Thoughts of Christmas in northern Minnesota bring a lot of things to mind; snow filled woods, hot cocoa, sledding and plenty of cold and snow. This was not the case this year at the weekend homestead's tiny cabin. What I was not prepared for was several days of heavy rain.
I had to leave the tiny cabin vacant for awhile as I was working a side job trapping nuisance beaver and planned to join my kids at the river house while they were on break from college.
I had placed a tarp over the roof of the shed to bunkhouse build before I left ,but admittedly rain was not even on my radar. I foolishly did not fasten it very securely and now will pay the price.
I made an emergency unplanned trip back to the off grid cabin tiny cabin to find my tarp blown off the roof and standing water soaking into all the OSB and subfloor that we had recently installed. Anywhere else, I would have wet vacuumed the standing water, put a couple of heaters and fans in the building and hoped for the best. But being off grid comes with it's own set of challenges. It's never as easy as it is when unlimited resources are at your disposal. Sometime there is a cost for not having an electric bill.
My mission over the next couple of days was to at least get the roof completed enough to provide some level of protection from the elements. As usual the weather was working against me and temps plummeted from 35 degrees to 5 degrees overnight. The good is that all the water is now frozen and not soaking in further. The bad news is that the extent of the damage is yet to be determined. I think that once it thaws, I will see swelling and possibly some delamination on the OSB.
Not the Christmas gift I was expecting. Unfortunately, there are no returns on this one...........

Glad you waited til the next day to get up there ! Same weather here in northern Maine. Osb will be fine. That glue helps repel water pretty well for quite some time. Tar paper sucks ! My suggestion and I’ve done it : leave it til spring but buy a quality tarp. Cover it and roll the excess up sits good and snug. With a fender washer or equivalent screw through the tarp into the under side of the rafter tails. Soffit area. Leave excess all the way around to roll it. The extra tarp material helps hold it rather than just the grommets. Same procedure on gable ends. Screws with fender washers just big enough to get your screws through and made tight will spread the pressure each holds. 12” apart works good. Nothing on the roof surface. Hey Ton! We got another warm up.....and 3 more days of rain. At least now I have the tar paper on. Probably have to replace some in the spring but for now it's protected at least

Luckily I got it covered now. If I wouldn't have been lazy and took a shortcut on not taking the time to secure the tarp I had I would have been so much better off.

OMG! River is so sweet! He loves morning snuggles 🥰. Too bad you don’t have someone to lend you a hand with some of that stuff. You did a great job though. I was holding my breath while you were on the roof of the bunk house.❤️✌🏻

Tre,. I have been building homes for over 25 years. keep in mind how long it takes to completly frame a 3500 sf house. Sometimes weeks. OSB contains materials to prevent damage from the moisture. It takes way more rain than you recieved to harm that material.

I was thinking that but I’m no professional.. there are a ton of new builds around my area that are constantly exposed to moisture and rain. They just keep on keeping on.

100 % they dont tarp on construction sites when building homes… i too have worked in the new home builder for my career.

Thanks for that. Luckily, I didn't use fiberglass to insulate the floor. I'm hoping the foam will let anything that got between the seams to dry

Tre I had a house in my neighborhood that sat for about a month because the build was put on hold, you may have to sand some of the floor creases to make it even.

Hey Terry, It’s always frustrating when the weather is your enemy. I think you’ll be ok with the OSB. It takes a long time before water ruins it. Whether you tarp the roof for the winter or use a rolled membrane other than felt paper, you should be ok. Hope you and your family had a great Holiday Season! Take care and stay safe!

I always used the nails with plastic caps/washers to attach the felt to the roof, its a much better way to keep the wind from lifting and tearing the felt loose. I believe they were called felt nails.

It has been a weird winter in Minnesota this year for sure! What a mess you had. The challenges are real. Someday you will look back and laugh at the process of the build. I'm glad you didn't fall off the roof. You did good!! The chickadees were glad to see you. I loved River singing.

Looks like it will be a sturdy building. Sitting off the ground with the concrete blocks should alleviate any flood concerns. Your OSB will be fine. It takes wate exposure unless it’s constant an repeated over long periods to damage it. Keep on, keepin on! 😄

The first time I had to stand there quite awhile before the first one was brave enough. After they see their buddy survive the rets get braver. Then they learn to EXPECT you to feed them!

It will b fine as long as u don't put any vapor barrier on the osb until it dries. Give some room to dry out. Same thing happened to me it's fine now been for probably 10-15 years ur fine.

Yeah, I was even concerned about putting tar paper on it wet. Plus I'm concerned how it will affect the floor insulation if it leaked through the floor seams. Glad I didnt use fiberglass in the floor at least.

New sub here. Place is coming along great, man. We started something similar way back in 97 in upper Michigan so are a little ahead of you (but I'm a lot older than you now too lol). I remember in the early days when I was still in my thirties, I'd snag a three day weekend to go up and work on the place and was so excited and pumped to finally have that little piece of heaven, a couple times, I went over 30 hours without sleeping just working on it!

I follow boss of the swamp as well, when he builds a building it will put down a large sheet of plastic then is frame work on top of that, when finished he just cuts it out. Better luck next time!! Happy new years!!

the next day i had the tar paper in the cabin all night and it still would get too cold before I could lay it out. Luckily, th enext week it warmed up to mid 30's and I got it done.

Got papered the next week when another warm spell came through.I feel so much better now. Hopefully, the floor will be fine. And the insulation under it.

I’m building a cabin in northern MN right now and my OSB got SOAKED for most of the Summer until I got dried in. I lost sleep over it and I was freaking out too. Every time it rained I had anxiety. I can tell you that all the worry was for naught. It ended up being fine. The floors will need some sanding on the joints before flooring goes down, but I think that would be the same case if it hadn’t got wet. Hope that eases your mind.

i know you probably set on doing that build by yourself, but its ok to get help with those builds. I'm in the area, and pretty handy myself. Reach out to me, and I'll stop over and help when youre in a bind. I used 3M weathershield on my osb roof and walls, it worked great. I have enough left over on the roll to put on your roof if you want it. In five years you are going to enjoy these videos so much. So many great memories.

Hey thanks for the offer I'll keep it in mind! I ended up putting felt on during the last warm up. Probably going to have to replace at least some in the spring. I had looked at the weatherguard but between the $ and not sure if it would stick to the wet frozen sheets just went with heavy felt.

I just build a cabin in Alaska last summer. It rained almost every day. I was worried about it damaging the osb but it was fine. The OSB is much more resilient than most think.

Good morning terry good to see you at the cabin sorry that your having these issues with the roof I would be freaking out too so I don’t blame you for that it’s been a strange winter around parts of the country this year just a couple of weeks ago there was over 20” of snow at my place in Maine now there’s no snow at all but that will all change again snow is expected this weekend in Maine again as it should be this time of year I see a lot of people gave you suggestions on the roof on the comments but other than the problems with the water soaking the wood that bunkhouse looks pretty damm good so far by the way I heard you screaming when that water hit you lol nothing like freezing cold water hitting you hopefully it didn’t get you that bad I been there myself cold water hitting you in the winter isn’t fun I still can’t believe you built that damm bunkhouse yourself it definitely looks like you needed someone there for help but I guess in the life of off grid it’s you yourself and I type of deal take care terry btw the hat looks awesome on you love seeing it

Your OSB should be fine, they are manufactured with an industrial grade sealant. Another RU-vidr made a video showing the durability of modern OSB. Only after several weeks of exposure to the rain did the OSB start to expand and tatter on the edges. Just dry it thoroughly and you should be in good shape.

I would recommend that you use ice and water shield underlayment instead of felt paper, if your going to use felt paper I would recommend 30 lb over 15lb and I would use felt cap nails instead of staples,much more wind resistant, keep up the good work happy new year to you and your family

I was able to get some tar paper on when it warmed up. I used the heavy 30 weight. I had considered the underlayment but wasn't sure if it would stick to the cold icy roof. For now at least it's protected but I will probably have to do some repair or replacement before the metral goes on.

Sorry you had such a mess Terry. You have worked really hard on it. I’m believing the heater will dry things out and you will be fine. At least the winter up there hasn’t been bad so far and you have got a lot done. The more you get done now means more fishing in the spring and relaxation. Unfortunately, the heater was worthless. heat rises and I'm not dried in enough to get heat to the floor. But Fortunately I got the tar paper on the next week when it warmed up and most folks with experience say I'll be fine so fingers crossed

The holidays are a stressful time and it probably wasn't the best time to build a house essentially which is what you're doing. Just tarp the roof maybe double tarp it get a door on that thing and when you're up put that heater on dry that floor that is your main priority. You looked real stressed the whole video. I'm sure people in the comments will have plenty of suggestions for you and I hope you take them I don't know how to build anything. Everything will be okay

Luckily it warmed up the next week and I got the felt on to waterproof it. The plan was to have it dried in before winter. That didn't turn out so well.!

Terry, it’s too far into the winter for that. Go buy a good tarp or two. Nail or screw down a long strip of wood on the roof on both sides of the front and back gables and another strip in the middle. Three strips on each side. Done. This is done in Alaska all the time. Personally I hate tar paper. Consider tacking down some roof wrap this spring/summer and then put up your steel roofing.

I'm finding that out unfortunately. Luckily we had another weird warm up the following week so I got the tar paper on. Not perfect and will have to replace some in the spring but at least it's protected for now. the plan in the fall was to be dried in before winter and then work inside until spring. As usual it takes me 50 times longer than it should.

Terry, OSB can get wet and dry and wet again multiple times before it's ruined. You will be fine.

My cabin roof only got to the osb stage too and I knew I couldn't shingle in cold so I put a giant tarp over the whole thing and am waiting until spring.

The rain in December has been crazy! All three of our dogs were VERY interested in what river dog was saying!! 😂 Hopefully you got the bunk house covered. 🤞🏼 ❄️ 🌲

I did! That second warm up after the last week of rain I was able to at least get it tar papered. Now I'm glad I didn't use fiberglass bats when I insulated the floor!

Brilliant minds think alike. Staples will not hold a tarp in place. Wood strips nailed or screwed through the tarp holds best in the wind. Ropes tied through grommets will sometimes hold but usually when the wind blows the grommets tear out.

Just throw your tarp back up and secure it with the 2x4s that you used for your footing, should be fine till the warm up comes.

Ended up getting some tar paper on the following week when it warmed up a bit for a day. I hope the insulation in the floor drains.

Have you thought about keeping the tarpaper in the cabin over night to warm it up above freezing then taking the tarpaper outside in sections so you would have a better chance of it not breaking like peanut brittle?

Tried that the second day. By the time I would get half of it rolled out and down it would be too cold again. Luckily, it warmed up the next week I it's down now

I know it's a bit later but big box stores sell "synthetic underlayment" it lays more like tyvex house wrap and wont care as much what temperature it is. That building is small enough that it wont really matter the cost difference

Oh... I didn't know that existed. After what I wasted on the felt ripping and cracking it probably would have been cheaper in the end. I got some felt on after it a warm spell but I'll remember that option for the future.

Get some ice shield paper. Its made to handel in cold weather. I know how Minnesota is when roofing and IV done my share in Mm.

I was looking at that but wasn't sure if it would stick on the frozen cold roof so didn't buy it since it was more $. That would have been ideal if I would have known it would work. I probably should have asked someone.

Just a suggestion, but next time, try Zip Systems roof osb. It comes in the same size sheets as osb but has a coating on it to repell water. You do have to tape the seams with their tape and use their special roller to activate the glue, but you don't need to put tar paper on it and it can be left that way for up to 180 days! Just be sure that if you have to move tape, to do it within a minute or so as it sticks on to seal the seams. Then roll the tape.

@TRERUNSWILD It may be a little, but just the piece of mind of not having to get up on the roof if the weather turns bad, it may be worth it. They also make siding underlayment that is the same way!

Sorry you had to deal with that! I have gotten where I shy away from OSB on smaller projects. Use 3/4" treated decking for the floor, treated bottom plates, and 1/4' plywood for the wall sheathing. The treated floor and bottom plates are great insurance against weather during the building process, but also leaks, etc. later during the buildings life. And that cost difference isn't that great. But I think you will be fine if you get it taken care of soon.

Yeah, that would have been worth the extra $ just for peace of mind at least on the floor plus would help with any ground moisture underneath. Lesson learned for my next project.

that makes total sense to me now. Luckily it warmed up to high 30's and after having it in the cabin was at least able to get it on. Still not perfect but I'll deal with that in the spring

Put house wrap on the roof for now ,it's easy quick and durable and relatively cheap, and nail it down, then in the spring put felt paper down then the steel roof .And for future reference ALWAYS DO THE ROOF FIRST. Before anything else get the roof done and finished ,then do the walls, or you will be going through this AGAIN AND AGAIN. NEVER think its not going to rain or snow because just when you think it won't IT WILL .Trust me or find out the hard way. ROOF ALWAYS FIRST!!

You are so right..........I got the roof sheets on and of course had the vent gap at the seam open and yep........3 more days of rain! Got the felt on for now. Probably have to replace some in the spring. In hindsight, I should have done the roof first.

@@TRERUNSWILD Theres a reason builders NEVER do the roof first!!! The wall sheathing locks the building together. Unsheathed walls allow the building to twist and flex under the weight of the roof. Granted your building isnt bearing the same weight as say a house but it does affect it. Builders will at LEAST do the bottom row of sheathing and fully each corner THEN go do the roof.

Of course on a huge house or a large pullbarn you would do walls first as the gentleman said however you expressed you were pressed for time and working alone and against the bad weather, therefore I say the roof is priority, the small building isn't going to rack that much to affect the level, and of course you have to ask yourself do you want to have to replace the floor or get dried in ,however it's all your choice and you are doing a good job by yourself. So keep on keeping on.👊

There are several synthetic roofing underlayments available now. They weigh next to nothing, im sure some of them would be up to code there. Ive even seen guys use tyvek (not up to code), which would at least protect your investment

I feel your pain 100% man. I have a 16'x16' platform waiting to start putting up the framing for my off grid place over there in Wisconsin. I bought an industrial strength 20x30 tarp to put over it. I can't figure out why there are (very) small puddles though under the thing as it's got zero holes and covers over the edges by plenty. They're not bad and I think any warping I was getting will go away when it dries out or at the very least will be minimal enough I can sand or use a hand planer to resolve it. But man does it stress me out thinking about it.

If you don't plan on completely the roof til spring you are better off spending the money, skip tar paper, and since it's a small enough space just put ice and water shield on the whole roof. Handles the elements much better than tar paper. One strong breeze and tar paper can get ripped off, heavy duty or not.

@@TRERUNSWILD That stuff is pretty sticky. Although you may have to keep it in the cabin warmed up overnight before putting down(same with felt paper) but also use that propane heater to warm the building when you go to install it. Otherwise if you wanna just tarp it(HEAVU DUTY) an easy way to secure is to save and fill up and freeze a bunch of milk jugs and hang them off the tarp grommets. Better than stapling or nailing the tarp down. Less chance of tearing it.

Luckily another unseasonable warm up came through the next week. Got it papered at least. I took a shortcut on attaching the tarp. Lesson learned!

@@TRERUNSWILD Glad to hear! Over here in the U.P. its been mostly just a dry warm winter so far but i see the snow will finally be coming end of next week, thank god! Its only gonna stay warm for so long before the cold comes and without any snow that frost line will just keep creeping deeper and deeper! And whats the fun in doing things if lessons arent learned?? I always say, "I didnt make a mistake. I learned how i shouldnt have done it. The mistake would have been to not try doing it at all." Happy New year!

The first day it was outside in the cold. The second try I did that and it helped but a cut single sheet cooled down faster than I could get it finished. luckily, the next week it warmed uo and that helped along with having it in the cabin overnight.

It was a fail. I thought I could maybe blow the warm air across the floor to warm and dry it but it didn't really do anything. I'm hoping the insulated floor isn't holding a bunch that I can't see.

Sorry the tar paper did not work out for you. Try putting the tar paper in the cabin next time. Take it out one roll at a time to put on roof. You will over come this.

It warmed up later the next week and Between having it in the cabin and High 30's I at least got it on. Probably have to replace some in the spring but now shoul dbe good.

@@TRERUNSWILD The majority of the water was on the floor and what little actually went thru the seams isnt going to affect anything. Even if you had boxed it in. the wood can withstand quite a bit of water soaking and will eventually just evaporate away. No worries of warping or mildew.

The by-product of an open propane burner is CO2, CO and H2O. The H2O will condense on anything cold resulting in cold surfaces getting wetter and later mold. You would have been better to use a large fan to circulate the dry, cold winter air.

That is a good point. Reminds me of the condensation in the fish house. The blower did nothing since the heat rose instead of hitting the floor so that experiment only lasted about 10 minutes in the end.
