May I add, if you have some uplight floor lamps, clean the dead flies from the shade/ plate. That's where they end up in some climates.... 🙂

Audra, thanks for all your good content. I interviewed at least 5 realtors, negotiated the commission and put our home on the market 4 days ago, We’ve had a lot of interest and signed a contract today, getting ready for inspection! Your videos have really helped me prepare for the selling process:)

Great information, painting a few walls to prep. I told my wife I was going to power wash the drive and she laughed at me! 😂😂😂😂

LED bulbs do not always go bad by not working. Frequently, they blink LED bulbs with the base up overheat and prematurely fail. Replace those bulls, it's hard to explain a flashing bulb.

Our house goes on the market April 2nd & it's snowing here! We can't even turn on our outside water yet. I would love to clean my windows on the outside, but Mother Nature won't let me!

Awww, the possums are very sweet and very helpful. Peaceful creatures who won't do any harm and eat a lot of ticks and other critters. 💝

You're right. I had a possum in my garage who we could not catch. You wouldn't believe the smell. We finally caught the critter...he's outside living life to the fullest.

Audra 🎉 what do we do for those foggy or broken sealed windows? It’s a hot market here, but a couple of them are an eye sore.

Hello there, if the windows are really back you may want to have the glass replaced on the windows. Its not as expensive as you may think. Its usually just the glass that is replace..not the entire window. Really depends on your windows. I would ask a trusted agent about that. Some areas of the country are very hot so the buyer is thrilled just to get the property. Other areas aren't as hot and buyers are calling the shots...they may want those windows repaired. A trusted agent should be able to assist. Thanks for your comment.

Hello from Texas Ms. Audra and great suggestions selling or not! Can you talk about the appraisal process? These are some questions: 1. What is and is not considered as living area and included in the square footage of the home? 2. How is square footage measured. Is it the perimeter of the house or each interior room? 3. How the comp houses affect the value of your home. This seems crazy. 4. What all does the appraiser consider when they are appraising your home, and do the aesthetics of the home make a difference in the outcome? 5. What if anything you can do when you receive an appraisal lower than the list price. 6. Who gets to choose the appraiser, and then who communicates with the appraiser to discuss the report (the buyer team, the seller team or both). Apologies if you’ve already covered this in a previous video. I saw the video about the inspection and it was great info. Thank you so very much !

I got a comment about not all the bulbs in a chandelier working! No kidding, bulbs burn out!!! I told my realtor there were spares in the cabinet, just change it!! (I can’t be there 24/7! no I didn’t say that out loud, just implied.)

Laughing...the craziest "things" come up on an inspection. Light bulbs are an easy fix. Yes, I would change out the chandelier bulbs if you were my client. lol.

@@AudraLambert I’m one of those people who believes inspectors feel the need to find enough to look like you got what you paid for. I truly have left some easy fixes in order to keep the inspector from just adding things to have a list! I really can’t leave closet doors off track, because of those touring -- although now I probably could with fewer visitors --- but that’s the type of thing they do pad lists with, or so it seems. I had 2 inspections on one house, a contract fell through, they didn’t seem to even check the same things as some on the first list, that we refused to do, did not show up on the second. (No, the items were not requested by a buyer, we didn’t get that far…they found another house) one of them also had the breaker box in the wrong place, which made me think it went to the wrong house, the realtor said it wasn’t and not to worry about the inaccuracy, really??? It was in the garage, not the utility room/bathroom. The oddest one I thought was on a walkthrough. The diverter, a pull up type, was leaking too much water. Leaking is an understatement. The buyer wanted $300 in escrow as I recall. Fortunately the house was new enough I knew they were easy to replace, and our local hardware store kept track of which developments had which fixtures and kept most in stock. Easy peasy. They also cracked a shower head which had it shooting water everywhere, and asked for it to be replaced. I’d taken a shower 12 hours earlier and it worked fine! We think they pushed it hard and it may have been weak. -- also an easy fix. Even at today’s labor prices the escrow seems high. Love your advice, fortunately, I’m out of the business of selling houses! And, if I start now it might be uncluttered enough to show in 20 years! Seriously, not that bad, but a lot of things that have been being stored for house repairs can get tossed out, finally. Love Restore ours took a 20 yr old, self cleaning stove that they said was in the best condition they’d ever seen- drip pan needed replacing.

I am so tired preparing my house to convincing someone to buy my home. I again say relators tell you all this so they can make a LOT of MONEY. I am tired after 6 months of this and now another relator for 6 months. I understand your advice, but this is like a constant maintenance project. I am VERY clean and I would look at all the little aspects of a house also. Just saying!

Hello there...these are just helpful tips. I promise you that I sell houses every day that aren't following all my tips. Just something to think about. In my experience, the homes that are the tidiest, sell the quickest and for top dollar. Hang in there! You can get through this..I know selling a home is a ton of work.

Hi Audra; Could you do a video on the pros/cons of leasing with option to buy? For example, I have a sister and her husband who may want to rent in the Laguna Niguel area to see if they like it, he works in international tech so can work anywhere from home, but they don't want to commit to a condo yet. Should they look at a six month rental or consider a six month or year lease/option if they see a condo they really like? Is this slow market also maybe good for the seller in that area if they can get a good lease tenant and option buy price? I think it is a good topic! Cheers!

Yes, great video topic. The main issue with lease with option to purchase is finding a homeowner that would even consider it. Its very expensive...meaning that most leases with option to purchase opportunities require a higher rent and a large amount of "option" money. If the tenant/buyer does follow through with the purchase, the homeowner gets to keep the option money. I just did one of these lease with option to purchase recently. The tenant/buyer wasn't able to go through with the purchase due to a family related matter...they lost all of their option money. I will do a a video on this topic.

When do you sign an agreement with an agent? Is it right before defining a date to sell?

You should sign a listing agreement when you know you want to sell at a specific date. It doesn't have to be right before you list on the Market...you just have to have a date in mind. Best of luck!!

Hello there! I would check with the local agent in the area. Windows can be a big deal depending where you live. In Florida, my understanding is that due to extreme weather conditions new windows and roofs are must...all windows need to be in great condition. Where I live in California, windows should be operational. Hope that helps.
