Audra, it might be awful for you to recount what you’ve seen happen, or heard from other agents, but it would be VERY entertaining for your viewers to hear the stories. Stories like this are very interesting to people. You could even cite stories from the news. Just a thought…
It’s THE BIGGEST FLAW in the Real Estate Business.They will tell you that the Buyer doesn’t want them there, but it’s their job and they are mostly too lazy to do it.
You sure got that right, Audra! When my mom went in assisted living, I sold her condo for her. The condo was empty, but our agent didn't show up when buyer agents showed up. When the buyer was conducting an inspection under the PA, he made a big hole in the ceiling of the bathroom. 😲 He thought there was a plumbing leak. Needless to say, I was not happy. 👿 I was so tempted to terminate the contract, but we worked it out. He had an incredibly good offer in a multiple bid situation, and we walked away with a sweet deal.
I couldn't agree more👍.. I would terminate the contracts to any RE agent working on my behalf by putting a LOCK BOX on my property.. It surely tells me that the agent isn't working for my best interests and being LAZY.. Period..
Great advise. Thank you so much for all your informative videos. I’m not selling but may be purchasing another property soon. It’s amazing as I look at properties online and see the current owners purchased said property less than a year ago and are now asking for up to $200,000 more. And I’m talking about manufactured homes. It’s crazy but certainly I know how to negotiate just knowing that tidbit. Love your laugh and wish you lived in my area but I had to get out of CA because of the cost of living there and all the craziness going on there. 🤗
You can put these requirements in the contracts with the agent, so if in case's it happens..❌️ off the contracts ASAP, and it is legal since they breach the contracts in the 1st place.. Look for replacement.. Period..
Make sense mostly for new listing when u want feedback OR when owner occupied homes where there is strict showing protocol for security. other than that whats the point to show when is another buyers may not be qualified and they want a last min showing? So do u reject them cus you in the other side of town or just let me see it on their own and have more exposure to that buyer and or have the buying realtor preview it for future? Sounds like stupid to say there is always one way to do things.
Such good information I didn’t know! Yes I have soooo many stories. Here’s one. When buying. Our agent sent a different agent because they were last minute busy showing a house to another client. It was THE house, we said yes, asked to put in an offer. Agent disappears. Everyone is inside and I walk outside to find this agent on her phone on the side of the house telling her own client that we were putting in an offer on this house she thinks would be perfect for them. Our offer went in an entire day too late and they had just accepted another offer. We fired our agent but it was frustrating because finding a house is already difficult. The home we bought was literally the neighborhood across the road and we found out that they really were the people the agent called while showing the house to us.lol. We ended up with the nicer property anyways,

If I knew ahead of time, I wouldn’t hire her. If I found out after, I would fire her. If I couldn’t fire her for some reason, I would make sure I was at every showing. I’m more than a bit ticked off on your behalf for this!! Hindsight being 20/20, it should be in the contract. It will definitely be in mine when I sell my house.
I wish you could come to Florida and teach these realtors. They look at you as though you have 4 heads if you mention this....also what's up with the Brokers Fee.....they want a Brokers Fee, to pay their office staff. I paid for the photos, video, and wrote the verbiage, and I learned that my last realtor wrote in a $695 broker fee after my husband and I signed the contract.....

We live along the Gulf Coast next door to Florida, I wonder if there are different practices by realtors in different parts of the country?? It feels like we are at their mercy too because selling a home is/can be so darn stressful! 🤯🙁
Hello there...not sure where you live..but we too had a pull back in the last 3 month of 2023. Rates got as high at 8%...it wasn't fun selling homes during this time...prices trended down. Some of the comps are still closing during this time frame. Where I live we have had a huge start to the year. The housing market may swing back in your favor if inventories continue to decline. Wow! U r on top of your game! I've had my property listed for 3 months, not 1 offer. My agent doesn't come when there's a showing that's why I am there. She and her assistant never gave me staging tips . She says the prospect buyers oooo and ahh going through the condo but that's it? I'm canceling the contact this week because I'm feeling they are wasting my time and costing me money.
