Many Florida condo associations have been happily plugging along for years pushing needed repairs into the future to avoid hefty fees. That's all coming to an end in 2024 with new condo legislation forcing them to review the structural integrity and save up for big repairs. As a result, owners are listing their condos en masse, causing prices to drop. This surge in listings has caused a huge increase in condo inventory across Florida. There was a lawsuit in NY after a couple bought a 700k condo. They learned they lived above heavy cigarette smokers. Their apartment reeked of cigarettes every night. The smokers tried to accommodate them and installed an exhaust fan from their own money, but this did little to solve the problem. Since there were no rules about smoking in the building, the lawsuit was lost. "Let the buyer beware".

Dumb lawsuit. There must've been a smoke smell when they toured the unit, unless they bought it sight unseen which is its own bit of stupidity. Like all homes, you will be affected by your neighbors. Always check out the neighbors and the neighborhood. The US is a buyer beware nation. It is always up to the buyer to make sure they are buying the right thing.

my friend's mom bought a coop. the board suddenly tripled that maintenance fees. So shareholders were forced put their apartments up for sale. But buyers were scared off by the high maintenance fees so to try to sell the apartment, shareholders started drastically lowering the sale price. But then the board refused to accept the lower sale prices and forced the sellers to raise their prices to market value. It is a vicious circle and the coop /condo boards control your life in a very bad way. These boards should be illegal as they have no supervision. They can run a building into the ground with no accountability. Not to mention that you can present a perfectly suitable buyer to them and they can turn that person down for no reason and are not obligated to tell you why.

A co-op is as bad , worse in many ways than a condominium. Owners don't own their apartments but own a share of the property, then rent it back to from the co -op corporation. Much stricter rules and regulations. Avoid at all cost. Better to live in a van down by the river. ways , than a condominium . Owners of a co - op own a proportional percentage of the total property. The board of directors make the rules as they see fit. They are to be avoided at all costs.

Are you discussing a condo or a coop? The difference is the coop is jointly owned by the residents who have a say over who lives in the coop building. Condos are individual units that are managed by a board of owners (generally) who are elected by the homeowners. Condos don’t decide who is going to buy into the condo building unless the condo was built as a 55+ building or some other specific targeted market. And, in addition to the condo board, most condos also have a management company that oversees maintenance on the property.

My wife and I live in Western Pennsylvania and bought a condo on Venice “island” to escape during our winters. It was 2 blocks from the beach and public tennis courts next to our condo which attracted us and downtown was a block away with great restaurants. We put it up for sale within 3 months. What drove us away? Noise, noise , noise….noise from above units, noise from below units and noise from shared wall units. It was a nightmare! We will stay in our lovely Western Pennsylvania home and enjoy the seasons.

With the corrupt hoa fees for homes we are almost in the same boat. Except you can still access your home since there is no elevator to break and hoa decides not to repair or can't because other owners did not pay the maintenance.

@@geebrewer8186 A good way to put it: if $500/month preventative maintenance (hypothetical number per unit) for 5 years prevents a $200,000 accident (like a severe leak/flood or a roof collapse), it's still worth it. For the Surfside building, pretty much the whole thing collapsed and almost 100 people died, I'm sure in hindsight a lot of residents would not have minded higher fees if that kept the building safe.

They're supposed to bake in maintenance costs into the HOA fees _before_ the maintenance work, so that when you need to do the maintenance you have enough money to pay out of pocket with some extra for incidentals. This is why choice of management company, accountant, and HOA board is important. And why you as a resident/owner need to keep an eye and ear out for what is going on. This is your life. It is where you live. Pay attention to what is happening around you.

One of the ways to avoid this is to find communities with long term residents. My place has people who have lived here for 40 years, including the HOA president. They care about the long-term maintenance of their homes.

It's usually not a giant fee. My HOA is like $300/month. Far less than rent. And some of those fees go towards maintenance and such, which is money I'd have to spend anyways. Just like a stand alone home, you have to remember that the mortgage payments give you principle in the property which you will likely get back when you sell. But rent money is gone forever.

Scam? You seem to be suggesting those "high" condo fees are padding someone's bank account? The reality could not be more different. Condo fees are set by the condo board made up of condo owners. The fees are based on the building or communities' annual budget. A portion goes to property taxes and insurance. Some thing non condo owner must pay as well. A portion goes to staff salaries or a property management firm. A portion goes to reserves to cover maintenance, repairs and projected expenses for elevatores and.other mechanical equipment, painting, landscaping, paving etc. Most of these expenses are all part home ownership. With few exceptions, condo ownership is a bargain compaired to purchasing and maintaining a comparable single family home located in the same neighborhood. They after offer more amenities, such as pool, playgrounds, fitness centers, tennis courts, and large party rooms.

I never never understood the concept of actually purchasing a condo. It’s an apartment - you can hear people underneath you on the other side of walls, etc. I moved to kind of a boring city in Idaho to be able to afford a decent house, and my God, the peace I experience, can’t put it into words

If you want to go to where many well paid jobs are but without hours of commuting, you won't find detached homes on large plots there but multi story apartment buildings - so if you want to build equity rather than renting, you'll end up buying a slice of one of those. Depending on where you're going, this can be a good thing - I live in a 1907 building in a German inner city residential area. Most of the units are inhabited by the owners, we know each other and occasionally have a barbecue together - plus, it's been a much better investment than a house somewhere in the sticks would have been.

You build equity that you can’t with a rental. It is helpful for many seniors by eliminating yard and home maintenance costs that they may not physically be able to do but keeps their taxes low while building that equity.

I think it depends on many factors. Condos can be really different. I live in Wisconsin. The buildings for my condo complex are four units to a building. They are well built. I live in a first floor unit. I seldom hear anything from both my upstairs neighbor or the neighbor living next to me. It's the quietest place I've ever lived. It's the best of both worlds since I'm 60 and don't have to do any yardwork or anything like that. It's in a quiet suburban neighborhood of single family homes. I pay a mortgage and am building equity, unlike when I was renting.

It's not all doom and gloom. I live in a 176 unit condo complex just east of Oldsmar on a canal leading out to Tampa Bay. I LOVE it. Avoid any condo's over 3 stories and not directly on the ocean and you will be ok as long as the HOA is run well and fully funded. My 1/1 unit is 805 sq. feet, taxes are $152 per year(homestead exemption) and my HOA dues are $253.01 per month (inc. water, Olympic size pool, tennis courts, landscaping, and it's gated). Few kids as we have no 3br. units. The 2br units HOA fee is $350 per month. The buildings are painted and roofs are replaced every 10 years.

Also you can get the top 3 Rd corner unit and if you are going to 55 and over , there is very little chance for noise. There is no chance it could be flooded or destroyed by a hurricane. Only thing you have to make sure the roof is ok . Yes I have the same size condo 800sg feet , 5 th floor in 6 story condo . Exactly same tax$ 160 per month , maintenance was 270 , now we have $400 because we need some reserves . And it's time to change the elevator but it's $ 100 per month . I would say best bet very nicely taken care of 3 story , 55+ ,with the honest president and board , plus fixed roof and ok elevators. It's also surprising how they are bashing the 55+ community. There is almost no chance for kids or loud music. But you may have an issue with laud TV.

I think it’s hilarious when people say Condos are a scam. What other alternatives do you suggest? Buy an expensive house and become house poor? Rent an expensive house and pay off someone else’s mortgage? Rent an expensive apartment? Rent a cheap apartment in a very less desirable neighborhood? Be homeless and live in the street? Come on now let’s be serious here. Everything isn’t for everyone. In my opinion there’s downsides to it all. A pro in owning a condo is its low upkeep and easier to up and travel when you want to. We are retired. Moving from a house to a condo cut our yearly maintenance costs in half. Taxes and insurance is lower and makes up for the HOA fee. We are only 2 miles from our former house. I heard more noise from neighbors in their yards than I hear at the condo. I do not hear noises from other condos. We made the change to a condo because we have a 2nd home over 250 miles away and did not want to maintain 2 yards. However, when we have to sell the vacation property, I will be just fine full time in the condo. I love the ability to lock and leave and be gone for weeks.

I read a comment on a different site. The commenter pointed out that most hi-rise condos were built with formica kitchen countertops, faux-marble bathroom countertops (some kind of synthetic material) and floors were carpeted. New owners remodel and update with granite, real marble and hardwood floors. The buildings were not designed for all this extra weight.

I started out in a 2 Bedroom Condo apartment in Puerto Rico. First thing I did was to put good Hurricane shutters. I’ve seen what Hurricane Andrew did to south Florida and learned to be proactive. Also; condos in PR are totally made of Concrete; so they are stronger to Hurricane winds. Went through Hurricane George in the apartment. It’s important to have COMMUNITY in these condos… because even thought you want the privacy … your neighbors will be like your family in emergency situations. In our Condo we where very United and had smaller groups that would look out for things like Upkeep, Safety, Elderly assistance committees ( this helped like a charm in Hurricane George) and of course Natural Emergencies Committees. Also fun stuff like Recreational and Christmas Party Committees. It was a extraordinary experience. Had to move because we where expecting twins and needs the extra space. But we still love that apartment. Recommend you be very involved in Condo Administration and decision making. The whole 8 years a lived there I was part of the Board of Owners.

We lived in a senior community (10 units in 5 duplexes) It was pretty seamless. One of the reasons it was good was all units had to be owner occupied.

I was lucky, I guess. When I had my condo for 4 years, I think it was just 1 time I heard a very low sound from 1 of my 2 neighbors. The way the condo was built helped reduce noise through the walls, so that was great. It was more like a house to me.

I lived in a luxury apartment and I had the luxury of listening what my neighbors were doing, what they were cooking,when came and went. I got out early on my lease, it what was horrible experience.

Florida in general, I think, is one category 5 hurricane away from a terrible economic disaster. Specifically, a hit on a major urban area which will cause damage of such monetary magnitude - and put a fatal bullet in the insurance industry - that there will be statewide repercussions. It may not happen this year or next, but it will eventually, and there won't be anything that can stop it.

Yes, Ian was very strong and Michael was even stronger - BUT both of them came ashore in locations that were not major urban cities. Someday that will happen to Florida and the resulting economic problems will be terrible for the whole state, particularly for insurance.

All depends on the quality of the construction. I live in a nice/large townhouse, middle unit and we don't hear anything, ZERO. Even if the TV is off, nothing. Its a blessing, after reading here. A good friend of mine, moved to a large condo and they knew more about the life next-door than there own. It was almost as they didn't have a wall to next apartment. They sold it.

I live in a condo in a major metropolitan city and I’m also the Board President. Carefully review the associations finances and reserves once you put an offer in. Many associations, under pressure from owners, do not plan accordingly for maintenance which is wrong. We have very healthy reserves and never defer maintenance on the building. That is absolutely critical. Each building elects its board members and some are excellent while others don’t know the first thing about budgets and maintenance. They get elected into their positions often under false promises. Any board that states we won’t raise the assessments is ill informed and being dishonest. Cost of living and CPI increase year after year so guess what? So will your assessments. Do your research and don’t be afraid to buy into a well maintained building. Participate in your community meetings and get involved. The vast majority of boards want to do the right thing and are successful at it. Lastly, all buildings should have a reserve study. They are reviewed by the board and management company.

I’ve owned a condo in SC since 2010 and my HOA fees have went up from $330 - $500…that and my insurance and real estate taxes is all I pay(combined under $2K). What do I get for my HOA, all exterior maintenance, multiple pools, tennis courts, basketball courts, beach volleyball pit, pickleball court, hot tubs, gym, beach cabana with private parking, gated with security, 4 golf courses, grills, plus my Cable, internet and land line phone. The place is immaculate. My condo is in the top floor so almost no noise and since most people are in their 50’s not a lot of noise anyway. I’ve owned homes and do not want to do the maintenance.

800 a month HOA fees sounds like a lot, but you have to compare it, such as where is it located? Is it located in a very expensive beachside location? Do the fees go toward maintaining the pool plus a fancy exercise room, a place to park the car in a covered garage And more? I think you have to know more about what the fees go towards to see if it’s expensive or not

Random maintenance bills? No in Florida maintenance they’ve been deferring for decades needs to be brought up to date. And a lot of them have zero reserves. They need to fix that too. That’s why the comment charges are shooting up. And then of course there’s the expensive insurance which happens. The insurance companies have to pay $1 billion claim.

You would have in a house, maintenance of the building and landscaping assuming you didn’t want to do it yourself and if you bought a place specifically because it has amenities you would need to pay for them just like you’d have to pay for if you put in your backyard.

Let’s face it: most people who own a condo in Florida have no initiative to learn about condo law. Those on the board wing it, and the rest continue their everyday lives until it hits their pockets. If you’re going to live in a condo in FL, take the community association manager (CAM) course to educate yourself.

Very well said. The only reason I joined my subdivision HOA board at first was to handle the external affairs. We were battling a developer on a contingent t lot zoned one house per acre who wanted to build 4 story apartments, then later to stave off tyranny and keep the community participatory and not a boot on the neck

I live in a condo in Chicago. I rarely hear anything when the windows are closed. We've lived here since 2004 and it was a good decision. It hasn't appreciated as much as a home or even a townhome, but it has appreciated in value, gotten us a tax write off. It is close to everything; we need a car maybe four times a month (and may get rid of our car when our two kids are gone.) We are both self-employed and we've been through two recessions, and the cost of our home is so low, I never worried about not paying our mortgage. All that said, I have seen horror stories. One condo building near us developed a crack along a wall that stretched the length of the building. Other times builders have gone bankrupt before the building was complete, but after people had bought units. Our building, being 20+ years old has needed some special assessments, but our board has been conservative about it, and also gotten financing so people didn't have to pay up front. I think we got lucky ... and knock on wood, because who knows what is around the corner.

When looking at a condo it’s so important to hang out at the building if you can, visit in the evening and see what it’s like when everyone gets home from work. Also, board burnout is a thing, I ran for the board at the place I used to own and got stuck there for more than a decade.

I owned a condo in OC, CA for 14 years. Never had An assessment, but by the time I sold it, HOA dues were nearing $400/mo. I bought at the right time and sold at the right time, doubling my investment. I was lucky enough to buy a single family home in a neighboring town. Glad not to have an HOA payment anymore.

We usually rent a condo in March or April in Florida to get away from the cold weather, well the rents for condos per night have pretty much doubled in price, they basically priced us out. We will find a different place to go to.

My GF just bought a new 55 and over condo in a nice, growing area. It’s a glorified apartment. I’ve lived in apartments so I can see the appeal. The fees you stated are a sobering reality many don’t consider. Her energy costs are minimal, she has a pool, but she’s always fighting the HOA to do the maintenance. I’ve owned two homes and there is constant maintenance but I control the quality. I like performing property maintenance but I’m getting older. Condos better suited to older retired folks with money or busy professionals w/no time for maintenance and whom can afford the lifestyle. She pays additional $300/mo in fees. That’s cheap around here.

If your condos depending on fees and fines, it means they also have low common charges. You gotta pay the money somewhere and if your condo is doing special assessments, it means it has no reserves. That means it’s mismanaged. Which was permitted in Florida.

That will be death knell for HOAs and small condo living in FL when people sell at fireside prices to get out of their burden of fees looming ahead. The law was meant to address very tall condos after collapse of that condo that saw 100 ppl die. That’s evil mismanagement for purpose of profit. Entirely different than avg 2 story condo forced to comply with a draconian law. It’s the end of that market with retirees on fixed income. No one will buy them. Collapse is coming at behest of bureaucrats.

In the 80s lived in a Miami beach condo. Every morning at 6 am heard my neighbor flip up toilet seat and pee. Have lived on a 15 acre farm in central Florida for 27 years now. The quiet is priceless!

Where I live, a condo is better than an apartment. I made a 33% gain in seven years when I sold my condo . I always buy in large old homes that have been broken up. They have character and thicker walls.

We have been to FL a number of times at different months. The climate ( particularly the humidity) does not suit us and , here in NYS, the weather is getting warmer in the winter so those months are much less of a hardship. I do see some recent out migration from FL to the Carolinas and GA.

Interesting video. My brother and I inherited mom’s condo in a large retirement community in south Florida. We sold it last summer and I was afraid that it was going to become a major headache. While we were trying to show the unit, work was being done including at our condo due to the new safety rules. To top it off I’m long distance in the northeast and the realtor had to deal with all of the messes, etc. from the safety fixes. It took a bit longer to sell than I expected but it wasn’t too bad and we closed the end of August for a decent price. The condo HOA fee was over $700.00 a month by then but the board was always on top of things making sure everything ran smoothly. She was there for almost 30 years. Of course I miss mom and I also miss visiting that community.

I moved to NE Florida last year. I bought a new modest 3/2 (1440 sq ft) on a large corner lot for $340,000. Block construction, everything to current code and no HOA. Its in a FEMA X zone (low flood danger). My insurance for full coverage is $840 for this first year with 1K deductibles for wind and comprehensive. I never once considered a condo. I dont want to live in dense housing, I dont want an assoction fee every month and after the Champlain Tours South collapse and the new laws and hefty assessments hitting owners I know i made the right choice.

Biggest challenge facing condo owners is that the most costly maintenance is that which is out of sight-out of mind. The most expensive aspect is the subterranean parking structure.

I have bought 3 condos in my lifetime along with 2 houses. I have no regrets buying any of them🙂 You own a home, you pay for the repairs yourself on your time schedule. You own a condo, you pay for repairs through the HOA on their time schedule. A major plus of a well maintained condo is that you will never have to deal with neighbors that don’t keep up the exterior of their house. You own a house, you maintain your exterior and your neighbors might not do the same. There are pluses and minuses with both single family homes and condos.

Agree with you. We’ve owned 3 individual houses, none semi attached or townhouses or an apartment. Last year we sold our house and bought a condo apartment in an 8 story building built in 1964. Every noise we improved it, landscaped the yard and basically had the best looking house on the street. We got sick of it after 17 years in the last house when we bought the houses on the street were well maintained and owned by people who gave a damn about how their houses looked. Over the past 5 years the street went downhill, new no,e owners and investors turning the houses into rentals. Of course you know what renters do to properties, nothing! They don’t care about the street scape, tje house appearance or their neighbours they pay their rent (hopefully) and move on in a year or even less. Tne condo we nought although old I Has been well maintained and has a good reserve fund no dog policy and no kids, they can’t ban kids here but there aren’t any as it’s 90% seniors and Al,ost every unit is owner occupied which makes a big difference. We have no underground, no pool, no gym. But our fees include water, electricity, gas, tv cable with more channels than needed, parking for one car and building insurance. The fee is reasonable. My property taxes are 30% less than the house and the insurance I need to carry on the unit are half of the house. So far after almost one year we are still satisfied with our decision because I don’t have to be concerned with neighbourhood degradation oh btw the people who bought our house said it was the best looking house on the street and we sold in 2 days of listing at $40,000 above listing price and market value.

After Covid, investors began buying up these cheap condos and flipping or converting them to airbnbs. They provided a cheap vacation near the beaches. This legislation will essentially kill the short term rental market and force owners to sell. The additional overflow of dilapidated condo sales will provide a glut of units which will begin the collapse in prices. If sellers demand reports as stated in legislation, who knows what will happen. This was an informative video.

Those condos however not immune to economic collapse and high HOA fees. They will be dumped into the market and contribute to the crash. Ppl are rebelling against condos especially in FL. Florida could becomes the next AZ when AZ RE collapsed in ‘08-09.

Brazilians reading the comments and watching the video have a very distinct reaction. Generally, we live in tall buildings in the city or even outside the city, but we are very used to sharing the expenses and the space with other neighbours. We call it "condomínio" and it's essentially the same basic concept of a condo. I am not saying we don't have problems but certainly the construction methods that we use with more bricks and mortar (instead of the American dry wall) provides better insulation. Also we have very well established regulations for the management, in a similar fashion of a HOA.

Not all condos here are in trouble. Many are well built, well managed and well maintained. But you need to research, and spend time in a condo at different hours of the day to make sure it’s right for you.

I agree. I'm Brazilian, though have lived in the US for decades. The truth is that American construction is crap. In Brazil, condos are pretty standard. Full families live and raise their kids in condos. They tend to be safer from crime, and some are closed communities. Not one of my family members complain about noise. Not one. They're built solid. Meanwhile, I live in in townhouse condo, with a family above me. It might as well be paper. They stomp, they sneeze, they talk loud...I hear it all. American crap at American high cost.

I live in a condo. It was built almost 20 years ago. Our units are staggered, so we don't hear anything. Our HOA dues are 476/month, which includes a gym and underground parking. It's right on the edge of downtown Denver, which appeals to people working downtown.

While they're not for me either, I can understand the appeal. Alot of people like the minimal maintenance of an apartment, but want the benefits of owning, like building equity etc. Unfortunately, that only works if you live in a condo with a functional HOA that doesn't neglect the building or finances, otherwise it can be hell.

You don’t get anything back from your rented apartment when you leave…but you will have to put down $7,000 on your next rental….when I sell my condo I will make a pretty good profit….right now my condo is artificially doubled in value…if I wanted to sell it a couple years ago…. I would have made a huge profit….but I want to stay here….so even when the values return to something normal….it will still be worth 25% more than I paid for it…which is normal….

Even if my monthly payment doubled…it would be about the same as renting….at least when I pay my mortgage…and improve my condo in some way…that goes into my pocket…not my landlords …right now I pay around $1,500 for everything…to rent an apartment would be $3,000 😮

Don’t even consider buying a townhouse. Even though the builder (lier) said there’s soundproof walls…the sound goes straight up to the roof. We are younger boomers and our next door younger neighbors were constantly saying we were loud. We watch crazy movies and love music etc. Trust me. Don’t move into townhouse or condo or you will either be complaining like my neighbor or prevented from enjoying yourself (like me 🎉) I live in an over 55 community in a house and it’s heaven.

I bought a condo in 2005 and immediately added soundproofing on adjoining walls. I was never bothered by noise. The 30k assessment fee I received shortly after I moved in was an unexpected expense. I went to the next board meeting and demanded a forensic accounting of the condo association’s spending history. There should have been plenty in reserve to cover basic maintenance. NEVER AGAIN

@@cryptochat313 It's not the adjoining wall that is the problem as I did that also and it didn't work with the subwoofers. The sound still travels up and over through the roof and attic. Never again will I live in a condo or townhouse. Too confined.

Some very good points . We sold our house in 2005 for a condo in a community with no amenities in NJ . We put roughly $150,000 into it thinking that like a house it’s going to come back to us . Well the bubble burst with the stock market in 2008. We are now under contract and even after a bidding war we are getting the same price that we paid in 2005 not including the $150000 that we put into the unit . Meanwhile the house we sold is now worth more than 2 million. If l had only known …..

I sat on a board of a condo and I had a lot of problems getting the old guard to to the repair maintenance needed so I turned them into the city code enforcement and we were given thirty days to correct the problem. We did not have a reserve because of the possibility of someone running off with the funds which has happened many times. But we were able to get a bank loan for the amount we needed and the pay back was divided among the unit owners over a 5 year payoff and everyone was happy . Why these condos don’t do this is beyond me and the condo fees are totally out of line and with a mortgage payment and maintenance fees no one can afford to live in them

I think you cannot always compare an office with a condo since your office walls when you hear someone on the phone is probably thinner than most condominiums or apartments. Also, it depends on the age of the apartment or condo. I’ve stayed in an apartment over 10 years and had not had a problem. Of course it could depend on the apartment or condo about the insulation or if they have rugs on the floor

I once owned a nice big condo in Toluca Lake, (Los Angeles), and I got lucky. Never ever heard any of my neighbors. Everyone was respectful to each other. Having older people around me helped. It wasn’t a multi multi condo building too. Around 15 units only. It was a great lifestyle for me. Being single. Traveling quite often. Suited me fine.

You might think that by buying a house is to avoid all these problems, but the neighbor at the next house can also give you problems such as having many visitors and blocking your driveway, renting their house as an Airbnb, and having many parties, not keeping their lawn in shape or having old vehicles on it, having a hoarder and so since there’s so many things on their lawn, it attracts rats and insects and eventually they come to yours house

I think by having a house, apartment or condo it’s always a crap shot what neighbors you will have or the owners or how it’s managed with the HOA but it’s always good to do your research although that doesn’t always avoid everything.

Yep. The house two doors down and behind me rents a live band every once and while. He’s a retired deputy sheriff, so, when I call to complain nothing happens. They play until 3 am sometimes.

I'm extremely satisfied with my New York condo purchased twenty years ago. My board has been proactive in addressing repairs and ensuring alternatives if owners are unable to pay assessments.

I have a different view on this bought the condo in 2020 for 225k in south florida palm beach county paid cash. Value has went up on it. Our hoa is highish ( 808 ) but our facilty is kept in beautiful shape we have 2 pools and a bunch of amenities on the intacoastal in south florida. Cable and wifi is paid through hoa. No issues with noise from neighbors. Maybe cause it is on the highend of hoa and keeps the bs out? But we love our condo

Not easy to find a free standing home in newer neighborhood that doesn't have HOA. To find a home with no HOA it will be in an old neighborhood, maybe not a safe location, and probably not well maintained. Most suburbs have HOAs.

Very good into. Thanks. I owned a townhome once in Las Vegas/Henderson NV. Overall a good experience. Although there was always the nagging probability of the HOA climbing ever upwards. And quite frankly, Florida scares me, in so many ways.
