I am a vendor for hats, phone chargers, toys, lighters, etc.. We provide displays and we merchandise. He's got to get rid of the barrier and declutter the counter. Also clean restrooms with no hassle about using it, goes a long way..

For starters I can honestly say there is absolutely no curb appeal here. There is a sign that says there is a gas station. But nothing that draws a person in. I don't know what the regs are there in Kentucky but it seems like that space next door would be ideal for a daycare business, chiropractors office, consignment shop, thrift store. Wow the possibilities would be endless.

He said he lost business when the 5 Star store opened. Looking at the pictures of the 5 Star and proximity to Walmart, I can see why. I would put a breakfast/lunch restaurant in that building and cater to the hotel and golf club next door. Can also put a dedicated pizza place in there too - again, business from the hotel and potentially from the golfers.

Love it! I wish we lived in KY. I have lots of ideas for that place. It could be a really cool, hoppin' place. I'd put an ice cream shop in the middle or a bakery and a BBQ place on the other end or some kind of cafe with home cooking and homemade pies. I'd also rent out the bottom. If the one end was a cafe, I'd definitely have a smoker out near the road. The place definitely NEEDS better signage for sure to include signs on each of the buildings! I'd add a blinking open sign to the convenience store and I like your idea of the inflatable man out by the road, something to get people's attention!

Too many business blame there lack of sales on another store that opens up but the real issue is lack of display on how they do stuff have you ever seen a run down business then a new owner comes in and changes a few things and the business is great again?

I’ve been past that place 100 times, it never looks open so I never bothered stopping. That’s the biggest issue that I see. You need to see the sign that it’s open before you’re on top of it especially since it’s a 55 mph road. That car at the outside pump makes you think they’re closed not open. People tend to park close to the store not far away. Advertising and using the gas sign out front to its potential would help. Missing letter make it look deserted.

Make BBQ take out in the middle space. The last place turn into a bar. Needs a bigger brighter sign. Just my first thoughts.

Hi Brad. I'm at the northern end of 127, it's a mile from my house up here in Michigan. We attend an annual event in Lexington and I want to move to Kentucky in 2 to 3 years. I want to find work in the Thoroughbred industry as I used to work for horse trainers back when we still had horse racing in our state. I look forward to working with you in the future. Without any signage or advertising the property looks empty. He needs some branding. And maybe next door a liquor store specializing in Kentucky Bourbons.

The biggest problem is he is leasing and doesn't own. According to what he said, he is paying $20,000 rent. So he is just trying to sell the store business. And you would have to find the owner to buy the biulding.

that basement could be converted to a robert kraft massage business. all the golfers would stop in, purchase their beer, set an appointment, and return for their massage after 18 holes. or some would get their session in while waiting for their tee time. either way, no more counting on thousands of customers to buy candy or soda for a few bucks.

Absolutely, you can buy something like this from the UK. No laws against international business. Gas stations can be super profitable and are fun businesses.

Before you even went in the place the holes in the parking lot and lack if signage scream “We are barely getting by”. I don’t mind the older pumps it’s nostalgia and drives folks inside the store. A BBQ storefront would be ideal, the smell alone would bring people over. I am totally against sit down places since it drives up costs, have to deal with Kens, Karens and their Brats and more waste on consumables.

The center section just off the store needs to be a sub-shop, and there needs to be a nice-sized game room on the other end. Get all the younger people a place to hang out, play games, eat, and a store to get snacks and drinks.

Maybe he can attract attention by advertising using inflatable balloon man figures near the road like the car dealership use ,perhaps with a we are open sign / arrow . Maybe put a blinking sign or sign with bold letters above the store . Maybe a professional sign at the gas pump because it doesn't look like it is in service. Sell t shirts , flip flops etc . Perhaps small hygiene travel kits, combs, brushes or other items that hotel guests may need. Maybe place some outside as sample. Maybe speak to nearby establishment such as hotel and offer cash incentive to them if they send business their way . Maybe repave the asphalt , it looks abandoned. Potential customers may not realize they are open. Place a few large flower pots outside, maybe a bench. Advertise food and offer during times that restaurant is closed like hot dogs/sandwiches, nuts, fruit bars etc. I love your videos. You are so funny and kind. 😊

@SummerSausage1 - oh yes, I had a big ole gimbal and camera on it in my left hand the whole time --- pointed right at him. 🙂 In his culture, shoes are not worn inside often. And when I went into his apartment I was asked to remove my shoes, and I happily obliged.

The possibilities are endless as far as I can see. Without good signage and an explanation of what’s for sale is why no one is bothered to go inside. It needs to be repainted and offer hot and cold foods for all the trucks and RVERS driving past. There appears to be enough room in the car park to accommodate some overnight RVS who will definitely want to shop. Possible laundry facilities and even a few showers. I’m not going to buy anything from a man who has no shoes and wears pjs. His hands are going through his hair or scratching his tummy. Would you buy pizza from this man? You need to smell food as soon as you enter as it makes you hungry. If you can’t run a restaurant then find someone who can. More stock outside to encourage people to come in. Obviously the structural issues need to be resolved as you are waisting so much room. Perhaps having a bar with handmade burgers and pizzas as well as hot melts to eat indoors or takeout. It’s worth considering leasing out more space to different vendors given that half the space is empty. I personally think it’s a fantastic opportunity especially if you can buy the property for a snip. A camping store with all the equipment that people might need as they make their way around the country. It’s an interesting proposition Brad and introducing some of the Amish foods and wears would add to the interest this shopping centre could create. You definitely need more staff and possibly consider opening a section for 24/7. Sell gas cheaper than the competition and you’ll create queues that will spend more when they come inside. I’m seeing a business that will make a substantial amount of income. You can also rent shelves to local farms who want to sell their fresh vegetables, fruit and possibly meats. I’d go full on with a massive opening party 🎈 for the first week. Chopped firewood outside with both new and refurbished BBQ equipment etc. If I was there now I’d be really examining the opportunity and calling a structural engineer to find out how to stop any further flooding. Depending on the weather the underground could be a shelter with food and drinks available and 100% waterproof. It’s definitely a winner 🏆. Don’t borrow from a bank if you need funds just find a partner or two. Let me know if you like any of these ideas please 😊🫵💰💰💫

The place needs a whole remodeled to start. He has no sign you are right that place looks vacant. The bear minimum I’d get gas and not enter the property. Some big windows so you can see in while getting gas maybe. All the paint colors are very loud and obnoxious everyone is in the smooth mute phase of decor. The disarray of the place def would put off a lot of customers I would never repeat business of that place. Food or good coffee is a must for people swinging in after a fill up or gas. Getting this gambling machines out on the floor for entertainment purposes only would draw in some customers. Having his stocking shelfs right next to the coolers is off putting…I could go on.

He needs to market and have special things going on. He's not bringing the business in.! Open 24 hours would be a good thing also. Food a must. You just have a reason besides gas because all convince stores prices are higher then most.

Put the cheapest milk in town in the cooler farthest from the door. Put the biggest sign the city will allow advertising it's price. Have a reasonable price on gas and you're golden. Just my .02

I spent 46 years in retail from Grocery , Cars, and Furniture. First of all I saw too many personal items of their religion that’s fine in your personal space just like politics keep it out as well neutral. The signage is non existent the yellow is a color of caution way over board so the building would need to be repainted. What are the local demographics that travel the road Blue collar..White collar ? Do commuters travel by the store have the best coffee sell them a travel mug where the refills are less. the front counter is a big wall a barrier to much stuff crowded. If a deli is good it should succeed great profits in Delis and Bakeries that’s a major reason big grocery stores put them in years ago and expanded on their non- food items. Personality you must be outgoing and have a sense of humor know your customers by name have something to give the kids once in awhile, nothing better than someone’s kid bugging their Mom or Dad to pull into the store to see the nice person who was funny and gave him or her something small. Also get involved with the community sponsor a little league team or soccer team ( woman’s mud wrestling 😂) did I get you on that one Brad 👊🏻 The other buildings maybe a quilt store my wife quilts and quilters will drive for miles for a good quilt store. I could go on anyway hope you find someone .

Every business and work needs to be done with the enjoyment and hard work results must to leave on God. From my point of view this guy is completely disheartened. He took himself out from the healthy competition this is why he lost his business. Now this is the time and a great opportunity to buy this gas station for the person who love challenges
