People who tell you to BREAK YOUR LIFE SAVINGS to INVEST in their schemes, take large loans etc are not your friends. They are probably thinking about their own commissions and profits, and are not prioritizing your financial security. Please don't be blindly misled by people who tell you to think about your future and INVEST in order to have more money when you retire. The idea that savings are worthless unless they are invested is a dangerous idea, and will often reduce the value of your life savings or deprive you of your life savings entirely.

Ab makan aur gadi kabhi na lene ki kasam khai hai...khai hai. 🎷🎸 Alishan rented flat and taxi ka use tention free life deta hai. Having 3 children and no schooling since 7 years. Having investments in assets like mutual funds, gold , fd's etc would most likely beat inflation, if you have good liquidity with zero debt it will give you immense peace of mind, nothing can match it. You will feel in control of things, if we talk about apartments in big cities, there are plenty and plenty of rental supply because of tooo much construction going on, supply of apartments for rent is very huge, i see in mumbai suburbs, rents are not that high for ex in mira road, a decent 2 bhk is around 20-25 k and 1 bhk under 15k, if your monthly income is more than a lakh and if you are able to save most of it , you will find yourself sitting on pile of liquidity with immense satisfaction and if you have good liquidity, you may also tap into better opportunities...

190 pct true. Staying on rent is much more affordable than paying EMI. No Job guarantees nowadays. Save money as far as possible. Don't give your hard earned money to builders.

as per a recent RBI report, unsecured loans ie mostly personal loans and credit card debt, is at an all time high, i believe it is around 12 trillion rupees, this sort of credit culture is an import from america, people are buying things they dont really need, on credit. also the household savings rate is at an all time low. consumer spending in india accounts for around 70% of gdp, when oil prices rise, and they will, because of the wars that are going to break out on multiple fronts, especially the middle east, inflation will skyrocket, prices of commodities will soar, interest rates will rise, emis will go up and more people will be in debt. Rich is the man who has no debts

I want to add to what Mr. Krishna said, One must invest in oneselves, like build one skillsets, join education programs etc., which will in turn open doors or opportunities for wealth creation. If one is not able to afford, why one must take 85-90% LOAN. You will have to compromise on so many choices and the MOST important thing is it costs ONE's PEACE of mind and FREEDOM. So, bottom line, Buy Stuff when you can afford it. Setting aside your emergency fund (6-12 months of your expenses) you must be able to pay at least 60-70% of the property on your own. Otherwise don't go into that stuff. There is nothing precious than your health and peace of mind. As it goes in one of the great telugu sayings - (ఆప్పులేని వాడే అధిక సంపన్నుడు) - That "person who has no debt is the wealthiest in life"

Not worth to buy over expensive house in Metros especially in Mumbai. In Mumbai, it is best to stay on rent and or move to smaller town where you can afford to buy a house.

Words of wisdom Sir.. not anything out of kabaadkhaana....we need such sane voices in times of unnecessary exuberance like the present times.. I have a feeling that words will be proven right within the next year (2024)! Ordinary retail investors are the ones who get trapped in bubbles like the current one.. FIIs will take a big chunk of profits and run off to better pastures.. banks have ordinary people's money plus unlimited govt backing which in turn is people's money in the form of taxes, builders have already made huge profits, politicians will join hands with oligarchs.. and we ordinary citizens will call and message you for help finally who has been warning us for years now.. thanks for your support and service!

I believe for a corpus of 35 lakhs, OP can conservatively generate around 3 to 3.5 lakhs per annum in passive income through investments spread across various instruments.

A very good topic. But one should definitely purchase a house if you can on a loan. Try purchasing a ready to move or a flat that is 70 to 80 percent completed and the project is near to completion. The other thing I see is most people wont be able to purchase a house due to inflation 10 or 20 years later. Kindly dont invest in SIP for getting uncertain returns 30 years later. Lol

@@tpb1006 real estate has its pros and cons. Depends on many factors. But you still own the flat, land etc. In SIP its nothing. I mean if you are doing a 5000 rs SIP for 5 years and getting 10 percent compounded interest then its fine. But they tell to do SIP for 20 or 25 years. That's crap. Specially if you are doing 20000 rs per month for that long with uncertainty.

When you buy into a stock market, through ETFs, you are buying into those top companies that run an economy. Are you saying the Economy will not grow but shrink? If that is the case, then the real estate market will also shrink.

@@tpb1006 companies may stop growing. Doesn't mean the shares will go zero. It will remain in the same range. Europe and Japanese and UK stock markets have suffered the same fate. Even Canada. Indian stock market did well in the last 20 years because of so much growth in India. If you see the stock market graph in the 50s, 60s and 70s there was not much growth either some shares remaining in same price range. Most of Indias actual growth started in the 90s. It did even better post 2000. All that wont happen in future. I won't say NIFTY and Sensex will fall. But they may not grow much.

Bhai mat le flat. No point in to commit to a long term debt. The flats in metros these days are already at inflated prices and have low scope for appreciation. Plus the bank is the owner of the flat until you have repaid the whole loan amount. Life is uncertain and debt is an entanglement. Leads to depression. Your only focus should be on how to build your net worth by keeping your expenses low atleast for the next few years. Atleast till you make 1 cr or 2 cr. After that you can think of making a big purchase like home on emi, because your interest on the 2 cr will fund your emis. So no tenson.
