I bought my 2450sq ft 4bd/2bth pad 9 yrs ago for $215k in Phoenix when I was barely making $16/hr at first I was paying almost $1.5k. After I took off the the PMI and lowered my rate to 2.875% my mortgage is now under $1.1k. I thank God everyday I wake up and jump in my 97 accord when I go to work 🙏🏽

I couldn’t afford it back then, my wife just had our first baby and she wasn’t working so I had to work mad OT hours but I was able to pull through. Everyone don’t get discouraged and work hard and save your money!

Ask yourself how much money you have spent TOTAL on your house at this point. At the end of the 30 year mortgage you will have paid 200% for that house. Facts. Only an investment property where your tenant pays the mortgage for you is a real investment. I hate how people who buy a primary residence think they have done something. Grant is running a business. He's taken on a lot of financial risk to achieve the success that he's achieved. What do you want him or any other real estate investor to do buy apartment buildings and lower the rents and not have enough money to cover their mortgage on the property and other expenses? Barely break even or be in the negative every month after they pay all of the property expenses? It's not the investors fault that rents are skyrocketing, blame the government for that cause they're the ones who cause inflation to keep going through the roof. The investors have to pay more and more money to buy rental properties because of the inflation and high interest rates and have to keep raising rents just remain profitable.

I bought my house in i think 2015 for $7,500. It was a fixer upper but it was actually liveable in the original condition. After i bought it and cleaned it out i moved in. Over the years, if I would to put a # on it, id say ive probably put 30k into it. And this has been all cash minus about 4k which i bought all of my siding with and used about 1500 as a split payment for some concrete work. All of the work besides the exterior was done by me. I have a new roof, gutters, siding, and fence. I bought all the materials and found 3 illegal mexicans that did all of the work for cheap. Ive been working on my credit since 2020, and now its decent enough where im pre approved for a 60k loan from my bank for a vehicle, rv, or boat/trailer. F that, im gonna get a line of credit on my home and use the $ to buy others and flip them!!! And im in St. louis, Mo if anybody wanted to know... The housing market in the city limits in most areas can be had for relatively cheap considering how you aquire it... But looking on zillow or getting an agent aint the way.

This is as much of a "predicition" as saying there will be ice in Alaska. This is been a trend since like mid-80s and accelerated to a sub decade doubling since at least 2000. Go look up rent prices in 2000, 2010, and 2020. I guarantee you will see rents around 3x higher today than in 2000.

I think he’s a bright guy but I disagree,interest rates were higher 18yrs ago but homes were lower in price.The interest rates does dictate pricing this is business 101.during the pandemic we seen low interest rates but the homes went up 100% percent.the reason the fed is keeping interest rates up is to cool off the market to cause a market correction.than they can slowly lower interest rates.

The fundamentals of housing/real estate is strong and needed, but no one can tell where the market is going in the future! What I will say is the big boys sitting on cash liquidity will win IF a crash happens which it will. People like Grant sitting on $4B-$5B worth of RE might take a hit depending on how much debt they have, he’ll have to ride out the storm ⛈️

All this speculation is dumb no one knows the future and people will pay for what they think is valuable. I’m paying 2600/mo for a 1 bd in cali because I think being close to my mother in her final years, and being close to LA/ VEGAS my 2 favorite cities are important. I’m not interested in Atlanta, Miami, Texas, or New York. I’d visit but to me it’s worth the extra work to stay in Cali so I don’t mind paying an extra 600 in rent.
