@@johannes2678 Unless it's an investment move, buying a house is always an emotional purchasing. It's very personal and it makes little difference how big the buyers' budget may be. People may be the most rational and shrewd business minded individuals who are well versed in the matter, but once they step into a property that has what they are looking for, not always on a rational level, on the contrary - they are sold. It's about vibe that place has, the feel that buyer gets once they are inside. You can't rationally describe it, it's just a feel of finding your safe place where you feel good and at home. Vibe is like X factor, charisma translated to properties. If you don't feel good in the house, rationalizing it's advantages won't help much - unless you are buying to let or to flip. A buyer of this place has a budget that allows him a luxury of choosing with heart not with mind. In such place, loss of square footage is less tragic than the same thing in small city apartments where you have an entry that takes 1/4 of the space and can't even accommodate a closet. This is a joy house, someone with a money treated themselves with a joy ride.

The living room is a cat house might be the funniest thing ever on your channel. He talks about a lot of things that are just ugly, but how wonderful they are. I also thought that looked like a guard tower in a prison. I did like the volume of the foyer, but as you said upside down house. I've stayed in a ski in/ski out place. You definitely want to be able to see if the slopes are crowded and what the snow conditions are.

Great video, Arvin. Very informative - and entertaining. I liked when you paused, and said can you spot the three flaws. I tried, spotted only two of them. But I like that - and please do that more often. By the way, the property reminded me of that other horseshow shaped Beverly property, that is still on the market. You know the one I am referring to, with the massive underground entertainment area, You spent a lot of time there when you were on that real estate TV show on CNBC, was it. Thanks again. RC

Arvin, this is SO interesting. I was following Enes for years and never thought there would be more to tell about these houses since I have no idea about architecture etc. After finding your channel and also getting to know the "other" perspective, this is so interesting I can't get my eyes and ears off your videos. I now also think quite different about Enes, never thought about that, but yeah he is obviously hired to present houses that don't sell in the best way whilst liking every bit of it. With you I now get a more objective perspective that completes the whole stories .. well done + new sub. :-) Keep the good work going!

Hi. One of your Enes videos arrived in my feed yesterday and I'm hooked! I've watched so many now. You have excellent taste. You certainly show an inspired expertise about real estate. I like the way you're generous enough to give credit where credit is due. And beyond all that, so much of your narration is lol funny!! Here are a few of my own observations. Regarding those NYC "penthouses", OK, although minimimalism is not my go-to style, I do understand it and even appreciate it for what it is. But so many of those places look like giant walk-in refrigerators. And regarding the L.A. mega mansions, they all start to blur together as been-there-done-that rehashes of the same thing over and over again. Even if I had that kind of money, I really would not want to walk into a "living room" that comes across as an airline terminal.

I agree with you 100%. I was never a fan of this house, but somehow, in many enes videos both of them (RIP mikey) keep referring to this house, I really think that this is one of their favorites, and I never quite got it.

Right out of the gate, we learn there’s a bowling alley adjacent to the bedroom. Enough said. Imagine going to bed with a headache and your spouse spends the evening rolling strikes till 2am. Can’t wait to see the rest of this colossal masterpiece.🤗 Okay, ten minutes later…. If there’s going to be a quarter mile of wide hallways in the house, I’d make use of them by a combination of recessed bookshelves, lighted shelving for objects d’art, and art gallery space. Is that wraparound decking heated? If not, somebody will be shoveling snow all winter long.

I grew up in a house with that horseshoe layout, but I know my parents did it for a reason. My sister and I had the west side, my parents had the east side, with the kitchen and family room on the west, the kid's side. The formal living, foyer, and formal dining in the middle facing the pool in the middle of the U. We weren't allowed in the formal areas EVER. That also kept us from our parent's side and their areas, my dad's study and my mom's dressing and closets. They knew what they were doing. I didn't sit in the living room until I was 24 years old, after graduating college. I felt like a grown man and a peer when I was finally allowed in our living room. My mom kept us outside when we were kids and we could only enter through the garage side door. She called us yard apes. Lol.

I think this one was too short compared to other videos. But I agree. I use to check these tours as a millionaire who is buying the house to my family and sometimes I see bedrooms that are suppose to be for family members without a walking closet. Imagine you spend millions in a house and your son can't have a walking closet. Or no privacy at all, with all the neighbors's windows facing your pool. Sometimes they even try to hide, but we are able to see.

I remember the days when the word "Masterpiece," meant something. The "Meisterstuck" used to have magnus opus significance. La Sagrada Familia is a Masterpiece. I don't know why the current real estate crowd, pimps the word around with gusto. Whoring a word does not make it real. BTW, these videos are just what the mansion-watching market needed. Your channel has been a wealth of info and reality. Houses priced at 58 million but sold at 28 million.180 million dollars of properties in the market for years! Thank you, Arvin!

This is by far my least favorite mansion/mega expensive house I’ve seen on RU-vid. That blue brown/bronze color combo is hideous & that cat furniture in the main room is comically bad. It’s hideous even by 1980’s standards…all it’s missing is yellow purple &/or teal triangles with black & white checkered accents.

Arvin I think you were an architect before you became a real estate agent, you understand house design so well. Nice to learn in the video that a U shape design makes the inside of the house smaller, upside down design is not good and many always make you lose square footage in the house

Once again your eye for the real detail. 👍 leave alone all the other flows. Bedrooms facing Bawling Alley, and guard tower? That would scare any buyer unless they plan to make a YMCA out of the property. For that purpose, I would buy it for far less. The young man has to really start taking a good look at what he is presenting.

I am a quarter Persian so a lot of my family members are in real estate or real estate agents. I couldn't do that job bc I know most of the houses I would show I would have to ignore the negatives of the house because all that matters is selling it right? That's why enes never says any downsides because all he is trying to do is sell? I want to do a job where I can actually be honest about what I think about it.

Wow, it has a guard tower. I'm surprised you didn't mention the use of exterior fake stone (textured concrete blocks) on the interior. For me the use of external textures on the inside of a home is a real turn off.

The footprint of ghe house is gigantic and then pick a design where everything feels cramped. AND then add gigantic couches. I laughed out loud when i saw the dining table because whoever sits at the narrow point has to get up when someone needs to go to the toilet.

The chandelier looks like an artists vision of a DNA molecule. Was the owner in the pharmaceutical industry? The decorative elements most like reflect the owner.

I like Enes, I like the houses he tours and i don't blame him for leaving out the flaws of the homes. if he did mention them the property managers wouldn't let him tour the homes. i don't watch him as a person who can even remotely afford these homes but to appreciate the unique architecture and amenities these homes have. and to laugh at some of the obvious flaws.

Love your take on this home. I will disagree with one thing though...if you're a skier and want ski in/out directly into the slopes, often you *can't* have a view of the slopes. If you have a good view of the mountain like that, it's pretty hard to be ski in/out. It's a trade off.

Where do you put your coat, boots at entry? Skis and boards? Kids toys? You still have to "live" in the house? Too much walking to get around. Like a cruise ship. Would need an intercom system. I couldn't live in these mega houses. The design feels cold and isolated.

I actually like the hallways. Even Versailles has long corridors (hallways). Also, there's a difference between flaws and preferences. I think you missed the boat on this one; the house is not so bad (though it is overpriced).

I don't really get why this is even a thing that exists. I get the motivation of developers in urban centers where you got to make do with limited availability or plots / Properties for sale, and demand would for whatever you might develop might also be bigger,. So chances to find someone willing to pay asking price for these luxury houses might be there. But is there really a market for a property like that way out in Utah? Something with all these decorations to a very specific taste ... like the blueish purplish mirror thing, not to mention the Bowling Alley - only reason to put that in that location seems to be for the owner to be able to hunt his guests with bowling balls as they come out of their rooms in the morning ... with this kind of money for a seasonal home: Why wouldn't people just get their own plots and build to their own personal preferences? On the view of slopes: I have lived in a ski resort for some years - it might be fun to check out some action in the winter, but in the summer you have these long often not very healthy looking grass patches in between somewhat forested sections with all the installations for ski tourism on top ... so I wouldn't really want that from a Luxury (even just seasonal) Home (Hotel might be fine).
