Great video, Peter. Even as a person who was raised with the "consumer" mindset, I have always believed that there is a way to succeed in CRE. However, I have stumbled along the way, often critiquing my actions and/or thoughts from a "consumer" perspective. Believing in success and achievement while having a team of motivated and successful individuals already succeeding in what we are trying to accomplish, this is a hurdle that can be overcome, switching our mindset from "consumer" to "entrepreneurial." Thanks for this eye-opening video!

great straight forward info. I'm aware of where to look and get money for skin in the game but unfortunately all of those options are exhausted. therefore I must get a few speculation projects done before I can make the cre transition. people say no money down yet they mean the majority was other people's money not every cent though.

When you said that I never jumped in, I swore that you were talking to me. My wife and I have been wracking our brains on how to get out of the rat race, and still be able to provide for our family, both young and old alike. Then I came back to watching your videos. How long is the lease? Post Offices are not always "Safer". And what about your cash on cash return? Your exit strategy? Remember that you don't have to sacrifice risk in order to gain tremendous rewards.

in the last part of the video where you talk about what an entrepreneur mindset looks like, you say that someone trying to get into real estate investing should get a Mentor who is an expert so that they are not trying to do this by themselves because it is too risky. You make it seem so easy to just find someone who has experience in this who is willing to teach you, yet i know no one who has done this before. How does one go about finding a mentor if they would like to get into this??

Hey Mr. Harris, there is a property that I am interested in, to wholesale to be developed on, I have the company that I know will put there franchise there. However the parcel of land it is connected to is $23M, but I want to sever the land, due to other business being near so I'm not paying for the businesses land right beside it. Question: 1. Can I send a letter of Intent to owner explaining this in better detail without telling them exactly who I have to buy and develop land? 2. Is there a website or source you use to find phone numbers to commercial property owners without spending hours trying to find on your own? Thanks

(1) You can send a letter of intent on anything. But obviously if the most valuable and attractive portion of the parcel is a tiny fraction of the whole, the owner probably knows that and is probably purposely trying to sell as one big parcel so that they don't subdivide off the best part. (2) There are a ton of "Skip Trace" websites out there. The best way to find out is to hire a professional but you could start with the websites online that promise to provide phone numbers and email addresses.
