New York housing is a nightmare and that’s why I got outta there. Too congested and not enough housing for the middle class, although there’s really only two classes in my opinion, rich and poor.
What is the price for the affordable units? If you ask me the affordable units are still unaffordable. There is a building opening in Washington heights where studios are $2300. At a 100k salary, $2300 is still unaffordable.

It’s still not “affordable”. The rent is charged as a percentage of your income and increases as your income increases. So you’ll never be able to save for that house or condo you want.

One price (market rate) is what people with the means (their private money) pay but with an agreement with sometimes the city, county, state, federal and developers a small percentage of available apts. must be rentable by low income residents who pay less out of their limited finances which are then subsidized by those agencies mentioned. He summarized this in the video. Hope this helps further. ✌️
what they need is to stop letting buildings and apartments from being bought up and remaining vacant as some rich person’s ‘investment’. there is housing. it is livable. it is vacant. it is unaffordable because of the ultra wealthy aka owning class, but all of the blame is placed on different parts of the working class people (which is a tactic used to cause division among the people). those same wealthy people are the ones in office, making the nightmarish process of applying for affordable housing continue!

But think about some of these luxurious apartments being "affordable" is not actually affordable when these are under the new york city housing lottery they are listed for 2k and up. You also Also have to make a certain amount of money and meet a certain criteria in order to even qualify to apply. You would apply and sometimes you won't even hear back for over a year and most times even more. These are not for the common folk these are still for upper middle class income people.

You just would have to have one person working and their partner not working or working part time to qualify and it's 1k per month for 1 to 2 bedroom apartment even for luxurious apartment lotteries like the one on 42 W 33rd Street one that's going on right now. Regular rent there is 10k+ and affordable housing lucky fuckersss get 1k per month rent 😂😂 the rest of us are paying 90% rent for those who don't work or work hardly and are just lucky
Yep with an entrance normally separately, the maintainence of the "middle income" portion and the "affordable" rent are sketchy at best. The program needs MAJOR work.

Question: honestly curious how any average joe can afford rent in NYC? I hear all these insane numbers for monthly rent. Does that mean your lowly bodega clerk is actually making six figures to just scrape by in NYC? Or do only the very wealthy live there and then everyone else is commuting in from other regions? And is it the financial industry that's pushed all the prices up so high? I can't imagine what other industry (maybe fashion?) could pay enough for even their low and mid level employees to domicile within the city itself..
I live in NYC born and raised and I always wonder too lol! So a lot of people who are native has apartments that are rent controlled so they are more affordable. I work as a nurse, part time 80k 2 times a week (12 years same hospital though). Full time I would make 120k. I’m sad that nurses whose parents live in the suburbs or queens/Brooklyn refuse to live with them and pay $5000 to live across the street from the hospital 🤦♀️
A coworkers grandmother has a Greenwich village apartment from the 1940s that’s been passed down. All her family lives in NY or Jersey but they will never let that apartment go. Her great grandson is on the lease and they pay $900 now I believe.

I've been in buildings with some of its units rent stabilized, and the resentment of those that pay market prices towards those that pay pennies is something to behold. That's why I have my reservations on the harmonious environment this person is trying to peddle.
But why? People build building in NYC to invest in. Great return and in fifteen years other investors gooble them up... while primary investors, sitting on a beach, earing twenty percent.
The apartments aren’t all the same in a mixed housing situation. That’s not how mixed housing works. It means inside this building there are large luxury condos (that developers make more profit on) and the necessary standard one/two bedroom apartments that middle class people can afford. He says it explicitly about incentive. Developers make less profit on building affordable housing so, assuming you maintain a housing system based on the tenets of Capitalism, you need to incentivize developers to not just build luxury units. Also because of NIMBY policies developers only ever really get to build in low income neighborhoods that dont have the political influence rich NIMBy neighborhoods have. This is a major cause of housing shortages as it limits where we can build to either low income neighbourhoods (leading to gentrification) or more urban sprawl. This urban sprawl in turn leads to more traffic congestion, environmental harm, economic and cultural divide etc in a positive feedback loop. This policy is a band aid on that broader issue.
How about building one millions units that will be ready even for next generation and to create environmental to bring more business. Affordable housing create healthy conditions for successful businesses
