upgrade for privacy. If you don’t want a huge garden, the lower space looked like it had enough room for an herb garden and a small garden, maybe some flowers. You could add blackberries/raspberries to the top space as a low cost, low maintenance use of the area. It seems like you have plenty of needs, so I would gain as much functional use of the land that you didn’t know you owned for as little effort as possible. Also, you should be conspicuous in using the extra land so that other neighbors (if you have any other than the surveyor) have a chance to dispute the survey before you make any major plans. At the very least, you should keep the land mowed/cared for.
I think your friend's suggestion is perfect. Shop w living quarters to ease off pressure to fix house. Shop in general kuz it suits your interests and your job. Course you can garden all around if you want to.
Hi, Great purchase, building a shop with a place to live above it is an amazing idea. Fix the house at your pace so you can keep your debt to a minimum. Don't rush, as you get revenue , get supplies and take your time. You got this 👍🏻
I don’t really have any advice, for whatever reason You Tube put your channel in my stream and I just thought I would comment to help your channel. I’m invested now lol! Excited to follow along wherever the journey takes you 😊
What a nice surprise to find that open field! Make sure you record the survey you had performed with your county recorder and congrats on your purchase. Oh, yes, I agree with other suggestions about trying to save the Maple tree; it takes a very long time to grow a tree that tall and you might be sorry later not only from an aesthetic view, but because of the shade it can offer during the hot months. I think building a shop to live in so you can take your time renovating the house is an excellent idea.
You really lucked out on this purchase!! I'm a retired Real Estate Agent and I have never closed a house without having the seller or rep locate the property corners so my buyers know what they are buying...It looks like you are on around a half acre? Maybe more? Have no idea what you paid, but finding out that you have all of that useable land is fantastic! I would be thinking about a water feature to drown out the road noise. My goodness, it's quiet where the storage is! You know a home will not go in there! Happy for you!!
I don’t know about your property taxes but here in NY you’re taxed for a shed , air conditioner, pool , wrap around porch on house . So just be careful what you do doesn’t up your taxes .
Can you get a drive in on an easement on the right side of the flat property on top? There looks to be houses and a road to the East? Not sure on the directions.
I bought my first house and stayed put. I have one of the best and the most efficient houses in the neighborhood. im retired with no house payment and nothing to do, but enjoy life. My property is big enough to park my rv that we travel in all the time with no house payment. There is lots of money going into my bank account.
If your county is typical the assessor's office has aerials of your property, the entire county for that matter, and their computer software will overlay your property lines on the map so you can see exactly what you own. It's also more accurate than original the survey markers that was done with chains 100 plus years ago. I used to work for the county and some of those original survey markers are off by 100's of yards. We had a neighborhood of 200 plus houses that two cities were fighting over because the original survey was off by over 500 feet. The cities were fighting over it because the new property lines determined which city got the property taxes. The court decided just to leave the property lines as they had been and had the titles updated with the new more accurate coordinates. Good luck. Property lines disputes are never fun.
Agree with others. Put your home on the newly discovered field. A little bit more private and less traffic noise. should you decide to do that; wouldn't put any type of rental on the field either. Make the area your escape/quite area from the rat race. Then with the lower lot; even it out as much as you can; possibly turning current house into shop; then create a circular drive around the shop thus creating a turnaround for trailers and parking space/storage for such.
Beautiful property! I love the idea of a shop/living space while renovating. Whatever you do, always keep in mind for resale - not You Tube interest. With being that close to a highway, you have to make it really enticing for future buyers - your friend's idea sounds perfect.
