Jennifer! Long time subscriber and have msg’d you a few times. Thank you for always getting back to me. LOVE your content. VA Loan… how long do I need to have at my job to apply for a VA Loan? Looked at my old loan paperwork for my home I bought in 2021 and was told at that time I was working for the VA for less than 12 months at the time of the loan and could not use that income to qualify. Was told “The VA can be picky about employment less than 12 months”. Wondering if that was true back in 2021 or not?? Thank you SOOOOOO much!!
It depends on your prior job gap history and length of time at new job. There is no one size fits all answer on this as it is depends on your unique work history
If you are hourly and never work less than 40hrs/wk and are just running numbers off of 40hr/wk pay then would you ever max qualify someone for what they could get based on that base 40hr/wk "salary" knowing they always work overtime or still no/ it doesn't work like that? I have no clue how the finance part works as I am alone and my pay has been inconsistent but always going up.
If you’ve been at the same job for two years, I can actually use your overtime. If I can’t use the overtime and the buyer wanted to max qualify, I would be fine doing it knowing there is overtime. However, something to always keep in mind, is that what we saw in 2009,2010 and 11 was that when the economy crashes overtime goes away. So if you can qualify with just your base income, that’s always the way to go however with some jobs overtime like 50% of the pay and not going to go away even a recession.
My buggest question is can i even afford a house/mortgage. Like is 45k/yr enough to get a house even if you don't have debts? Like anything bc idc what it is I just need my own place so I can actually start doing stuff. Like is 150k reasonable given theres nothing crazy as far as flood/tornado insurance or anything like that bc everything around me is relatively cheap comparatively but idk if I just have to make a lot more to be able to get a house or if I can where im at now bc I can't keep doing this for much longer if theres no prospect of ever having my own stuff
