Want to find a rural Tennessee town to buy a home? Who doesn’t? Today we looking at great rural towns in Tennessee.
We did a video a couple of weeks back about great rural towns to retire or live as remote workers across the United States, we had a bunch of people ask if we could expand and do it by state. So, we are.
A couple of things about rural Tennesee towns, they rarely have jobs so you have to bring one or not need one, and have good car insurance because if you aren’t used to the area you will run into something. So get online and get a good auto insurance quote.
Or find a local insurance company’s office and walk-in. Do people still do that?
With the towns in this video, we looking for that sweet spot. A decent place to live that isn’t to close to any major cities, not 5 hours away from a hospital or so far out they have horrible internet. Those two things knocked a lot of nice small towns off this list.
In the last video, I explained that not all states have 10 good rural towns and I don’t want to waste your time with some places that aren’t worthy of this list. Tennessee has great cities and suburbs but when it comes to rural towns they got 5. Thompson's Station, TN was on the overall video. So technically they have one more.

Born and raised in this great state of Tennessee grew up on the Cumberland Plateau. Now I live in East Tennessee around the Knoxville area. One thing I will say is I wish people would stop moving here it’s ridiculous. I constantly see people from the north east and California moving here. Just don’t try and change our way of life here.

An interesting thing I saw of political influence carried by people moving states, TX, AZ, NV, Idaho, and OH are being moved politically lefter. However certain states are staying 60%+ right from their immigration. Iowa,TN, and to a lesser extend many Midwest/great plains states are not being pulled as hard. I myself am a California immigrant to TN 😂😬😂, and personally I'm pretty sure I'm more freedom loving than at least half the people here. All I want to say is even though California votes 75% for loonies, a disproportionate amount of the people leaving are those people, and even less so for those moving to TN in particular.

It's really difficult to buy a reasonably priced home, even if you were raised and have family in the area, excellent financing and motivation. Prices are often inflated or show serious foundation repairs after inspection costs. Sadly, some TN home owners encourage the cash 'as is' sales from NY/CA investors. Nice and beautiful begins at home.

Because so many people have discover our beautiful state housing prices are through the roof. Houses aren’t going up fast enough. Even in my small town houses are practically being built on top of each other. No yard to the property. Crime is up, homelessness is up, more school over crowding. Here in the south we pull over for a funeral out of respect. Here in Tennessee most of us watch traffic, don’t run red lights and don’t blow the horn at the person in front of us at a red light cause they ain’t moving fast enough. Tennessee used to be such a beautiful, peaceful state to live in with flat land in the West to gorgeous Rolling Hills in middle Tennessee and then the mountains of East Tennessee. It used to be full of rivers, streams, creeks and beautiful farmland and plenty of Woodlands. There were some larger cities scattered in each direction with many rural towns and communities where people knew neighbors for miles around. Now much of that is being chopped up, divided covered in concrete, Blacktop with subdivision after subdivision replacing all the beautiful landscape and destroying wildlife habitats and Monstrous size Mansions carving out CHUNKS of the previously beautiful, untouched mountains. Not to mention people coming in from other states with pockets so deep that they drive the prices Sky High so people that were born and raised here as Generations before them cannot even afford the American dream. the irony of that is that a good number of the newbies don't even want to integrate with the born and raised here locals viewing them as low class, low life rednecks. Goodbye my BEAUTIFUL Tennessee, so thankful I knew you when you were the REAL DEAL!!

There are still parts of Tennessee that are like that. My county only has a total population of 17k. That would be considered a small town in many places. Tennessee is not the backwards, impoverished state it used to be. We used to be just coal miners & furniture makers, but now we have a multitude of industries that bring higher paying jobs and yes, people from out of state. We have nuclear power plants and modern cities. With this also comes bad things like crime (Memphis) and Liberal city folks( Nashville). We’re still a predominantly Red State, but we are being diluted slowly like many other red states. Fortunately, I don’t see Tennessee turning blue anytime soon. Not all the nicer homes being built and land being bought up are outsiders as many are our children & grandchildren growing up to be more affluent than their ancestors. We love our country roads, rolling hills and mountain views, but so do those that have discovered how beautiful Tennessee is and what a great climate we have. There should be a place here for all walks of life, but if we stay poor and don’t embrace some change, the poor will never have an opportunity to live life outside of poverty.

The cost of housing in east Tennessee is skyrocketing thanks to all the people fleeing liberal cesspools like California, Illinois, New York and most of New England. They show up paying over asking price for a house with cash which is driving our property taxes up. Gatlinburg and Pigeon Forge are always bumper to bumper traffic with hardly a single car wearing a Tennessee license plate.

Monteagle on old US 41 (one leg of the Dixie Highway) was the halfway point for Al Capone when he went from Chicago to Florida for vacation. Rather than stay at a hotel, he built a stone house for he and his boys to stay in. I can imagine the place bristling with tommy guns. It is now a fine dinning restaurant I think called The Summit. The fire seasons have been vicious and I have been going out Tennessee and Kentucky for a month or two around September. Given how dry and hot it is becoming in CA I especially enjoyed the beautiful green and the moist weather. I am grateful for what CA has provided for me so I will hang in there and see if I can help out, so don’t worry, I am not moving to Tennessee.

I was born and raised in East Tennessee and I'm very familiar with Mountain City, TN. There is quite a lot of crime in Mountain City that does not get reported because it and the surrounding towns are very corrupt in the political districts. Carter County Tennessee is especially wrought with crime, corruption, and more. Yes, the internet is good. Charter and it used to be Comcast dominated the areas and they brought in pretty good internet about 15 years ago. Most of Tennessee is also tourism based, so when it comes to the locals, they could care less. The state and local governments want what they can get out of taxes, that's why they have the highest sales tax in the nation. Property taxes in relation to the cost of living are relatively high as well. My Mother pays more than $1k yearly on 3.6 acres of land with only a mobile home on it and no one actually living on the property currently. Much of East Tennessee is in flooding zones and there have been some very nasty flooding events that have happened there. Just pull up the flooding that occurred in 1998. Watauga Lake sits very close to Mountain City, so you do have that as an option for entertainment, but be prepared to pay at every location that you can get to at the lake on top of the taxes already established. Local government also likes to take it upon themselves to block off lake access everywhere except the places that you have to pay to access. Now, lets talk about cost of living...it is high in relation to the pay. When I left Tennessee in 2015, you could barely get more than minimum wage at most jobs, but the rent and housing prices had increased so much that most people could not afford anything on that rate of pay. Of course, as with everything else that is being highly influenced by leftists, the rate of pay has increased, but the jobs have not. The only real work in these areas is restaurants, hotels, and healthcare. If you planned on trying to get work in the government there, forget it, there's nepotism abounding, so if you're not related to someone already in the government jobs, you're not going to get a government job. Just for example, I applied for a government job in Carter County, TN. I have certificates, went to college, did several training programs, worked in Washington DC before for the CWLA, and was with AT&T for over 7 years. I applied for a County Clerk position, took the Civil test requirement, and I hold a government clearance. They hired the current police Chief's 18 year old, straight out of high school, 0 training niece over me and a number of other qualified candidates. One of the County Clerk's held position for well over 50 years and it has been a notable, reported upon issue of County Clerk's using each others signatures even when they are not present on documents. There has been embezzlement issues, bribery, and the recent prior police Chief impregnated an underage girl. So, if you think you can handle all of these things, and you can Google them, it's all right there, then go for it.

@MissouriCrookedBarnHomestead

@@pugsymalone6539 You are right. There is so much swept under the rug there. I did not even get into the prescription and illegal drug abuse or the higher rate of incest and violent sex offenses that occur there. I am very much about realism. Tennessee is gorgeous, that is true, but the level of corruption is astounding. Is everyone like that? No. However, it is such a significant issue, that it is quite noticable. The state of Tennessee tried to force my daughter to continue paying Tennessee car insurance for 3 years after she had moved in with me in Wyoming. The car insurance companies here and in Tennessee were confused to the point they were calling the state about it and were directed to Homeland Security in TN because they are the ones you have to contact now if an issue goes beyond the local government and DMV. We ended up having to pay for Tennessee insurance for years after we had already moved. These are the crappy things that Tennessee does to people. NC is even worse and their laws are horrendous. It is like those 2 states pulled their laws and directions out of a Cracker Jack box.

Jonesborough is the oldest European settled community in TN and there's maybe 5,000 people. You are close to Johnson City which has the area's largest hospital and the area's only level 1 trauma. If you are a parent, the Niswonger Children's Hospital is right next to the JC Medical Center. Jonesborough's downtown is absolutley beautiful and well kept simply due the town's history. Land that only a couple years ago did well to bring around 5.000 is bring 20.000.. 150000 dollar houses bring over 300 000.

1995 for me. I know as I bought a Corolla new. I asked why my insurance hadn't gone down, my cars were older and not worth as much... He laughed and said, "Oh, it isn't the car, it's how you drive." 2 weeks later I called in to add the new Toyota, the wife said she would prepare a quote. "You don't have too, I countered, Jim said it's how I drive, not the car." She was stunned wordless. My premium was quietly mailed to me, only up 50 bucks! :)

@@stephenharper6638 Your insurance is based on how you drive if you don't have collision insurance on the vehicle. If you do, the replacement and repair value matters, along with other factors (high-performance car, grandma car, etc etc).

Almost choked when Collinwood made your list. I grew up there. Good thing this was a retirement to working from home list lol. Btw pretty sure housing there gets a lot cheaper 10 to 15 minutes outside of town in any direction. Internet might suffer a little but several big hospitals within 35 to 45 minutes if you know the roads.

I haven't watched the video talking about Thompson Station as a rural town, but while that may be technically true, it's really a sub-burb of Nashville, and housing prices are probably not what most folks are looking for. Interstate 840 is pretty much East/West and Interstate 65 is North/South. I have lived in both Spring Hill and Franklin TN with Thompson Station in the middle. In fact, Spring Hill and Thompson Station have much overlap, (Franklin too) with subdivisions and shopping right next to each other in one or the other. Unless you know exactly where the line is, it's easy to get confused. As an added insight. People are flooding to Tennessee from all over, but many from what some would call the Blue States, so prices are a bit out of control. Thompson Station is affected by this. I personally know of folks putting a bid on a house but needed financing, then someone from California comes in goes 50K over asking, and pays cash. Others have gone 100K over to get stuff. Albeit 4000+ Sq/Ft newer home. Even before Covid, it was starting to get out of control.

I live in Thompsons Station. I've had my property tax that took 25+ years to get to the point it was at DOUBLE in one year. Instead of living in the country like I wanted I'm surrounded by a bunch of subdivisions and assholes that take their dogs INTO THE GROCERY STORE sitting in a grocery cart EVEN THOUGH THAT IS NOT ALLOWED!! People have moved here who APPRECIATE how courteous the south is because it makes it easier for them to BULLDOZE OVER US! What used to require a 5 acre minimum to build a home has been replaced with subdivisions of homes that a native Tennessean can't afford on LESS than even a 1/4 acre because somehow subdivisions can bypass that 5 acre requirement. So now it's too much traffic, a bunch of noisy f*ckers with their g'damn thumping radio in what used to be a peaceful and refreshing area. Oh, and crime. It's not like the cream of the crop is moving here. It's trash from other states who can purchase more in ours, so what used to be upscale neighborhoods are being brought down too. Need MORE competition for jobs? Well, you have it and the hardest hit are the older workers.

Homes are selling very quickly. If you have acreage along with your home. My son had 5 acres in Greenback,Tn. He purchased it 7 years ago for 125,000. They listed it for 325,000. A retired couple from a northern state bought it two days after visiting for 450,000 cash with a option of complete occupation in 3 weeks. They sold their cattle and farm equipment very quickly and moved. They were getting a divorce and was already beginning the process of moving out. Real estate is selling very quickly quickly here. Very expensive and many townhouses also. My neighbor sold his the day after they put his sign up. I live in Calhoun , Tn. Very rural in 1986 but seems like was a dream. Great place to live.

I live in a very rural area in SE Tennessee and I have Twin Lakes internet (fiber optic). They are NOT kidding when they say their internet is super fast. I work at my parents house a few miles away and they have Xfinity, but it pales in comparison to Twin Lakes. Just FYI, for anybody thinking of moving to an area that offers Twin Lakes as an ISP.
