Great advice! I am looking into buying an Airbnb here in FL and this content was helpful! The golf cart idea sounds great, just seems like a potential liability issue.

We bought a new golf cart for our 30A rental because our property manager said it would be a great idea. We'll two years later it is completely TRASHED, with only 210 miles on it. Never, never doing that again!!!

In the state of Florida you do need licensing through the DBPR in order to manage a short-term rental yourself. If you do it with a property manager, they will get all of that set up for you in most cases unless you go with a discount manager, and then it might be hit or miss. It's not an overly complicated process as I understand it, I've never had a client complain about it, and all of the feedback that I have gotten said it is very very easy to do.

Are hurricanes a concern? If a natural disaster like that hits, what is the waiting time for repairs?

Hi! Sorry, I must have missed this one. Yes hurricanes are a real concern out here. There are always hurricanes hitting Florida each year and most of them miss us or we only get the outter bands of them but it is possible to get a direct hit in which it can be costly as far as damage wise. We have plenty of notice in order to evacuate in the event we have a big hurricane hitting our area, though most of us don't usually leave until it looks like it will be a category 4 or higher,\ hurricane. The wait time on repairs is completely dependant on how bad the damage is. For hurricane Ivan in 2005 (which is our area's worst hurricane since Opal in 1987), it took several weeks for repairs to be done, and sometimes even a few months from what I heard. I was not living here at that time. For the lighter hurricanes, the repair time is generally pretty fast, a day or two after the rubble is cleaned up (so maybe 3 to 5 days in total after the winds have left).

@@LifeOnTheEmeraldCoast Thanks for the reply. Your response is very much appreciated. I just got a quote from a local insurance company in Florida, and the cost for wind insurance is about $13k and flood was $700 and change. Yikes.

@@sctt5071 I have sold over 1000 homes in this area in Florida and I have absolutely never seen a quote that high, ever. A typical home, say around $300k should only be about $2500 per year in insurance in most instances. The only time this is higher is if the home is much older, the components are older etc. Also, you will be unable to attain an accurate quote without a wind mitigation or 4 point inspection being done, so any quote without those documents is going to seem really high. The flood insurance portion does sound accurate though, if it is not in a flood zone, the insurance should only be $400 bucks TOPS for insuring a home with flood that is not required. And if it is required, the depth of the flood zone as well as the level that the major components of the home are on, will dictate the flood insurance prices. If the compentents (AC and water heater, for example) are only 1 foot above the flood plane, lets say, the insurance is going to be really high, vs if the components are 6 feet above flood plane. If you'd like to speak more on this, just give us a shout :)

Yes, typically when we estimate short term rentals, we assume a 200 to 250 day occupancy for the year. Of course, this is highly dependent on the type of property, location, past rentals, etc.
