Let’s explore this luxury gated estate in the heart of Adenta a suburb of Accra Ghana. It’s consist of three bedroom houses with maid’s quarters and a community gym Price: $250,000 Call: +233 500101369 #propertyhunterghana
250000 dollars in Oyarifa and it’s all sold out with only 3 remaining. Really? Go there at night and you will see that only 2 people live there and that 80% are empty. You building these homes for the people in the diaspora but the diasporas themselves are suffering abroad with no money and none of them want to go for a mortgage so my advise to developers in Ghana. The way the world is going right now, build affordable houses for 70-90 thousand USD otherwise you will only lock your money in these unaffordable homes only to turn them into air B and B with little return on investment .
Yoaaah! Really??? Even for things that can be verified, they are lying? The dishonest!!!. As you said. better for these so called developers to make these houses affordable. Anyway $250000 is sooo overpriced and make no economic or financial sense. I bet you the cost of building one of this house at the most $50000. Pretty soon Accra is going to become the DETROIT Ghana. May God forbid. So developers you use your common senses instead of chasing GREED.
Everytime South Africa prices are down. Check the price of land and the importation of build materials for the finishing of the house and then you will sympathize with the developers in Ghana. You can't compare two countries. The economic situation in one country is not the same in another.
Is way more expensive than other countries, which economy are you talking about ? I wonder why 3 bedroom house 🏠 in Ghana 🇬🇭 cost millions cedis . This’s very bad . You can build this same house at 700,000ghc . My 3,500 sq ft 5 bedroom house is costing me 650,000ghc .
We need a regulatory body in ghana. These prices are getting out of hand and Most of These estates are ghost towns but they will lie and tell you that it’s almost sold out. Pathetic
It is not expensive because of expats. Some of the following contribute to pricing 1. Cost of land 2. Ease of acquiring land 3. Cost of capital (Interest rate) 4.Cost of construction 5. Labour cost 6. Market force (eg demand and supply) 7 Location of building 8. Demand for that location and many more
Clarification: Not blaming expats for wanting find a home on the continent. But as with any other capitalistic society, supply and demand determines price. Ghanaians taking advantage of the demand from the influx of expats is no different than the real estate market in Florida, California, etc.
These Ghanaian developers always making the maid's room as tiny as possible as if they're going to be standing all night or maybe presume they'll be sleeping on benches
Not only in America in Southern Africa we have small garden at the front and massive back garden it's the norm, it's only in Ghana where I've seen the main garden at the front of the house.
Yeah the back of the house is the front in Gh. Ideally the pool and garden is at the back of a modern contemporary European etc house. But in Ghana, ppl want to show off so you have to walk past the pool and garden if there's any before you go into the house😂
Nonsense. In Europe most gardens are at the front of the house. Don't be ignorant. Every country has its own style of building and building regulations. Why do you think the whole world should imitate what is done in the US? Senselessness.
@@benbo7042 You don't have to insult. It's kinda a trait of those with Low impulse control. Which part of Europe are you referring to? And why do you think everyone must imitate what is done in America. The USA doesn't come closer in terms of Architectural trends. I personally don't like American style of building. And what is Ghana's style of building and regulations? Ppl are just assuming that, if builders are opting for a Scandinavian or modern contemporary European design, it should be so not to create something that doesn't conform to anything. Learn how to present constructive criticism Dickhead!
The most fundamental rule in real estate is location. You cannot compare prices of homes in different countries, not even different areas of the same city. Also, prices are determined by the market.
@@tamnadvardis7039 I shock sef... They think a $250k house is some casual item. $250k for a house a big deal .... You don't put some tiny units in Oyarifa and talk about location smh.
Every time I see these expensive homes I am always thinking about the students that finishes college and need a job but can't find one that even pays well. I think the houses prices are high so people who are not from ghana can't purchase it and make money from it. I don't want to live in Accra, I want to build business in accra then my house will be in Kwahu. Lands is cheap over there and 30K can get you some nice house!!
I was literally going to make the same comparison. It’s unbelievable what you can get in SA for this price. You’re better off building your own house in Ghana then buying these overpriced developments
@@KingKofi01 So true Kofi , you can’t even change the house how you want . The maid’s room outside is so small you can’t even put the bed .$250,000 ? Make it $60,000 at least
@@AfroSoundHouse yes we are 💯. Most of us don't have any options than to buy, let your family members build for you and you will regret, let private developers do it for you and you will regret as well. I started growing grey hair soon as I started my project due to stress... I'm actually planning of acquiring a weapon so I can go and deal with ppl back there, it seems to be the only thing there are afraid of.

Not a bad house. The price egregious. The average Ghanaian can't afford this house. Definitely built for the expats. I live in the US and would not pay 250000 for this house in Ghana or the US. Shame on the builders only trying to line there pockets.
I really don't understand what you are saying. Not every house is meant for the average person. And to say no Ghanaian can afford it is insulting to Ghanaians. Are you saying all Ghanaians are poor and only Americans can afford to buy such properties. Wow!! For your I information, the estate is almost sold out. Only three units are left. And the buyers are all Ghanaians. Not all Africans are poor. Don't believe everything on TV
Please don't be so quick to lash out, these are potential customers. The comment was "the average Ghanaian" which is a true statement. People in the diaspora are Ghanaians as well, and many reside in both Ghana and wherever their second homes are. They are also mostly informed with first-hand information, not TV. It is true that comparatively, the location and quality of buildings in Accra are not at par looking globally. A small gated community is not enough, the entire city counts. The reason for this is understood as well; cost of land and imports to name a few, so I don't see a scam here. I will personally value this property at ~$100, 000. But then what do I know, moot, Ghanaians have already purchased all but 3...@@PROPERTYHUNTERGHANA
Where's the air conditioner and closet for the maid's room? Sheesh, building codes for other countries are wild. No HVAC, no proper heating/cooling, and no closet in a bedroom would never pass here.
Nice concept, but PRICE HIGHLY OVER PRICED..250,000K Dollars for a LAND SIZE less than HALF PLOT..why? No emergency exit, no standby Generator, no fire Alarm systems, No fence for Privacy, no swimming pool for a 250 Dollars house..why?? Poor video capture, pls stop moving camera back N forward, very irretating and very unpleasant to our eyes, pls do better next time..Thanks
What emergency exit are you expecting other than the front door and side door? No aware developers anywhere in the world must provide back up power for you! There is no guarantee a $250k house anywhere in the world must have a pool. My house in Houston is $350k and doesn't have a pool! Seems your just want to hate in the video for no reason!
@@Oyeolsakin we are talking about Africa, you are talking about Houston..? Where is your stand..☹☹.?? Go N take a look at what your Fellow Nigerian ESTATE DEVELOPERS are offering buys with 250,000 Dollars... A SwimmingPool, A standby Generator, ermergency Fire Alarm Systems... JUST DO THE RIGHT THING AND NOBODY WILL COMPLAIN..JUST BE FAIR WITH YOUR PRICE..you are demanding 250K for a House on a HALF PLOT SIZE LAND..WHY..?? Do you know the wealth of 250,000k Dollars in Africa?? Do you know how many years of work, it takes the odinary Ghanaian to save up that money..? Answer me...☹☹!! CRIMINALS..🤫🤫
That house has a terrible floor plan. It has so many walls 🧱 which make it look lize a maze. Second, it's way and way overpriced. I can get a bigger house or apartment in South Africa 🇿🇦 or Kenya 🇰🇪 where they have much better infrastructures and better neighborhoods for that kind of money; therefore, my bid for your house is $140K
That is super overpriced. If the locals can’t buy it then we can’t either. Once moving there we won’t be making American dollars. So it makes no sense to buy a house that cost that much. Only to become broke and have to leave. People don’t seem to think ahead. All yall doing is creating another form of poverty. But the home is gorgeous. I’m just not trynna go broke there.
Why do they even sell in Dollars knowing our Currencies are Cedis? Oh Ghana, when will the average person live a normal life, let alone buy a house or whatever you call it? Its ridiculous 😮
What do you want the authorities to do? Tell businessmen how much they can sell their products? If you can't afford this one, there are plenty of other houses that will be within your budget. Please go through the channel, i have lots of other options available
@@PROPERTYHUNTERGHANA Take it easy. There are institutions in Western countries that appraise properties. They can tell you the estimated price suited for your house. In Ghana, I only hear of Appraisers when there's going to be an auction of Gov't vehicles. Basically, these Appraisers will give you an estimated price based on their evaluation and it is up to you to add your margin.
@@gamej7946 That is very true, and most developers do take appraisal report for the properties because of clients who use mortgage to purchase the properties. And from my experience, the valuation reports I have seen especially those from the Banks price the properties far more than their market value. The reason for the high price of properties in Ghana is more complicated than valuation report, maybe I should do a video explaining some of the challenges in the industry in Ghana. Thanks for the feedback
Funny Ghanaian developers!! How come that high cost? You had all the building materials in Ghana for the building so why that expensive cost? All the environment are full of mosquitoes.
True 250k that's almost 400 million Naira...with that I buy a house in any of the choicest places in the federal capital.. Guzape..maitama..asokoro..gwarinpa..apo..and they will be way bigger than this...and I Checked up the area Oyarifa it's like areas like maraba in Abuja
