I want to alert buyer of under-construction property that if you are taking construction linked plan for payment then ensure that last payment is paid only after receiving occupation certificate. There are builders who mention in the agreement that the last payment is on "fitout possession" which means before receiving occupation certificate. This way builder takes all the money even before delivering OC. Probably this is allowed under Maha RERA also and that is why reputed grade A builders are also putting such clauses in agreement. This is my guess.
Do we ask builder that what is the quality of steel and cement use in the projects? Common man looks for amenities but do they ever ask this basic question?
Summary of video: The documents to be collected AND READ before you get into more detailed discussion with sales office: proforma agreement, land title documents, mortgages/loans taken by developer, list of banks who have pre-approved the project If you go through the proforma agreement then you will understand that the agreement is one sided. The builder retains all the rights and pushes all the responsibilities on to buyer. The agreement may involve other parties like land owners which may bring up complications. Builder restrict the supply - by stating that only few flats matching the customers expectations - which are available. Ideally builder should show all inventory with status - which flats are registered with agreement, which flats are booked but not registered, which flats are neither booked nor registered. Builders should allow prospective buyer to choose any 3 flats and builder should share the contact number of purchasers of those 3 flats. This will allow prospective customer to get honest opinion of the project and builder. You - as a prospective customer/purchaser - can find out details of existing purchasers in the same project by vising sub-registrar website and doing a search and after getting purchaser's name you can contact them via social media/linkedin/facebook to get their opinion about the project. Sir ap sahi kah rahe ho...maine under construction flat kharida hai mager wo abhi bhi under construction hai ...mai rent se rahta raha hu or bank ki loan EMI bhi shuru hogai hai... builder ye nahi confirm ker raha hai ke pura complete kab hoga...
I really applaud and appreciate your efforts , intent , guts for taking this brave stand only for a simple cause of saving people from falling into traps .. it takes a lot to do something selfless like this .. people who are criticising you are either hired PR bot accounts from builders , real estate brokers .. I highly doubt if a genuine flat buyer / flat owner would even think of doubting your intention forget about criticising !!
sir can i take property in take over project.i was taken by one builder but due to some.finacial issue he was not able to continue and project was stop for 2 3 years now its taken by one reputed builder and he has committed to give possesion in one year..
