Besides removing the popcorn ceiling, what is your thought of removing the existing fireplace, brick, framing, and then replace it with double-sided fireplace and framing that is tapered from the ceiling to floor? It seems it would brighten up the room and still provide a separation between the living room and kitchen. By the way, your tours are great. Always very informative with a touch of humor.
Why didn't take down the popcorn ceiling before they replaced the flooring? Does the terrarium room have walls behind the fake plants? Painting the fireplace black?

If they did not remove the popcorn ceilings and the place was built before 1979,; there is a good possibility that it could contain asbestos and the flipper was too cheap to have it properly abated. I would insist on an inspection. The other issues, plumbing and HVAC, the age and condition. Most just focus on the soon-to-be-outdated finishes.
