Personally, I would wait until you have rented out your current Palm Springs house first and see how that goes as an Airbnb before purchasing a similar home in the same area. I have no doubt your Airbnb will be a success, but we are living in uncertain times.

Honestly, feels like you dodged a bullet. The location was perfect, but the house itself maybe not so much. Better to put your money towards something you’re even more excited for! In Palm Springs or elsewhere. The bidding process was also a bit suspect, almost like they didn’t want to sell to you specifically.

ya people will specially not sell to people they know/think are going to be renting out the house...its annoying to live around airbnbs haha I deliver pizza to a lot of neighborhoods and in the last few years people are more and more unhappy about how many houses are being rented out on airbnb. brings in party crowds

Am curious if you mentioned that you owned the house across the street and intended to airbnb both places. The owner could have knocked back your request based on that. It's not always just the higher price I suspect.

As someone who put in 13+ home offers in order to get our first home I’ve learned it wasn’t meant to be if you didn’t get them home! Opens more opportunities on different things or homes in the future!

Maybe Shelby should consider buying a house in a tax friendly state like Nevada which has no state income tax and low property taxes? Maybe look for a mid-century modern home in Las Vegas or a mountain cabin on the Nevada side of Lake Tahoe?

Las Vegas for sure, the second you get up into Northern Nevada...and by the Lake, there is nothing going on, and the cabins get thrashed, the snow is too much. Reno has a slew of issues with the new Title 18 Planning codes, and its a dirty city. Literally its a dust bowl :) I vote for Vegas

It's always a good idea to prove your model prior to extending further. Get some revenue flowing with the first Palm Springs house, prove the model, then extend further. That's at least what I would do.

Real property owners right now, might be receiving all-cash-offers, (receiving a fast for-sure-deal sell), low to no contingencies / purchased without any repairs by seller. Saw a property across the street get picked up by what *appeared* to be a fix and resale or A.K.A., a “flip-biz.”. Owner simply gets the moving van, then is gone. (Like a renter). Seller market is on fire. Thanks for the update. Seems you are plenty busy going back and forth with your current PS property paperwork and house changes. All the best wishes!

The housing market in Canada is absolutely ridiculous right now too - people paying all cash, sight unseen, upwards of $300K+ above asking price. Maybe you would want to wait until we rebalance, especially if you’re just renting it out. You’ll know when it’s the right place 🤲🏼

Sorry you didn't get the house. After the purchase closes, you should be able to see at what price did the other buyer paid - likely over $130k more, since the listing agent didn't come back to you to improve your offer. Pls let us know!

Hot tip: Use some baking soda on that pan with some hot water and let it sit for a bit then it will come right off like butter. No scrubbing needed.

New York is the most prickly real estate markets in the United States. Because the agents are judging if you are looking or do you really want it. If it’s a cash offer. And the seller usually want more than it’s actually worth. So many variables involved. Good luck.

Be glad you didn’t get the house. It probably would’ve been a nightmare. I wouldn’t have offered more than they were asking for it, and judging from what you said about the condition of the house, what they were asking for was probably too much. I think you should stick to Meet Kevin’s rules. Look for wedge deals. Don’t overpay for anything, and try to get what you can for as low a price as you can. You can negotiate to see if they’ll deduct the cost of repairs from the asking price. Remember, you’re buying this house as a business venture. It’s not going to be your forever home, so you need to play hardball with these people. Don’t be afraid to walk away.

I think this is fine if you live in an area where that's a thing. But in most major cities and tourist areas, properties are purposely listed under market value in order to incite bidding. Technically, you're not overpaying by a lot.

Palm Springs is a very small community. The bottom line is, many other people want the iconic mid century Palm Springs vibe, and the community leaders are going to do their best to give everyone a chance to acquire property. This might even be generous donations to city affairs.

Ugg this. We’ve been trying to buy a home and on multiple offers we ran into listing agents/sellers that would not accept an escalation clause and it was so annoying! On some they wanted us to make an offer that would last like 4 days too… which was just crappy cause then for 4 days they could tell other people they had an offer in hand for x and then try to get higher offers. It really rubbed me wrong each time they told us up front they would not accept that clause in an offer.

As soon as the realtor said they don't except that kind of offer I would have walked. Personally I feel the escalation offer isn't good anyway because you come across as holding out and playing games. This gives the seller power to rase the price. Offer what it's worth to you and move on.

just be cautious if the other realtor comes back saying we have another offer 50k over or w/e because they can lie. Sad but true. Realtor here : ) Who would never do that, but its sad people do so just offer what you are comfortable with even if its 20k over asking and go for it!

We bought a house like this a few months ago and we’re concerned about that. My realtor said he would require proof of higher offers. But we got it at asking price. I did think it was weird though. And can a realtor even show proof.

Never heard of trying to offer something like that. Make a good offer and if they get something higher then you counter. Or just offer the 130k over. These days the listing prices are only starting price to get interest and it is expected to sell for much more.

Not sketchy, it was a silly offer. You can authorize your agent to make an offer and then automatically counter higher up to a limit, but you don't make that off directly to the listing agent.

The bidding process on the house was very different. Did they want to sell you the house or not? Real estate sucks! Here in Austin people are bidding 100k plus for houses that need major renovation so I'm not sure if one should be happy if they get the house. Everything happens for a reason so maybe you are lucky that you didn't get the house.

We had a deal on a condo in Palm Springs and the realtor made it fail. He told the sellers agent we didn’t want it and told us that the sellers agent said the sellers daughter decided to keep it. Well, I called the sellers agent and guess what, our agent was out of the deal! We then tried to purchase another place and the agent (different agent) made every excuse and never presented an offer from us. The place went pending the next day for less than what we wanted to offer. Palm Springs needs a good Realtor, tell your sister.
