I just came back from Tanzania 4 days ago, this is expensive for the area and the condition it’s in. They’re charging this based on ppl coming from abroad. If I’m going to live there I’d be looking at paying $300 per month at the most and it would be a house.
Nice apartment. Currently visiting in Dar. I’m finding that things are very reasonable. $560 must be for those coming from abroad. These prices couldn’t be for the average citizen. Bittersweet. Not because we can pay the elevated prices means that we should.
Just an observation, remind your folks that the air conditioners that is on the walls of those houses has a filter that can be taken out and washed every three months
For those saying the price is too high for the apartment, I agree. You can find nicer apartments for the same price or cheaper. This price is also based on the area, not just the apartment itself. That's a good area.
Wow cant believe the comments on here they complaining about the price on the Apartment 560.00 that's nothing America price on a 2brm 2baths Average 1600 a month depends on which state your living in like I'm in California the Bay Area like San Jose Oakland San Francisco a 2brm 2baths will hit you from 1800 to 3000 a month so 560 a month or you can negotiate to me that's cheap and good also but I'm reading the comments saying also you can get better for 350 a month well get your youtube on and show us. be about that action not texting
But you're not comparing the Salary/Income between Oakland, CA vs Tanzania. If foreigners come in run rents up using American Salaries, it runs out the local community.
@@7Louise7 true that but what I'm saying is some peoples saying 560 is too much I guess if your living there and the jobs are not paying that well I guess it's to much example in New Mexico depends where at in New Mexico like Grant's New Mexico rent there is cheap 7 to 800 a month for a 2brm 2bath or 1bath but the jobs out there only paying 8 to 12 dollars a hour that's no money but in the Bay Area rent is expensive even though min.wage went up to 13.50 to 15.00 a hour that's nothing gas prices is 3.45 a gallon some areas 3.89 - 4.01 a gallon so it's bad out here plus taxes is high out here.
Not worth a half a mil. Maybe worth 250 at max.....being very generous. I would say 190 even. EDIT : I see this was 560 dollars a month to rent. Not buy. My mistake.

A 2 bedroom apartment like that anywhere in Chicago would be almost double that. And even in some cases no guarantee of what the area or neighborhood would be like. That $500 that she quoted it's hard pressed to even find that in some of the worst neighborhoods
Great video! This is extremely expensive for natives, engineered for foreign workers. $1 is approximately 2,300 there, the $560 calculates to 1.3 million. The average Tanzanian makes about $100 monthly, few make over $1,000. This is too expensive & can only be affordable for professional foreign workers. Most Tanzanians will get a loan & build a house for way less mortgage. Good business though, not hating but simply stating facts.
Keep that American mentality that Tanzanian the dont afford as if the one built those house is American you people make me wonder how that high level of ignorance is in America
you may be right but , again that house was built by Tanzanians to target a certain market segment....i am sure there are Tanzanians who can afford that apartment, just like in any other country, there things certain population segment can afford , and others can not
From what I'm seeing here, the size of the apartment, the location, the layout, it all looks good. I would definitely list this place as somewhere that I would live. The furniture needs updating perhaps, but it's all good. For me the price could be slightly better just because of the furniture, but hey! 😬
Ate you tanzanian. Do you only know where Mikocheni is?? That area is not the same where goblack lives, you have more upper end people living in that area. So the price is actually very good
@@mensahtalk2367 I tell you. People never been to Tanzania and just make comments only on the prices they saw the diaspora is giving. Most of the diaspora so not live in Mikocheni but is lesser expensive places

Truth be told most part of Africa have ridiculously overpriced houses. For most the prices the quote, you could get a better deal in south Africa in terms of, building quality, finishing and general facilities like water, light and paved roads. Btw I am from Ghana just in case you are wondering.
@@snowball6175 I agree with you. I've lived in Ghana too and it's a magical place. North Ridge in Accra to be exact. As you know while it may seem over priced, there is market for that and demand dictates price.

I based my opinion on the comparison of the apartment that our host (GoBlack2Aftica) is renting there in Dar, and what he stated about the rent he is paying to stay there, which is furnished, more modern and seemingly secure. I can make due with just about anything anywhere in Africa, compared to continuing here in the U.S. $560 a month can’t compare to how priceless it will be to having both feet on the ground Queen...
@@BLK_PWR See the quality of the building from out then inside, see goblack2africa neighborhood and this neighborhood. This building is in Mikocheni (One of the rich neigborhood with good security). Gobkack2africa building is in Msasani( The poor side of Msasani)
@@BLK_PWR One way to for a foreigners to determine if they're getting over-charged, research the income of the avg Tanzania. Can the average Tanzania afford $560 a month rent? The usa standard for housing is approx. 30% of income, so in this case the question to ask is the average Tanzania making $25,000 a year to afford $600 a month rent?? Simple google search of income based on survey: Dodoma the average salary is $11K /years In Dar es Salaam the average salary is $20K/ year. How accurate is the survey in the next research item.
NO TZ has more electricity it sells to other countries it even plans to power its electric train this isn't the Gambia the Savannah is a blessing in disguise

Is there a way you can see what the apartment rented for previously to a non American. Its seems they should be about 200.00 to 300.0 at the most. The furniture seems worn as well, I enjoy your giving us a tour though

I've noticed time and again that the showers are not enclosed. Besides no shower curtain, there is no enclosure ensuring the water is not going everywhere. This does not make sense. Kitchens usually have cheap looking cabinets in addition to atrocious colors (orange anyone??) cheap aluminum sinks, no built-in closets and in this case the washer on the balcony. Why?? Bottom line most of the apartments I have seen from most African countries from Kenya to Nigeria are poorly designed, cheap interiors (from cheap, garish colored kitchen cabinets, cheap sinks, showers are not inclosed and none of the washers are even remotely what you find in the US/Europe etc) and the prices listed for the properties are outrageous for what they offer. NO WAY
@@infinitelove3221 That's not a charity but a business!! If it's "overpriced" for average persons it means the so-called average persons are NOT the target market! You can't say Bentleys and/or Royce Rolls are overpriced only because your annual income is, for instance, USD 20K! A person with USD 20K as annual income should know such cars aren't for them, and so for apartments or anything as well! There are more and more apartments for USD 50, and many others which are above $1000... SIMPLE! It's Market Economy!
Ok, here's the deal. Let's say you want to go to Tanzania for 6 months to escape the winter's here in America. If you stayed at a hotel, it will cost you $50 to $100 dollars per day at the cheapest. That's $1500 to $3000 per month. And you won't get a stove or microwave. This apt. here is only $560 per month. That's less than $19 dollars per day. Do you see what I'm getting at. And you get the African experience and you can invite people over to visit or stay the night. My question is can you rent it by the month and is there a limit of months. Does it have cable or satellite TV. And can I rent a car by the month. And does the electricity cut off often. Actually, a lot of people here could rent this for a long time with their retirement money. If all of my other boxes are checked, I would love to move there.
Great job/effort showing us this property! I have a suggestion...can we start using the term OWNER'S SUITE instead of "master bedroom" ? This might not change much but I believe it will satisfy the soul to not hear master anything where we call home. Please consider this effort. Much more words/phrases we have to work on but kidogo-kidogo.
GoBlack, to be honest, it's a bit pricey. The orange cabinets, are not so attractive. The appliances should be more updated, like larger refrigerator. The cabinets counteracts and the appliances should be compact, not so spacy. Bedrooms are somewhat not too eye catching, including the bathroom. I know you can find something a notch up in amenities and ambiance. $560, better amenities, better Ambiance.
Too expensive for such a house .. Most of them r nice outside, but inside is something different.. an old house for such price. N too small like how can that be a master bedroom ..old furniture,the doors are old too.
@@thetraditionalmale no, he is right, I have lived in Eastern Europe, you can find a much nicer place for the same amount or cheaper. But in this case, the price reflects the area, not the apartment.

My concern is, can the local Africans can afford this apartment? I heard they get paid so low for their work. What we AA might think is cheap, it will be a hard struggle for them to afford.
Africans can afford everything in Africa. Can all AA's afford to live in Calabasas in L.A? Some neighborhoods are meant to be expensive for a reason but that doesn't mean there aren't other alternatives
Anybody saying these apartments are very expensive. You must be very cheap. It is usually the empty tins that like to make so much noise. If you can not afford it just keep it yourself. Do not advertise how broke you are.

There are rich Tanzanians who live big and good in their country. Though people here are so humble you can never tell who is rich. I don't understand when people say the apartments are overpriced!! OVERPRICED for who?! And I think people also confuse between overpricing and expensive!! And even if the argument were "expensiveness", I can still ask a similar question... EXPENSIVE for who? For which social class?! Wherever you go, Wast or West... America or Africa- EVERYWHERE, there are different residential areas!!! Someone asked about how much does a teacher makes!!! I don't know but if it were in the United States for example, how many American teachers can afford to live wealthiest suburbs around New York City with their own teachers' salaries? Mikocheni is one of the prime residential areas at least under Tanzanian standards! So, YES, for teachers and anyone like me, the apartment is EXPENSIVE but not OVERPRICED!!! And it's expensive because it's not within my economic muscles!!! As a teacher maybe I can afford to buy a second-hand Toyota sedan but it'd be absurd if I then say Bentleys are overpriced because they're not for me!!!
Different pricing targets different people based on market segmentation. Tanzania doesn’t not have only poor people. It also has rich and the middle class. So it’s not a sin for an entrepreneur to target that segment of the population.
