Harry Dent called the 2008 crash ten years before, and I made a fortune off of it. But he's also predicted 100 other crashes that haven't happened.

I agree that we have been in an asset bubble for quite some time. I remember it being coined the everything bubble as far back as 2016.. I don’t know if we will see 2012 pricing though.. If things get that bad we will see helicopter money from the treasury and 0% interest rates again from the FED along with massive QE again

I didn't think we would have a crash like '08 but it's possible, especially when you showed the MBS and the trajectory of the Fed rate. MBS especially has made the real estate market unstable IMO

Bought our first home in 2018. . Mortgage from 2200 - 3500 per month. We took our sold our house and took the money for a new home to cash pay. Praise God for His grace. Didn’t have to hang on to dream home. Freedom feels great. Hallelujah, I have followed your Chanel since beginning of the year. I learnt so much and applied it to our current situation.

It's 2nd grade math. He's right, but nobody knows the timing of WHEN unemployment rockets up past 10% like we had in 2009 again, but it is a mathematical foregone conclusion that it happens soon, within the next 2 years.

There will be a deflation of the bubble in prices if the money supply contracts faster than the wealth for sale. The FRS can contract the money supply by selling bonds and other debt backed assets which cuts the money supply. In order to put the breaks on new credit which is new money, it raises interest rates. The stock market will crash if everyone sells in order to get cash, but people generally don't hold cash unless they expect prices to drop. So where is all of that cash going to go? Berkshire-Hathaway is holding a lot of cash right now. They expect prices to drop. But the cash is also debt. When people have no money, they can't invest or pay their bills. They go bankrupt. That destroys money. In the 20th century Great Depression, the money supply was backed by the gold standard. It isn't any more, so the FRS and the government are not bound by that in the current fiat system. Is there going to be a huge crash? Where is all of that cash from stock sales going to go? I can see, when prices drop, there is a lot of cash on the sidelines waiting to be dumped right back into stock market to take advantage of the crash and drive prices back up.

The reaction to fear is twofold, fight or flight. When we engage in this stressful situation our thinking is either heightened or diminished, I would rather fight. The stressed brain gets opened to creating new ways to get out of fatal or unfortunate circumstances. I call that having Plan B Plan C Plan D waiting on the sidelines, it's that or falling over a cliff.

I'm an engineering student who picked this field I'm because I thought it would make me enough money to live comfortably. Now I'm getting ready to move and I'm baffled. Hundreds and hundreds of houses in middle class areas for sale priced impossibly high. I hear there's apparently a housing shortage but I seriously doubt the number of millionaire CEOs that are moving to Northern Idaho. Right now the house my my dad was able to afford at the beginning of his career which required no more than a GED, I'll be extremely fortunate to afford near the end of my career as a skilled engineer with a college degree. It's just not worth it anymore.

When he said "home buying remorse" I felt that!!!, I even said it to my mom after our 2nd year when our property taxes skyrocketed along with our homeowners insurance...and she herself was shocked to know how much we're paying now that she decided to stay in her debt free house since she was considering moving into a newer/renovated one but as how inflation is headed to, ahe doesn't wants to deal with mortgage payments anymore.

Typically depending on where you bought the house, when you pay a higher price than the seller paid, the next year your taxes, and many times your insurance goes up. For homeowner's insurance, first review your coverage policy, make sure you have sufficient coverage. You can reduce it by increasing your deductible. Homeowner insurance should be used for catastrophe type events. Starting a separate fund for house maintenance is a good idea. You can also shop for homeowners insurance to see if you can get a better rate, or bundle all of your insurance needs together. Your realtor should have discussed this with you. Hopefully you put down a decent down payment of 20%, this is another way to ensure the lowest mortgage rate for your money.

@threeftr3349 1st time-home buyer here so honestly I was very brand new and naive to homeownership territory...we got tired of always getting outbided by other buyers. So we ended up getting in contact with a custom home builder who referred us to his broker and got under contract with a new construction home where I worked the whole paperwork between the builder and broker (no middleman realtor) so we saved ourselves that during closing. The builder gave us good price for our house since he knew my parents and one decent built home with no flaws 🙏 we were blessed1 to get a 3% rate on our mortgage but by 2023 (2nd year living here) our property taxes went from 5k to $8900+ that made our mortgage paymnet go up along with the homeowners insurance, the home equity went up 100k which sounds good on paper if we ever think of selling it but that wasn't ever my idea to begin with much less getting a HELOC 🙅‍♀️but honestly the neighborhood doesn't justify such increase at all!!, It's not the nicest, it only gets dreadful further down the street and there's random shootouts even on weekdays that makes you question what type of people lives around here! didn't knew we could dispute/challenge our property taxes before but did this year and hope we can lower it back to 6k at least to make the payments more bearable and will shop around for homeowners insurance before the one we have auto-renews itself.

Maybenot 12 lows but I think home values will atleast dip down a little below 08 highs for sure. But i agree with Dent, we will see the fastest and nastiest crash in history followed by the hangover shots and see massive inflation like never before seen before the new system comes in 2026. Its going to be crazy!

I think there is a big possibility of 2012 prices. It always reverts back to the mean. Houses here in the OC California went up easily 50% since covid. Unsustainable.

I agree, that's the more reason I prefer my day to day investment decisions being guided by an advisor, seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using my advisor for over 2years+ and I've netted over 2.8million.

Harry’s timing isn’t always the best, but his conclusion is correct. Yes, we are 15 years into this experiment. They would like to keep printing, but the oil and manufacturing trading partners are getting Leary of accepting dollar fiat currency or storing their profits in USA securities. When BRICS announce their new system of commodity based trade, the jig may be up. Many will be hurt and many will make fortunes. Very unfortunate for those that bought into this bubble or held onto homes just so they can keep a 3% mortgage on a depreciating asset. Those of us sitting on the sidelines listenings to Travis, Scott Walters, and others; the deals at 2012 prices are coming.

You’re being sarcastic, right? That’s not how economics works. You do realize you can’t create value out of thin air. Sure, they can print all the money they want but it would lead to even higher inflation, devaluation of the dollar and in effect make you, me and every other tax payer poorer. This quantitative easing as they like to call it, is just another form of taxation. Taking the value of your dollars and shifting it over to the government.

Housing market has to crash as there are very few left to buy. Stocks not the same. it would be pretty improbable event to see a 92% bust in stocks. Outside of tech, fundamentals are a much higher % of stock price. Like low multiple from what they earn / stuff they own. If it were to drop that much it would mean the land, equipment, ip, cash, etc those businesses own would be nearly worthless. Demand would jump to stabilize way before then.

Ive been checking out pending foreclosures and foreclosures. Houses bought on variable interest loans in 2018-2020 are starting to default. They come baked in with 40-50% equity. REO is looking mighty sexy ATM.

I agree with you that prices are much more likely to go back to 2019 than to 2012 when I bought a couple of very nice properties that I still own. I will hold them through the coming recession even as their market value declines. I am also cash-heavy waiting for the next buying opportunities. People should understand that the bottom will take a year or more from where the decline really starts accelerating. Be patient and keep your powder dry. I would not be surprised if prices go lower than in 2019. The economy was running well in 2019. When the recession starts there will be increasing unemployment levels. Personal debt, including credit card debt, is now very high. It won't be pretty and cash will be king.

Definitely not a 14-year bubble, homes in most areas were super affordable in 2009-2013 but 2018 is when it started getting frothy again, so by early 2020, valuations were about 15-20% too high. Now though, they're 60-80% too high, particularly in FL, TX, AZ, and TN. There are small, old fixer uppers by me that were $140,000 in 2019 that comp for $300,000 today. The housing market in the US realistically would match a median individual income of roughly $80,000. But it's closer to $50,000.

Its bad. I have clients who are fresh out of bankruptcy where they wiped out tons of credit card debt and they still cant pay their mortgages on time. Paying 2, 4, 6 weeks late. Some of them are over drafting their accounts to pay their puny little $1,500 a month mortgage, some of them are having to pay 1/2 and 1/2 every 2 weeks and on top of that they are already finding credit cards to run up again.

Normally there's a 7-8 year cycle. If you know that, you know when to buy and sell as an investor. The problem is that they have artificially dodged the downside of the cycle. The downside will be larger and quicker than normal.

Hey. Great video. I know that a home is an investment, we bought home in 2018 and sold it in 2023. we have not bought yet. we were advised once we sold our home at highest price to invest that and try to live with a friend. So, I’m hoping that that bubble hits very soon. however, I think they will continue to permanently inflated until November. The reason it’s an election year and the incumbent president would have a better chance of winning reelection if things stayed the same as they have been. The question I have is about our Fiat currency. With the Brics fuel dollar now being the currency to purchase Russian oil, does that throw the feds plans into disarray? I am hoping that they don’t see warmongering as the future pathway forward to getting out of this next recession, because trading young lives for capitalism It’s not only not moral, but it should be a capital offense. i’m 35 years old, so the new draft laws won’t necessarily affect me but they could affect my children. trying to gauge and balance a lot of moving things all at once to try to get some form of a forecast of the future. I only became politically aware a couple of months before Covid hit. Taking a lot of time and researching and studying now the Cabal that runs America and how it’s moving towards globalist agenda. If we do move into a global government, then there is no historical documentation that could help us forecast what life will be like.

The economic crash that is coming will be chaotic, will lead to a total revaluation of our currency, and home prices will go down exponentially. Maybe home prices like the 1970's, and wages will fall, too. After the reset, one income will support a family again, if people are modest and frugal in lifestyle expectations. It won't be all bad.

Wow, some dire predictions --- Dent seems to be something of a broken record predictor of downturns, but there are some indicators that we may, indeed, have a substantial correction. And, anyway, it's important not to overpay for real estate, especially when renting is cheaper than buying in most markets.

Depends on what consolations financing can come up with. Our finance is fraud, so he is completely correct. If they let finance fall, it will need to be instant war and authoritarian government. There will be no jobs (already in process) and people will default not long after the businesses that have already started going under. Homes will go down 50% minimum, from right now, mid 2024.

Do we really need to talk about, bad calls? Almost all talking heads make 90% bad calls. How about outright lies designed to manipulate markets and consumer confidence? I lived through the GFC as a buyer, listened to Shiller (not Case) as a benchmark, and bought in 2010 at 45% below 2008 prices. This current bubble is worse. I sold one of my houses last month because I'm sure it had peaked (abnormally shit spring for sales activity) and I wanted to free up more cash for this next phase.

Very True. I was convinced at the end of 2018, that we would go into recession in 2019. When covid hit, I just knew the crash would happen by April 2020. My cousin was under contract for a house in March 2020. I asked her if she wanted to back out. Now, houses in her community are about 100-150k more than when she bought! Boy, was I wrong.

What the heck was the so-called market expert talking about the 1920s Great Depression was a natural bubble. It was not natural , there were government tariffs , bank failures. the stock market crashed, President Hoover’s, inaction, thinking that the market will take care of itself. There was a multitude of things that came together to cause a great depression, so it was not natural.
