He gets people to invest in apartment complexes, not houses. He guarantees them 6% interest on their money which they can't get anywhere else and have it secured with income producing real estate. There are lots of people with money to invest that doesn't want the headaches of having to deal with any day to day operations. They are glad to be able to just invest the money where someone else deals with the headaches and collect 6% on their money which they can't get anything close to that from having it sit in a bank losing spending power everyday while inflation deflates the value of the dollar. I knew a guy who did the same thing but he was buying houses. He offered 9% interest only on their money secured by a first mortgage on the houses he buys. He then leased the houses with an option to buy and after a year or two he helped the people get financing to buy the house. The investors who put up the money never wanted the money back. They wanted to keep getting the 9% return on it and he would use it buy more houses. At the time I knew him he had 129 houses leased out with an option to buy. As word got around more and more people with money wanted to invest with him to get that 9% return. Grant is basically doing the same thing only he buys large apartment complexes instead of single-family houses. BTW, most real estate is bought with other people's money. Every person that has a mortgage comes from using other people's money. Every car loan comes from using other people's money. Banks don't actually loan its money. It is other people's money. All those loans get bundled together and sold on WallStreet where investors buy stocks in the companies that purchased those loan portfolios.

And the funny part is it’s still a better and safer return than your bank or 401k? If you default then they can keep your Real Estate property and sell for more than you invested
