Just got my first deal done Jerry! On market deal 2 minutes from a hospital so amazing area! Posted it in a real estate group on Facebook and had about 30 people messaging me wanting it. Sold it to a guy and he up paid me a extra $2k on the home so made $20k first deal! On top of that now have about 20 legit buyers in my area off one post!

It might be different in your area but isnt that considered acting as a agent? Posting and advertizing the listing as if you own the property or you commissioned to sell , please humble me if im wrong

@@JustLynnixhey so it is not. So I’m not selling the “property “ I’m selling the contract. So I am allow to market the contract forsale not the home. I don’t relist on Zillow or mls I list it in facebook groups and always put contract for assignment. Never list it as if your selling the property as your own.

Hey Jerry i have two confuzzlements i cant quite figure out, but first jerry your a flipping genius. Okay so first confuzzlement. When (strictly wholesaling) in dual agency legal states when im double dipping and i assign the contract to the cash buyer am i also assigning the buyer/seller agent to said buyer? Second confuzzlement, when working with agents do they choose the title company or is that still something the wholesaler does? If its the agent how do we ensure they choose a wholesale friends title company? Looking forward to your answer Also i started watching your videos 4 days ago, in 4 days ive learned more about wholesaling from your type of teaching and content than i have with months of research on other high income skills (ecommerce, stocks/options, content creation, smma, ect)

Confuzzlement answers 1. No. The list agent is only involved in the contract with seller. You handle assignment on your own 2. Agent will want to use their title company. Insist on using yours

​​​​@@FlippingMastery[Confuzzlement NO. 1] hey jerry thanks for your response sorry im either not quite understanding or i wasnt clear with my question, when i call a listing agent unrepped, offer for them to repp me as the buyer as well (double-dip method) once I assign the contract to a cash buyer, is that cash buyer "by original contract" repped by the listing agent as if i would be if i were to go through with the purchase or does the eventual cash buyer get repped by his own agent, if they are repped by their own agents how exactly does the double dip method work with assignment wholesaling

hey Jerry, I am soon to turn 18 and begin wholesaling, and I was wondering when I try to find an investor for a property should I tell them I am a wholesaler or no?

You can tell them your an investor, or you could say wholesaler, though saying wholesaler may make it a bit more difficult to get a contract on the hook, but also be ethical about it, also you can start wholesaling at any age, you dont have to wait, just have your parents set up a bank account for youif they refuse, opt to receive a check in the mail from your first deal instead of wire transfer, use that check to convince your parents you need a bank account😂 wave 5-10-15k check in front of your parents face and they will comply just for the simple fact that you more than likely just made more than they will together in two months

CSV requires Excel but Excel requires a subscription. Is there any way to download it elsewhere like google docs?

To open this type of file, you can use Google Sheets. Go to Google Sheets and click on the button 'Start a new spreadsheet'. Go to the 'File' menu and click on the 'Import' button. Go to the 'Upload' tab of the 'Open a file' window and select your file from your computer.

Definitely go the Vacant Route. We were doing high equity for a while, and getting alot of people who weren't interested in selling. We have had more success with Vacants. Hope this helps. If you need any help with any real estate deals let me know. I can help with Dispo, and help fund deals.
