does this house have two roofs, two mechanical systems, six bathrooms instead of three, two exterior entrys, two mud rooms, two sets of steps going into house...two master bedroom suites, 8 bedrooms instead of 4.... 4 stall garage...

Yes, looks like you did this backwards. Normal way is to just build a normal 2x4 wall with exterior sheathing. Every builder knows how to do this. Then build an identical frame for the interior finish, spaced 3 or 4 inches inside the other, for a 10-12" total wall depth. But looks like you're going to have to build another wall with another layer of sheathing on the outside. Just very strange. Not sure how you're going to handle the waterproofing with that.

@@karlhungus545 It's significantly better to have the sheathing on the inside of the insulation. Any sheathing that is on the cold side will necessarily rot.

@@canonicaltom I'm not sure what you are talking about. Here in central Canada where we get real winters for 6 months (-45C), sheathing is always installed on the outside, with a vapour barrier on the inside, insulation in between. Without a vapour barrier, yes, it will rot.

Never heard of having to build a whole identical frame for the interior except in the areas where there's plumbing like the bathrooms and sometimes kitchen unless it comes up under the floor. Are you sure you know what you're talking about? Most walls are normally not 12" thick lol.

Cellulose is not flamable. I packed my walls 20yrs ago and recently did an addition and found it to still be packed up to the top of the walls. Good stuff. As far as the door goes, put the door on the inner hole and screen door on the outer hole. I hope you try putting 2 doulbe pane windws in all the window sockets.

And heck, how about a good 24 inches of space for the window. I miss window seats..... Add a heated ledge, or a radiator to the inside oh so nice. Both reading and warmth.

Why didn't you build two walls with 2X4 studs on a 2X8 or 2X10 plate and then you avoid all the trouble of building the structure twice? I think when the house is finished you'll be glad to have the extra envelope ! ps. Great dog !

You also have to consider the rimjoist to floor joist bridge in your sceme. It will keep adding up over time. A better idea would be to extend the subfloor to the outer wall to tie it together. A much smaller bridge.

Foam I get it, but R7 per inch is tough to pass up. PET recycled (cf Calif) bottles make dandy polyurethane, might be a market opportunity there for us right-thinking builders.

I hope after a year you have mellowed on this double wall pain. The method you chose is a good one. It was less expensive than the I-Joist truss walls and more energy efficient. It was also less expensive than exterior insulation that requires thousands of dollars spent on long screws that perforate the air envelope thousands of times. Not to mention all the rainscreen furring that costs nearly as much as 2x4 per sf anyway. My only complaint with your build is sheathing the outer wall. Completely unnecessary as it is not structural and plywood is pricey stuff. Maybe it was necessary to contain a really densely packed cellulose, but I thought there was inexpensive insulation web fabric for that, or maybe just your Mentos would have been enough. Or maybe you are going to shingle the exterior and needed a solid substrate for that ?

It adds a small amount of time and material investment, which you get back in heating/cooling costs (significantly), reduction in the size of system you would need, etc. Seems like the benefits far outweigh the cons

Helped build a double wall lightweight pumice house in taos new mexico. 6" gap between walls, filled with sand. Walls tied with basalt fiber rebar, finished outside and inside with plaster. Window and door openings angled inward on a 60 degree, to eliminate 90 degree shadows etc. Warm in winter, cool in summer, passive solar. 1750 sq ft, total materials and labor cost, around 60k. Would love to build one of my own in montana

You framed it backwards. If you framed the outside wall first and dried it then when you got to this point you could have changed your mind about double wall.

The video is done in rant style. I like rant style on occasion but it isn't a style that is very good at conveying information. In this case, there were many alternatives to how this house was built and it isn't clear why one of the seemingly more reasonable alternatives that might have accomplished almost the same thing weren't used.

Walls are a small percentage of the cost of a house. You recoup some of it with reduced cost of plumbing and electrical. No drilling.

External insulation has no thermal bridges except a few fasteners. Are you filling your whole wall thickness with insulation?

Do 2x double pane windows, then add his/hers bathrooms with standing urinals and bidets. Electric range with 200,000 btu gas wok station and outdoor full kitchen. Stuff 2 houses into one.

It's NOT 2 houses. Sure it's 2 outside walls but outside walls do not make up an entire house. Roof, floors, windows etc etc etc. If you are going to put the shear wall on... at least put it on your outside wall. Save your electrician and plumber time and money allowing them to fish the wire and pipe behind the inside 2x4s. Man that's a lot of hole drilling to NOT have to do. Also all those metal plates to not put over the 2x4 where drilled for wire.

Oh... and deep window and door wells make a house look more grand. In Vermont, do you not have storm doors? Main door to house, set relative to inside wall. Storm door, lighter, but still efective aid slower downer.. set relative to outside wall. Even the best doors could usea buffer against zero degrees and a stiff wind.

Ok really confused here. Why not use rigid insulation on the exterior? This whole thing seems completely unnecessary to eliminate thermal bridging and probably cost waaaaay more. With the R value per inch of XPS insulation nowadays this whole thing seems wild.

How about a storm door on the outside and nice insulated door on the inside.... And how about a window seat. Instead of 10 inches, make the walls even thicker, and add a heated seat... So nice to sit in the window bay

@@tarawiselove mine. It's a standard pole building with a 2x4 wall inside of the post..1.5 inch's between the post and The studs. The pole building handles all the load bearing the 2x4 wall is just for drywall and insulation. Under 100 dollars a sq ft

@@lukewarm2075 Carpet, Paint, Furniture all off gas. My wife bought a table and it smelled for months. I would build a house with sprayfoam no problem.

Lots of people have a skin or respiratory irritation to the chemicals in spray foam and it will outgas those chemicals for decades. Wood framing also shrinks, and there is no 100 year history to show spray foam will stay adhered to the wood and maintain the air tightness it had when initially installed. Environmentalists like the poster also don't like the chemicals that go into the atmosphere when it is manufactured, although he seems to have compromises with all the styrofoam on the ICFs and rim joists.

@@kirkellis4329 They don't have to be 'environmentalists'...they could just be those of us that don't like getting cancer, and/or want our kids to have a chemical-free future. There are lots of ways to reduce the VOC's in new materials, often for the same price/performance.

Doors are always installed to the inside. Of the wall. Then you build house 24” oc instead of 16” oc. Double wall construction waste of time n money.

Did you compare this to an offset 2x4 wall ? I think it would have achieved the same thing with less work since the offset creates a thermal break with less lumber . This method reminds me of the Larsen truss system but more complicated , id love to know how this performs energy wise .

An offset 2x4 wall puts electrical and plumbing inside your insulation envelope and every opening for electrical box or plumbing line becomes a sealing problem. He taped the edges of his OSB to keep house air and vapor from entering the insulation cavity and condensing on the cold outer wall sheathing. This is actually much less costly than a Larsen Truss wall and has fewer thermal bridges. I am actually disappointed he has any connections between the two walls at all -- just rafters and sill plates would be enough, and windows/doors on the inner wall would keep them further from weather.

I have a 2 X 6 built house its not super perfect and the windows are average at best and I do have some air leaks but nothing that's a issue. Do you really want a house that is completely air tight? It seams that people today are never happy with anything. nothing is good and we are always crying about something; Hell compared to what I was raised in my home is like your double wall home. Nice work and nice rant, also nice good. I love VT. great place great people.

SIPS tend to use a lot of foam and the shear management are engineered based on the designed openings. So if you ever want to size up a window or create a new opening in the future the SIP may not be able to structurally handle the modification. Putting in electrical or plumbing outside of the designed in conduits is a pain.

@@edwardlouie8584 I always hear this, yet in 34 years and my now 8th house, I have never had any desire to upsize windows or cut new openings. Having said that, I'm building another one next year and am still on the fence whether to do conventional 2x6, double 2x4, ICF all the way up (2 storey garage/shop on bottom, no basement), or to use SIPs...

You spent time and money before doing your research, so what did you expect? This project was a 'make it up as I go' disaster. My wife and I have built six double-stud super-insulated buildings so far, and it was easy. Exterior walls go up first, followed by the trusses and roof. Then, once the exterior is buttoned up, the inner walls are built, under cover of course. Our buildings require very little to heat them, and this type of construction is a no-brainer. Any commenter here who thinks otherwise is an armchair 'expert' who has never worked in building design/construction.

Ya what you did is typical, and easier, but what this guy did is a higher performance. Your floor systems etc go all the way to exterior, which in the sense of double wall it is more thermal bridge. Having said that, seems nowadays exterior insulation is the more efficient way to accomplish equivalent performance
