Mam, I purchased property by GPA agent through he's doing proper registration for my name..asper government but still, I am not comfortable because as per your video he cancels when he wants? It's possible I lost my property?
Hello mam. A builder purchased a GDA plot through registered deed in his name on 19.09.1999. On 20.01.2000, he gave GPA to his company in which he was managing director. GPA is not a registered GPA. But it is notorized only. No will, ATS etc were made by builder in his company name. Through GPA, he gave power to his company( in my name and on my behalf under his own signature) to execute sale deed or deed present them before sub registrar for registration ,receive considerations amount etc . Later, 6 flats were constructed on that plot and attorney (company) executed a sale deed in favour of third party on 18.07.2001. In this sale deed, one employee of that company on behalf of company signed the deed. Deed was signed by company in company name not as attorney of builder. Also, there is no reference of GPA excuted by builder in the name of company in that deed. In deed, how builder become owner is metioned only. My question is that " Who is actual owner / holding title of that flat at present, builder or third party in whose name sale deed executed by attorney because GPA is not registered but only notorised? Is it safe to purchase this type of property? At present, the principal of GPA/ executor of GPA is alive. And company is in NCLT.

Maam, thank you so much for such an informative video, the delhi govt has started registry for GPA properties, can you throw light on this ? also we already have a sale agreement, SPA, GPA, Will, Receipt, Possession letter from the builder- does this not protect our right ?
These documents executed by builder in your favour do not confer absolute ownership of property upon you , though it does give you limited rights. Registry on GPA properties depends on area where your property is located.

Is there a legal process Principal has to follow, like, notifying me through post; the reason, date etc. of revocation? Also if you can guide me with ways to verify if Principal is still alive. Mam notary se ki hui power of attorney se plot purchase kiya hai power of attorney ki notary register me entry nhi hui to abh kiya karna chahiye kiya baad me notary register me entry ho jati hai

Yes, do POA de sakte hain teesre ko but POA kbhi bhi cancel karwaya ja sakta hai and POA is not absolute title document but future transaction ke waqt agar POA cancel nhi hua hai tou father can act for self and as POA of other two

Ma'am i am grateful for your lecture on GPA. However , i would like to digress from GPA topic to WILL topic involving one query. Can father after disowning his son from his entire self acquired property by following requisite legal procedure of disowning his son, again make a will in his son favour , thereby making his son entitled to inherit his entire property. In this situation , father has not followed the legal procedure to restore the status of his son as legal heir as earlier this father had disowned his son. Is directly jumping to making of WILL valid now ?

khasra clear hai ke boht matlab hai. Ho sakta hai zameen acquisition mein aa gai hai ya govt encroached land hai ya demarcation clear nahi hai. Iss har halat mein ye land lena advisable nahi hai.

Hello maam Mere bhai ne papa se POA likhwa li thi. Ab papa ki death ho gayi hain. Or hum apna naam papa ki property pe chadhana chahte hain. Lekin bhai mana kar raha hain or bol raha ke uske pass POA abhi bhi baki hain. Ye kaise? Mere papa to expire ho gaye hain abhi. POA auto cancel kyo nahi hui?

HI Maam, Can you pls answer this question: I am from mumbai maharashtra and i have reached a lawyer recently for POA and gift deed but it is not going as planned. Every time i visit to collect the final papers lawyer changes terms i.e ask me to add more documents or create more affidavit or will deed. And also the charges wrt each service chances on his demand. Thus what to know the following. What is cost of registration of gift deed and power of attorney? So that i can ask him to negotiate. Also note his fee structure is draft he charge some amount and registration he charge seperately. So can you tell me market standard.

In case the previous title chain is registered and you have registration details of that chain , you can get the certified copies of those documents retrieved from concerned SRO

There are 4 land owner giving development GPA to a Agent within specific period of 24 month, After 12 months 1 land owner is death out of 4, in such cases GPA is valid or invalid.
