Sir a unregistered firm( XYZ) come in 2016 with 4 partners ( A ,B, C, D) And purchase a land with tital name - ( XYZ THRU PARTNER B ) in 2016 . Than they start a ploting business and authorised ( D ) on firm letter head to sell the plot and giving also signing authority which are not registered in registerar office . In this case D have right to sell the plots ? Not - in land registery , there is no record of any partners and his shere only D was noted as wittness . And after same time one partner has died and remaining partners sell the plots with amendment deed the at that time which plote are sold are valid or not ?

Under GPA land is sold by GPA holder to third person. GPA holder receive the amount of sale. Who will pay income tax?

Can please answer me,,, question no 1 if GPA is done on two persons by actual owner A to B & C to sell the land now B & C made house layout plan and made resigisterd GPA in sub-registrar office but land conversion was not done now is it possible to sell land Question no 2... after getting conversation certificate get from Revenue divisional office can plot owners will get home loan on the plot which he buyed... I have same situation, I'm willing to buy a resale property from joint owners - Husband and wife; wife lives in India but her husband is out of India and husband is willing to give GPA via Indian embassy to his wife which is a co-owner as well in this case. I like your video very much. I have query if you can answer it will be great. I am not finding ans to similar query any where: following is my query: My Name is Dilip Kumar and is staying in Hyderabad. I am interest in buying a property in the Hyderabad jointly owned by NRI couple, both belonging to Kolkata and staying in US for last 4-5 years The deal was to finalized in December last year and the couple came to Hyderabad but due to tax implication (section 195) which I got to know just before they landed in Hyderabad the transaction was delayed for few months since the owner said he will arrange Lower tax certificate from income tax department. But the catch is that He does not want to bring his wife for the property transaction when he is planning to visit Hyderabad in March this year. Meanwhile during their stay in Kolkata He got the Power of Attorney executed in his favor from his wife in Kolkata. But the issue is that though the couple is NRI, the husband has mentioned his residential address of Hyderabad (Address of the property which I am buying), while the address of wife is mentioned of Kolkata instead of their US Address. My question is that is this Special power of attorney valid? since they have not mentioned their US address and as per them the registrar office prevented them to do so. What are the repercussion of this? could you please throw some light on this issue.

I have ancestral properties in the form of land & home in my village. Some agricultural lands are in my grandfather's name and some are jointly with my grandfather's name and his uncle name where he has 1/2 to 2/3 share. Now none of them are alive even my father is not alive. We have been paying the tax (malgurari) but still their names exist. Now I wish to transfer the these properties in my son's name directly. Please advise me on the procedure to be followed. All these properties are in Bihar State.
