Hey Zak, appreciate all of your content, it has been very helpful! Currently looking at Solterra in Mesquite for a 3b + study / 4 b house in the 400k-450k ballpark. Impressed with Chesmar houses and lukewarm on David Weekley comparatively to Chesmar, though the bathrooms in David Weekley's are pretty nice. Seemed like Chesmar offered a lot in their base configuration (sprinklers / pre routed for pest system / soft close cabinetry) that were nice touches. Any thoughts on these builders or any other builders in that community that'd offer something like that floor plan? I have seen your videos on David Weekley and Impression, which are building in Solterra, but was not sure on the quality in Solterra. Thinking about doing a new construction

Chesmar and David weekly are good choices. In that community I would also take a look at Highland for sure and potentially brightland. I like them. They have a variety of different projects going around DFW and I think continue to add more variety to their catalog. Quality from what i have seen can be good. not the best not the worst but for where they are and what they are doing i would look at them.

Khov can be good. Biggest thing with them is knowing that they have moved to a Pallet style design. So if you are building you will pick based on a pallet and then pick within that pallet not do full individual design center. Same is true for their inventory. New subscriber Zak. Been watching your other videos, great video as always. I appreciate you telling it the way it is, and the upfront honesty. Looked at your videos for Monterra in Fate as I am looking at new construction homes. Plenty of good options there but a bit on my top end of the price range. Do you have any in Fate area within Rockwall ISD that are close to $500K, about 3K sq ft, 4B + , 3Ba +, 2 Gr+, and on at least 50ft lot. I don't like the look of a 40 ft lot tbh. A home built after 2020 will also work.

We could look at avondale in Fate, Downside is that is going to be 40ft lots but solid builders (Perry, & Chesmar). Other option for rocwkall isd in Fate would be Edgewater on the opposite side but same problem although they may have some 50ft lots. Woodcreek is pretty built out and the parts I think that arent are Royse City isd. Send me an email at hello@zakschmidt.com and lets set up some time to chat about it.

I did come across a couple of resale homes in Woodcreek - especially this one - 210 Spirehaven Drive, Fate, TX, and 343 Bluewood Dr, Fate , TX. Would it be possible for you to do a video on the first house on Spirehaven Drive, and maybe a drive around the community or a drone footage the surrounding area for this house? I noticed the 2nd house is not in Rockwall ISD. I am currently in Richmond, VA and plan to move sometime by June as I am relocating for work and will be working from Plano twice a week. Would love to hear your thoughts on going for an older home compared to a new construction.
