It is finally time to tackle this kitchen. If you've been following along for a while, you know this has been on the list since I bought this house. The first makeover I did in this house was the kitchen, that said, it was just a temporary fix to a lot of much bigger problems. Follow along with me as I take on this huge journey of finishing this kitchen and try to stay under budget.

Not tiling the floors is a GOOD choice. Different flooring in a small space makes it look even smaller.

True linoleum, not laminate is good for allergies, has many styles, and is partly made with cork backing

Same, layout seemed ok to me. Quite similar to my house. It's also beyond me why americans ad Canadians apparently cramp humongous appliences into smalls spaces. Who needs 2 doors fridge? Oven can easily be detached to other cuppord.

I hope you'll continue to share costs. I'm planning to renovate my kitchen in the next year or two and am TERRIFIED at what that cost will look like. Watching renovations on YT with folks who share costs is very, very helpful for getting my mind around a realistic number.

Speaking from experience, it is so dependent on how much you are redoing and materials and if you Change the layout. I did a full gut, redid electrical and plumbing, moved a wall, redid my attached utility room also and chose high end materials (mostly). Cost me $115K. I could have done it for half or less if I hadn’t gutted completely or gone with cheaper materials but I’m in it for the long term.

I don’t understand why you didn’t just keep the sink where it is but still do the peninsula like you want. It’s still extra counter space, storage and you still get the appliance garage and bar area you want

It also costs $$$$$ so much money to move a sink. Because you have to replumb all the way to the island.

If the island/peninsula is the main cook prep space, it doesn’t make sense to have it almost all the way across the room from the stove and fridge. It’s a lot of unnecessary walking across the room and back from fridge to prep space to stove when you don’t have to. She didn’t go fully into it, but it’s the kitchen triangle concept she was talking about.

I fell in love with a home I toured that stained a checkerboard design on their wood floors. It kept the cohesive look, but defined the kitchen.

I always loved your original idea to move the island. I think adjusting the triangle would have been fine. I’m doing dark lowers and white upper for our Reno.

I often feel that the kitchen triangle is overrated. It may be important then the kitchen is huge, but not in smaller spaces. And it also depends on your style of cooking - I usually take all the things from the fridge ant put in on the countertop and don't open the fridge while cooking. For me, a comfortable space between the sink and the stove is way more important.

I'm so glad you're not tiling the floors. I live in an old farmhouse about the same age as yours and I have wooden floors in both my kitchen and my bathroom and I've never had any issues. The sealers available now are incredibly good. When I first starting working on my bathroom renovation I investigated marine clear coats but, on the advice of the tradie that did my floors, I went with regular floor sealer (polyurethane) and twenty years later they still look good. Incidentally, in my part of the world we have had the worst flooding in history and an entire town full of houses the same age as yours was totally underwater. The floors and timber frames have dried out and the houses are still standing and being returned to their pre-flood state.

I’m glad you didn’t end up moving the island. As someone who cooks a lot when I saw the first design, I immediately thought that it was so impractical to have the prep space so far away from the stove! Hopefully a newly designed island will help flow issues around the dining nook, but still provide good stove access.

Kinda glad that the tile thing didn’t pan out, those wooden floors are amazing. Plus at re-sale I’d be more keen to buy something with the wood floot throughout rather than tiles that wouldn’t be my taste.

Personally I love my sink close to my stovetop for draining stuff like pasta and also a sink under a window? what a dream to do the dishes and be able to look out! Edit: The frdige with the double door is very common here in europe / germany and again have commented that before but yalls appliences are all so chunky. I wonder why. Go big or go home? haha

In N. America (US/Canada) there is much more space compared to population density than in Europe, so cities are more spread out and housing is bigger and able to accommodate larger appliances. Shopping areas are also in separate areas than residential areas and are too far to walk, so people here go to the grocery store and stock up for the entire week as opposed to buying for a couple of days at a time. So we need bigger refrigerators to hold all that food.

Before the "freezer on the bottom" style fridges became popular here in the US, they were all either top freezer and bottom fridge, or two doors side by side called french doors. Freezer on the left, fridge in the right. Now there's all different kinds of crazy fancy fridge doors and arrangements but in most budget friendly apartments and older houses the top freezer option is most common. They are very impractical

Waaait having a door on the lower freezer on a fridge is actually amazing!! Having to open the drawer and trying to dig to the bottom is the WORST 😅💀

I was out loud saying "no Kelsey don't do it! The drawer is the worst!" 😂 it's just a giant pit full of bags of frozen fruit and that one bag of peas, and everything else just gets piled on top and to make it to the bottom you're armpit deep in frozen pizza boxes and popsicles

I prefer the drawer, unless the freezer is at the top. There's still the issue of having to dig through the freezer to find something, but with the freezer on the bottom with a door, you have to squat or kneel to get to the back of it

I’m not interested in getting on my knees and bending over to find something in the back of the bottom shelf of my freezer lol. much prefer the drawer. grass is always greener though.

Kelsey's detailing all these plans for this big kitchen revamp, and I'm just sitting here going, "Okay, but where are you putting the next miniature area?" Pretty sure that's not even on the schedule, but don't tell my brain that. And I wonder why I can't get anything important tasks finished at my own house 🙄.

If you want a tiled look, paint the floors like they do in france. Do a black and white checker and if you want you can do certain treatments to make it look aged and worn

I don't own a microwave or toaster, my giant air fryer lives on the counter full time and everything else lives in the cabinet underneath it. Appliance garages seem more suited to people who have and use a big mixer often

Maybe you could swap the seating area and the counter tops/cabinets in order to still make the Island work the way you wanted it to... anyways, I'm sure it's gonna turn out great whichever way, I'm looking forward to the series😊

Tile is horrible to stand on if you love to cook, kills my back every day! Be happy you saved $8500 on a huge mistake.. Now on to watching the rest of the video😂

My tile floor is freezing on your feet in winter and I can't bear rugs in kitchens so we have to always wear shoes or slippers. Also everything I drop breaks into a thousand tiny pieces. Wood is a much better flooring for the kitchen

Keep the sink where it is and then you can reorient the island. You could always tile later. Not everything has to be done immediately.

I think the dishwasher is also in the island. If she moved it, she would need plumbing all the way there for it (she doesnt seem to have space for the diswasher elsewhere) which is probably the "over-budget" part of miving the sink.

Outside of the states, do others also have discount appliance stores? They were a life saver for my first home reno. Hundreds of dollars off when scratches or dents are on the side & the cabinets will cover it. My fridge - the employees and I couldn’t even find the dent haha the appliances are all tested and work 100%. Highly recommended.

I just redid my kitchen completely too! So exciting to see this pop up in my feed! I did mine in a 40s-50s style since my house was built then. But what a rewarding process! I lived with my old kitchen for 9 years and now can’t believe I survived that long after making it actually functional. P.S. my appliances are still backordered after 8 months of waiting ugh lol

As someone who spends a lot of time in the kitchen, wood floors are much easier on your body than tile is, also yes to the kitchen triangle. It's essential.

how did you like being a landlord? can you talk about that process at all, how it came to be that the last tenant moved out etc? this would be very helpful for other women who want to get into owning and potentially renting property and being a decent property owner!

Many are going against that triangle especially in a small kitchen. Restaurants often do a inline pattern based on duties. Like you sink, dishwasher area. In short how far are you carrying a pot compared to a triangle pattern So how many steps are you saving. Put a box in each spot for appliance then work a pattern of what you do.

For someone redoing a kitchen to maximize storage and counter space, Lazy Susan's in corner cabinets make great appliance storage without losing countertop prep space, reworking a kitchen without moving plumbing can save tens of thousands, you can add cabinetry in a former "furniture" corner if the island has seating, and there are screw- in adapters that convert pot lights to pendants. Keep and re-use original flooring whenever possible- the quality is not matched in modern products.

I think you should paint the wee piece of wood at your flat door (minute 5.40) black to tie in with the tiles and hardware. That light brown feels jarring to me. Love this series!

What about tiling anyways and using a mobile open shelving island in the middle? One that you can arrange according to your needs and that let’s the light from the backyard through and makes it possible to see all the beautiful flooring. I think that would look beautiful. But anyways good luck, I am so excited to see the end result :)

I love a great kitchen Reno and this one will be. Personally, I like the idea of changing the placement of the island. If you're keeping it where it was then why rip it out? And $8500, tile job, ridiculous, that's almost half the budget for a kitchen, minus the appliances. You can buy tile at Lowes and find a subcontractor for the install. I do like the wood floors all the way through.

Hey Kelsey, not sure if this has been said yet, but why not take out the bench seating and make the island top longer or a drop with stools? That way you keep the seating, but the area doesn't feel so cramped. That would also give you more storage perhaps?

Re Lights over the island dilemma: If there is enough light in the room and work surface and you are simply wanting to create emphasis over the island, consider a pot rack. My mother had one that she used in most of my childhood homes (my parents moved - a lot) sometimes she even put plants on it. I recall a particularly happy Boston fern. Otherwise her collection of copper cookware had pride of place. These days, with battery operated LEDs you could even sire with fairy lights for some party drama. Thank you Kelsea. I'm enjoying watching you decorate your home :)

If you want the look but not the price, ChrisLovesJulia has a peel and stick checkered tile. from reviews, it's been used in bathroom, laundry room, and even kitchen and have held up pretty well.

This kitchen is a bit of a challenge. I would have left the triangle where it is, but where the table is, I would build more cabinets and counter space. I would then place a vintage style round dining table (with leaves to expand) and chairs in the middle, slightly closer to living room space. Many kitchens in the older days had their dining tables in the center of the room. The existing island would go. The dining table in that corner seems quite squished. I’m glad she kept the wooden floors. I’ve had wooden floors in my kitchens and they’ve not been a problem.

I was JUST thinking the same thing. Make the island horizontal instead of vertical and move it a little closer to the kitchen. Bam. Defined kitchen and more storage.

I’m sure you already made the decision, but a drawer freezer is a pain. I finally went back to an old fashioned top freezer. I think keeping the floor is great. I love a wood floor in a period kitchen!

Is there a way to shorten the island to give more room and make the room feel bigger? If you want to move the sink, you could put it in your island. Cover it when not in use. As well as add the dishwasher.

you should keep the current sink/fridge/oven layout, but still do the island layout you want! you can add an additional sink to the island, maybe a smaller one like a bar sink. having two sinks in a kitchen feels so luxurious! one for prep work or entertaining and one for traditional dish washing

I love this series! I wonder what you're gonna do with the upstair kitchen once your new one is done, are you gonna keep it that way or make it into a whole new room? Seems like you need to rethink spaces since you can use the upstair floor now.

Would be kind of a waste of money to remove it all again when Kelsey called it 'not her forever home'. An extra kitchen could be good for re-sale value. But I'm curious as well!
