I have been a visitor to Thailand for the last 30 years and used to own a condo. Advice for everyone. Dont buy or invest in anything in Thailand. Rent is far better. The thai law changes by the hour. If you have cash invest in your home country to fund yourself in Thailand. if you rent in Thailand. And it all goes tits up you can go home. With nothing to lose in Thailand

Wise words I was renting and it does not cost much more to buy, take precautions and cover your self I’ll take that risk married now to a Thai with 100% trust both ways. If you don’t trust your partner then I agree with you. My wife was more wealthy than me already with a house and farm. I’m lucky I know but the gems are out there.

I think that’s good advice for most. However I have been married to a Thai for 24 years and we have children and houses in the U.K. which we both equally own outright. My wife does own various houses and land in Thailand. We are going to repurpose one of the properties and add a pool so we can retire more comfortably. We will keep the property in the U.K so asset risk is shared. Pension is due at 60 and investments are spread across world markets . I will definitely buy a pick up truck when I live there as I am awful on motorcycles and would be dead in weeks if I was let loose on one 😂

My parent's advice before going to other countries like Thailand is, " Son ... When you get to Thailand, don't go looking for the boom boom because you will lose your money faster than a zoom zoom. " I took their advice to the heart and I haven't got into any trouble with any ladies.

Indonesian here, i just want to say when someone trying to seduce you to buy property or land in Indonesia, DO NOT FALL INTO IT because Indonesian law clearly PROHIBITED foreigner to own piece of land or building in Indonesia, but you are still allowed to rent them. So yeah in southeast asian its much much better for expats to rent the place instead of buying it.

No problem buying it for the person you trust 100% I am buying this house for not much more than renting it and when I curl my toes up my wife benefits. Looking after her financial status when I am gone was important to me. It costs me 90,000 baht per year extra to buy opposed to renting so Id only loose that amount if it went belly up compared to renting. We all have choices never be forced into making choices we don't want to make, change your partner if forced to do this.

@@RetiredandLivingthedream Trust may be in the eye of the beholder. Many men who consider Asian women are on the Spectrum and have difficulty perceiving and understanding women and what drives them. They don't understand "female hypergamy" and may never have even heard of it. Female hypergamy is part of the genetic wiring of females. Females are sexually attracted to men (in some cases crazy men) who can support them and their shared baby. Females also have an (understandable) desire to help support their extended families. This is not a bad thing. But Western males who do not have the ability to "read women" may not understand or be able to judge trustworthiness. I am not blaming men for being on the Autism Spectrum. But I think they should be aware of it, for their own protection: Men: 1. Have you had any positive experiences in dating? 2.Have you made an effort to 'make something of yourself?" 3. Do you smoke or drink too much? 4. Can you read emotion on people's faces? 5. Do you feel you "understand women" and female hypergamy? 6. Do you even know what female hypergamy is? 7. Has anyone you dated or married taken unfair advantage of you? 8. Do you believe that because a women is Asian she will be more sexually open and more "pliable." 9. Do you understand that loyalty to their family may be more important to them than their relationship with you? 10. Do you believe that as an older man you are essentially more "attractive" to females than younger men, especially those with money? I don't mean to insult the men who listen to your channel. Long lease done at a reputable notoris is the best way ( with options if available to extend). I have also had other friends get there partners ,wife's to buy freehold and then long lease it back to them say day at notoris.... Putting it straight free in partner's name is a no no..( talking Indonesia here )

@@harukrentz435 This assumes that a court in Asia will back the agreement you sign. And even if they rule in your favor, which is unlikely, you have to find a way to "enforce" the ruling. Many Americans have an "elevated" perception of the law. For example, in the US, Democrats get away with almost everything. Conservatives, not so much. Asian countries (correctly in my opinion) back their own nationals. Just by signing an agreement may have zero impact if they intend to steal from you. Sanjosemike (no longer in CA)

Over the last 25 years I’ve known so many ex-pats that go on the scrounge !! It’s always a big warning sign, and so many you never see again. My advice to anybody planning to retire in Thailand, is to retire and not work or open a business. Don’t fall into the business trap, live within your means and enjoy Thailand for what it’s worth. 🙏🏼🇬🇧🇹🇭

I agree many dreams have been broken here with the business going down the pan. I myself helped start a coffee shop business in my early years of being here but only paying 3,000 baht per month rent for the shop house we were never going to lose money we lived above the shop, never made a lot but steady away. The relationship broke up so the shop stopped. I lived above the shop for a while very cheap rent, I rented out the shop so my rent was now down to 1,500 baht per month.

@@RetiredandLivingthedream Sounds like a cheap way to live, but was it living, or just surviving ? So many ex-pats in Thailand are just surviving, I mean living on the knife edge of going broke. My worst fear we be going broke in Thailand, like you said it’s hard enough for Thai’s, let alone for ex-pats to make money. Anyway it looks like things are good for you now, you are living that Thailand dream 👍🙏🏼🇹🇭

I know of an ex mate who retired to Thailand to a very small town in issan about 15 years ago ,, was bored shitless after less than 6 months , put the majority of his money into one of those huge shop / house places for his wife , drank beer by the lorry load every single day , borrowed money off his family back home in the Uk , pissed that all up the wall along with everything else he had , and has now like so many alkis alienated himself from his family and friends , and to hear the clown talk he reckons he’s living the dream ,, essentially hasn’t got a pot to piss in . Anyone thinking of retiring in a rural non English speaking rural town ,, go live in a rural town for a minimum of 6 months in one stretch BEFORE you go retire there

Morning, if you have a Alcohol problem in your home country then you could end up with a bigger problem here. Living in Rural Thailand although is looked like a dream it can be a nightmare, loneliness could be a big factor not having anyone to talk with. I would suggest to anyone thinking of that Route try it 1st for at least a year before you commit to anything. Once you bite the bullet there is no going back.

I moved to Thailand in early 2022, the amount of restraint which I had to exercise not to fall into temptations or becoming unreasonable has been unreal. Constantly fighting my ego in my mind, after a year now I basically feel like a monk. I understand how guys wishing to come here long time end up broke, broken and back home again. I'm lucky that I have a online business, serving clients in the western world (at western rates). But even now I am hyper aware of the possibility of that income stream running dry in some years from now. I'm in my mid/late 30's, so I am quite far away from retirement, but videos like these definitely keep me on my toes about keeping a clear and level headed mind with a focus on long term prosperity here.

Best rule of thumb make sure you have that steady flow of income before you leave and tell everyone your broke and all you have is your pension even if you have a million dollars in the bank back home .

Great advice Les if you want to make a small fortune in thailand start off with a big one I'm lucky on my very first trip to thailand I saw an old falung begging homeless and stone cold broke I sat in the gutter with him and he told me his story always have an emergency fund in your home country that cannot be sent to thailand

I am lucky I have a monthly pension that pays every month and goes up with inflation, a couple of friends who had at the time a large sum of money then decided to do various things with it and had no pension apart from their State pension at the age of 66 have almost spent up and live not a good existence with very little money every month, not a fitting retirement in my eyes. It is like the book who stole the cheese it has gone little by little but now its almost all gone. Thanks for watching

No your not lucky Les you worked 2 jobs most of your life but yes emergency services have very good pensions my sons in the navy all he has to do is stay in the navy 20 and he will have about a million dollars in his supperannuation but he's already starting to talk about getting out of the navy and joining the fire brigade 55555 I've tryed to tell him here in Australia it's very hard to get in every man and his dog wants to be a fireman they think it's easy because here I think they work 3 or four 12 hour shifts a week and as you know get a good supperannuation but they don't talk about how many fireman die young from the exposure to all those chemicals but do you recon he listens to silly old dad no dad's don't know Shit 55555 you carnt put an old head on young shoulders unfortunately Les

I wish him luck in becoming a firefighter, Firefighters have far more better protection now than they ever had, so don't worry about breathing in those chemicals, The time off like me in the UK gives opportunities to earn extra cash, the pension is good also so I'd say a win win for him if he gets in. Most if not ALL Western Girls want all your money houses cars and see you in the gutter and will get it via the Courts at least here you have a choice. Not all woman but 90 % of the people I talked to ( MEN ) all say the same thing. Thanks for your comment and for watching

I did the same thirty years ago, but I moved to Hong Kong, and have never regretted any of it .... I am still here now; happily married to a Filipina/Chinese mix and we together own and run a small jewellery business in Tuen Wan, New Territories .... Cheers .... N.

Great video Les. I'd watch it again just for all the wonderful tropical bird sounds in the background! In my experience in both Thailand and the Philippines, the number one nemesis for expats who fail is booze. Nothing else even comes close as a trigger for poor judgment and epically bad decision making. Poorly chosen Thai or Filipina partner is a distant second reason that expats fail, and ill-advised business endeavors are third. Some expats however, are overachievers and insist on combining all three (booze, poorly chosen partner, and ill-advised business endeavor) to insure they go out in spectacular fashion!

Hi Les, been going to Thailand since 1991, heard all these stories a thousand times, my view was and still is if you want to be a MILLIONAIRE in Thailand start with TWO million, because you will lose,,, all that glitters is not gold,,,

My first visit to Thailand was in 2019 where I spent a month traveling around and it’s understandable how some guys, after a weeks holiday in Pattaya, fall into the trap of selling everything back home and moving to Thailand without any long time plans in place. They think drinking at the sea front bars is going to last forever.

I've encountered expats here who have totally sabotaged themselves through sex addiction to prostitutes ($$$$$), becoming besotted with much younger ladies and forking out a fortune to desperately keep them (now that's really sad) plus alcoholism. There are the reckless spenders only living in the present and not budgeting for the future. Others taking on terribly risky business ventures in dodgy get rich schemes. Sadly, quite a lot of men living amongst bargirl scene equate self-worth and ego only as having lots of money to flash about and "impress" others. It also gives them a perceived 'alpha male' status with women and expat peers. Some are swindlers who lie, cheat, are con artists, borrow and never repay. A raft of excuses and a wall of silence. I've lost a relatively small amount to someone but a good lesson learnt. Thailand can be a very dangerous place for some.

Sound advice Les, this not only goes for business start-up's, but anything and everything that you do in Thailand. Don't buy what you can't afford to lose. Keep the Thai dream simple, rent as much as you can, and only buy what you can afford to buy, and possibly walk away from.

Patience and respect, humility and charity! These things bring peace and joy in most any land. If your heart is set on personal pleasure, prestige, wealth, and status above all else, you tend to exhibit this to your partner, friends and neighbours, eventually. Thai ladies are like most people anywhere, if they are in a relationship with a self centred selfish person, they will probably return the favour when they leave, taking everything they can!

My Divorce Solicitor told me that you will loose a lot because your a nice man, and that was true I lost a lot through divorce. But I've seen other girls glad to get shot of their bad men in their relationships and seek nothing from them they want nothing to do with them.

Totally agree with all that i had a laundry in pattaya for 6 years 2012 to 2018 didnt make a fitlrtune but kept me for tree never spent any money on it had to replace one machine and two irons in that time peanuts and seen that pattaya tourists were getting less and less deceided to walk away plus the favt the woman i was with was starting to spend a lot of money on her family which i didnt like and did not want to fund thier problems i think she knew i was going too walk so she tried to milk me for what she could get have to be careful who you entet these things with ive seen loads snd loads of bars go bust for this reason and bloke go bust they keep throwing money at it until it runs out and lose everything now live in issan very nice thank you

Thank you for posting this vlog on this topic , all too often volggers only tout how wonderful the Philippines or Thailand how all will be perfect in your life once your living there . I appreciate your honesty and keeping it real it will help prepare some future expats from being foolish with their money or making immature poor choices and suffering negative consequences . On the other hand some will see this video ,call you a fool , not listen and blame everyone else but themselves when they mishandle their funds and are broke , at least you tired.

Spot on, I have all sorts of good and bad reply's, as long as their non offensive I leave them on to gain a balanced view, I am not right 100% of the time but I can see what happens to people here. Living here over 10 years now I have seen many things. Me and the wife can spot newbies a mile away by how they act. Shopping Trolley with household materials is a good start. Starting a new life here is exciting but some get caught up in the moment and forget about what they are signing up for. Thanks for your comment.

Good video. I lived in Thailand some 14 years straight but started a business there 26yrs ago. I looked. learned & listened for 3 years before I started my business & also learnt Thai. The most important criteria was to get an honest Thai manager? Thats the hard part & not a bar girl. I saw many foreigners lose their life savings & Thai girls taking their cars, homes & money. I still run my business & dont even have to be in Thailand as live away on my farm. I can control it anywhere in the world & have no problems. I own a condo in Thailand & visit once a year now as happy on my farm. I also don't drink so avoid bars...... You can make it if you do it right but you need that Thai manager if you decide to do business as not many foreigners read & write Thai let alone know the laws......

Thai Girls always have a dream of ????????? but no money but will gladly spend your money. For some it is a little stall selling drinks and some of running resorts and buying land then sell again. find the one who wants to sell small things her head is not in the clouds but her feet are firmly on the ground. They do exist but are hard to find. Like all good things.

Hi Andrew, I bought a business in my early days and ran a coffee shop, my idea my money but my partner benefitted from this venture but in the end I did not lose out, we parted and I sold everything and the lease to the shop. Learn from others.

The problem is that when people think that they are living on vacation and behave like that. You need to treat it like home, you cant live as you were on vacation everyday. That is why im a bit hesistant about living in Thailand because it requires a mind transition. Also if I would ever be moving to Thailand the first thing I would want to do is to learn the language properly, I see many expats who dont want to learn the language. I think its about respect to learn the language of the country you are going to live in.

You are very very right, it is who you marry I have been married to my lovely esan lady for 34 years, the biggest mistake is if you have never been in business in your own country why think you can do it here, I am lucky my wife always thought that I knew better I did, we started with five thousand pounds, now she is very very bright, she built her own resort, slowly dos it.

Isn't it called the "Pattaya Flying Club" when the money runs out and the farangs decide to end it all by jumping ? If you decide to return to UK , you won't get social security for 3 months plus 1 month in arrears but you are entitled to a loan after 3.

Funny you mentioned that I have just done a video for those who would like to return. The guy laughed and said Id get nothing and housing benefit after 9 months if I was lucky. @@RetiredandLivingthedream Housing Benefit no longer exists. It's included with Universal Credit now. If you're British , you get UC money only after 4 months but you can get a loan after 3 months. So you will need a few thousand if you want to return if you have no accomodation including 1 month deposit on a room. You can probably get free food and maybe council hostel accommodation but I'm not sure. They changed these rules after the East Europeans were abusing the system and it affected returning British people. Yes, the illegal migrants typically get a 3 or 4 star room plus 3 meals a day plus cash and medical treatment but the UK government seem to want them to come, RNLI transport them.

I brought an investment property in thailand yes the house and lease the land and has payed off very well.for last 15 years i think good on you guys for having a crack thats how people gain success in life as a lot of your messages here are living in Thailand... The 1 big mistake is people move to thailand and arnt buisness savvy to start with and dont have the skills to run a buisness so they will buy a bar this buisness model is saturated in these markets which leads to disaster very quickly.

Having worked in asia for 20+ years I have seen lots of expats make bad decisions. My best example is from HK about an US guy who retired in HK and spent most of his time smoking, drinking and taking random women back to his place. This unhealthy life style caused serious health issues with his lungs which forced him to go back home to recover in a hospital. I do not know the details but one lung had collapsed. As soon as he had recovered enough to get out of the hospital he came back to HK. I saw him in a bar, smoking, drinking and with two women in tow. He passed away shortly after I saw him that evening. He was not young, being in his late 60's, but i can't help but this if he staying in the US he would lived a lot longer.

We all drive our own health standards My sister in her 60's give up smoking when they found something on her lung ( she had smoked for 40 years ) Then when they said nothing to worry about as it was an infection and meds cleared it up she went back to smoking.

If you are a retiree, you shouldn't be looking at using your retirement savings to start a business. You spent a lifetime accumulating enough to retire on. 90% of new businesses fail within 2 years. If you met a young woman in Thailand, she is looking for her economic security. Starting a business with your money makes great sense to her.

Spot on Richard the clue most people miss is Retirement. But saying that I can understand people who retire wanting to do something and the Thai girls always want to do something its in their blood their idea's don't always work but some do. It is hard to make a living here on such low wages. Foreign guys think they can make big money here but not true for most guys they lose big money. I had a few ideas myself, I did run a coffee shop, ( did not loose money ) looked at setting a training program for Thai Electricians but the process is against that. Thai electrics are very bad here so I was going to set up a non profit training group up but too much red tape to do something for free, they still wanted a huge investment in cash into a Thai bank. So i declined and settled down again. Helping people is in my blood. Thanks for taking time to comment.

They are mostly internet cables if the cable is faulty then they renew the cable but do not remove the old one so these cables build up. There is an Electrical code here but very few follow it. As an Electrician in the UK my standards were very high I have done ( helped ) a few guys here my daily rate in the UK 12 years ago was 125 pounds per day here a qualified Thai Electrician is from 1,500 to 2,000 Baht per day 35 to 46 pounds per day. So which foreign guy would work all day for this amount.

You can still get health insurance here at 65 but as with all country's they don't want to insure you once your old. Self insurance have a few thousand dollars tucked away for a rainy day This is a problem we all face one day, I have insurance not a lot but enough to get me fixed up to return to the UK if needed. Sorry I cant be more of assistance. But I know many people here with no insurance, in fact I am the only one with insurance within my group of friends.

I wouldn't go without insurance. I had a widow-maker heart attack in Thailand and staff in emergency refused to even give me an aspirin until I pulled up my insurance documents on my phone. Have your passport on there too. I forgot mine (cuz I was having a heart attack) and staff initially withheld the aspirin because "we don't know if you're in the country legally." Once the doctor arrived everything was fine, but some of the minions were truly scary. Also not a good idea to run out of aspirin. : )

Thai girls are always thinking how to make money, remember Thailand has no social benefits like the UK where money is freely given to those who do not want to work. Here in Thailand they will try anything. So don't take that away from them they have a great work attitude as they have to. Look at the people selling flowers at the traffic light junctions they walk miles every day for a few baht. I take my hat off to Thai people working for a few baht. I agree with the fool and his money are soon parted he was a fool to think this way and deserved to fail.

I know a few work arounds that are 100% legal and better than using an agent and cost far less than an agent. Yep I agree if you had a Alcohol problem in your home country It will be worse here for sure, my friend who was a Alcoholic in Australia now has Alcohol dementia because of his drinking same age as me almost 62. I never lend money, as this is the 1st step in a troubled friendship. Some people learn a hard lesson, Id say before you get to that situation you need to have a plan B get out whilst you can. Recover recuperate get some money back so your solvent learn from your mistake then do not repeat that mistake.

Every gold shop will buy 1 baht of gold....this happened to me I came with 5000usd and stayed for 4 straight years I borrowed from my wife's dad to get a ticket home.... got back grabbed the first job I could as a truck driver then saved and bought a truck and covid hit transport rates went nuts and I'm back now with 14mil baht I can easily make it to 62 when I get social security.

He's got this dream about buying some land He's gonna give up the booze and the one-night stands And then he'll settle down In some quiet little town And forget about ev'rything. I want to retire to Thailand one day and my wife owns a home there but we are looking a a piece of land to open a shop of some sort just so we can earn a little so as not to be drawing from my pension constantly. I saw a cold water washing machine very like the commercial ones in Home Pro for about £200. If the commercial one was £500, and five people put 20 baht a day in your making a couple of quid clear of electricity and maintenance. So that does add up, if you're not renting the space. Even two a day at 20 baht is nearly a 50% return on investment in a year. But that - of course - is why they're everywhere. You won't get two a day in most places!

Ahhhh but it is also the add on the powder the drying and ironing this can double your income. I have seen it done from a village she started with one machine then ended up with 4 also doing an ironing service cold drinks coffee tea and pickup and delivery service.

He had an excellent opportunity to develop the business with that condo complex contract and blew it. Handling the alcohol is a big problem for expats. Would I like more Mmmmm yes but not a lot more another 100 pounds per month would be perfect, I had this little extra before Brexit, since then through exchange rates I lost at most 300 pounds per month but now its down by about 120 pounds' per month. but we still manage and in my opinion live a good standard of life. Me again Les. Ive only just found your videos so i've been having a look at some of the older ones. From what i can see youre living in Rayong near Pattaya?? Right?? I'm just wondering what Rayong is like as a living destination? I'll be checking it out on my upcoming visit but it would be good to hear from someonw who has lived there for a while. Have you ever done a Rayong tour to show subscribers the town and beaches? I cant seem to find one on your home page yet.

You would need a scooter living in this village. There are other foreign people living in this village English Canadian South African German so your not in the middle of nowhere. Spent time in Thailand in 2015. Not a big fan in general. In general I found they really don't like expats, you're just another Farang over there. Highly recommended Phillipines or Cambodia over Thailand!

Disagree I find it much cheaper to live here and the welcome feeling you get when you live here far better than the UK, Very low Crime, that in its self is worth moving for.

Good afternoon Heather, well I can tell you a little bit about this as we were friends with a single lady age 50 plus, who lived here for 5 years. I was her go to person for repairs and information. Her son lived here but he was not the dutiful son if you get my drift. He did nothing for his mum but cause her grief. We took this lady to many events we went to and even took her on Holiday with us a few times as she was lonely living here as a single woman. She was overweight and did not like the Thai men as far as being with one full time, she thought she may of met a western guy here but the odds were against her sorry to say. She bought her own house (was put into his sons gf thai partners name ) with a pool and called it her dream home. but things went against her, she stayed indoors because she could not stand the heat with the Aircon on all day had six dogs which were her only company and as the years went by she became more lonely and she moved to Spain after living here for about 6 years. Not knowing about the price of gold then and now and can only go by what he said he mentioned 1 Baht of gold and getting 1,000 pounds worth of gold on his credit card. But the moral of the story he wanted cash by how ever he could get it. Normally with Gold you can always buy and sell Gold but he had problems

Perhaps they were being polite in saying they do not have enough or felt uneasy who knows but they did not sell it in the gold shops near the original shop.

Good content but you could do without the extra “b-roll” as it a bit elementary. Also I suggest you get rid of the green screen and do it in a natural setting. Other than that, great stories you presented. Best to you.

Thanks for the tip I was just trying out the green screen experimenting. Having done the 14 ay film maker course they suggested always to put B roll in to keep people interested

@@RetiredandLivingthedream Overall the content was great. Instead of still shots for b roll try video and strive to shoot it yourself. Then you can go full screen and then cut back to you full frame. Keep up the great story telling.

If your looking at City life bars booze and entertainment then it would be double this cost. It is hard to put a figure on your question without asking what lifestyle yore after it can be as cheap as chips or very expensive all depends what your looking for. Hi Les this is a question regarding a video you made a while back re the visa retirement requirements to have a certain amount of monthly income coming into your Thai bank account. First thank you so much for the video and information, I thought my retirement dream was unattainable before that video. I looked into it a bit more and I wondered how do you avoid the costs associated with the monthly bank transfers of my pension from the UK bank to the Thai bank ie transfer fees and conversion costs? Hi Shawn, thanks for the question, I transfer 1,200 a month with Wise ( was Transfer Wise but they changed their name to Wise. ) this costs me £7.15 to transfer the £1200 If your talking about the recycle method then return the money to your home country with Dmoney another currency transfer company here in Thailand they charge 125 baht to do the transfer from Thai to your home currency and not bad exchange rates. Yes it’s a fuss but if it gets you what you want it’s worth the little extra work involved.. Email me if you need anymore info lesliepearson58@yahoo.com

you will need 800,000 thousand Baht, thats stays in a bank account for 3 months before application and 3 months after , Retirment visa o , no insurance is required with that application. then you get 90 days and then do online , every year you have to submit the documents again with a copy signed by the BANK OFFICAL ,

I agree there are many like that, sadly if you have a alcohol problem before entering Thailand then Thailand will make it worse, again I have seen this happen to those who are board and sit in bars most days doing nothing. Having something to do helps keep the mind active.
