I just bought a Lennar home. gave me 20k off the price, 4.25%, closing cost assistance ( i only paid 5k for closing costs), free appliances + sprinkler system

I’m looking at a Lennar home and planning to go through a similar incentive. Were you hit with any surprise fees during the process or at closing?

@@riasntxhelpful tip here, go in with a private pre-approval and have them compete with that offer, and tell them you will have there offer reviewed by your mortgage rep which you should to see which is the better deal, I ended up getting 0.75 better rate, my entire closing cost paid because of me leveraging Lennars in house financing and having them trying to compete with my outside lender

@riasntx no everything was laid out by the mortgage officer at least 2 months in advance

If they were a premium builder, most of us wouldn’t be able to afford. I’d rather have a home with a lot of imperfections than have no home.

Check your baseboard moldings for water leaking in from the windows and also dryer vents check the moldings often it takes a while to show up

We bought a brand new home from Lennar back in 1/2023. So far we are very happy with the home. However dealing with their mortgage company was a major nightmare. We bought putting down 20pct and I figured I would probably have to dish out another $4k or so at closing time. Turns out I ended paying about $14k more for purchasing a lower interest rate and other charges I never did understand. They also tricked us into buying insurance through a subsidiary of them.

Right I was going to purchase ins and pay taxes separately so it wouldn't be in my mortgage. The lender going to say it will be a fee...wth???. Loan process is terrible

I’ve been seeing Lennar homes everywhere. Makes me wonder if they are building a new city or something. But they are Are nice in my opinion. I love their open spaces.

I have a lennar home water leaking in 2 bedrooms windows and leaking from dryer vent check your baseboard molding staining and bubbling lennar never fixed one of my leaks and I am still dealing with this problems some of my neighbors had the same problem lennar always says it’s out of warranty when you notice the problem keep checking your moldings on the floor it takes a while to show up

Thanks for the insight. I don't think I would buy new construction with Lennar. But, I might consider an older build that has the bugs worked out.

Never use Lennar Homes and Mortgage. Our family had the worst experience with Lennar Florida Naples. Lennar purposely failed our mortgage and took our 10% deposit. Lennar put our Naples house on sale now for the bigger price. Never ever use Lennar!

You can donate a LennarHomes near the 🏝 !!!!The lower price means poor craftsmanship!!! I do not want a home directly on the beach just 10- 20 minutes away!!!

The closest Amazon facility is in Seaford which is about a 40 min +/- drive from Lewes

Not really.. DR Horton homes were 200K or more cheaper, same sq ft size homes.. they also use quality materials, better and spacious location.. check DR Horton’s 4425 or 3765 models in Henderson, compared to lennar same sq ft size homes.. though Lennar customer service is top notch, Dr. Horton, is kind of off.
