Good update. Alright dude, look up Matt reisinger if you want to see some funky build stuff with efficiency. Zip sheathing with the polystyrene backing. Full sealed home. Air exchanger for O2 with heat capture. Mini splits for high efficiency (heat pump you mention?) What gets me tho.... He doesn't really double down on thermal floor heating. Something we can use that our Korean brothers and sisters have had in their history for a very long time. Or.... Recirculation pumps in every bathroom so that no water is wasted waiting for hot water.
I'll look him up. We have worked an ERV system into the design and are eyeing Mitsubishi multi-port heat pumps. Radiant floor heating is wonderful, but it's pretty expensive to install throughout a whole house. Still waiting for the city to finish the building & safety approval process...
What you're going through there is one of the reasons we moved to Bakersfield 13 years ago. I really dislike that planning dept. But we still come over the hill every Sunday to our Church on 10th W. down from BestBuy. Well we did until 6 weeks ago. Stupid virus! Best of luck with your build.

The delays should give you more time to look into Net Zero and Passive House construction techniques and contractors. Living in a hot climate bigger over hangs might be beneficial. It reduces sun radiation thru the windows and the overhangs also reduce rain and water issues with the walls.
