Aaj ka video pehle se 20% better tha. Appartments ki kaala bazari ko enlighten kiya, deen dayal ke future problems ko address kiya, very good. Sapne dekhne waalo ko haqeeqat dikhaao, excellent. Magar 5 lakh plot ka rate bolke good ko gud gobar kar diya. Koi bhi builder floor wala builder dlf phase 1 mein abhi 2.50-3 L per gaj se upae nai le raha. Plot ka rate badh nai raha, badhaya jaa raha hai, kyunki banake bechne mein bahut risk hai darling. Time lagta hai, mehnat lagti hai and uske baad bhi beech wale 2 floors bikne mushkil ho jaate hain. Itni mehnat kaun kare, isse achha plot bechke hi munaafa kama lo. Isliye aaj aapne plot recommend kiye. End users kam reh gaye hain. Investors to builder floor mein bhi hote hain, naa ki sirf high rises mein. I never intent to criticize you, but only enlighten the viewers. 3-5% brokerage wale din to kab ke gaye, brokers and investors to bas sahi underwrite karne mein believe karte hain. Thoda aur analyze karo real estate ko Indian economy ke sath, to thoda aur samajh paaoge.

@@realtorsnextdoor5913 H block DLF Phase 1 mein plot inventory check karo. Plot number to nahi de paaunga. But ek corner plot ki asking to aaj bhi 2.6 psy hai. Explore karlo. Thoda andar ki taraf jana.

Spot on analysis. Jo property achi hogi aur kaam ki hogi uspe brokerage 2-3% hogi max. Isse upar nahi hogi. I am living in a high rise from past 15 years, it is all rosy and attractive from out side, door se building achi lagti hai but at the end you have to live in it, and when 10 families live above you and 10 below you, it makes your life hell. Kya karoge luxury ka jb ghar se bahar nikloge toh 100 log different opinions leke RWA mein ladaiyan kar rahe honge. Isse better hai ki either buy a villa or a builder floor with 3 or 4 families in the bulding. The lesser the neighbours the calmer you are and you get to actually enjoy the luxury you paid for. 4 Opinions are always better to deal with than 100 opinions, You cannot enjoy luxury in chaos. Last but not the least, If at all you feel like making a villa or buying a floor in a DDJAY plots, I would request you to visit Uttam Nagar in Delhi once, 9 meter road ka asli mazza ek baar leke aao shaam ko. Itni badhiya gentry milegi wahan and mark my words, people who will be selling floors on that land will use the best phrase to lure you in "ULTRA LUXURY". 🤣🤣

Analysis to achha hai Abhinav. But 100 mein se 50 samjhdaar honge to society achhi ban jayegi. But 4 mein se 2 fuddu nikle to g**d lag jayegi. Kabhi delhi ke builder floors ke disputes dekho, lift maintenance ko leke, lift usage ko leke, parking ko leke. Good you brought in comparison with Uttam Nagar. Gurgaon ek time pe 2019 tak, kaafi achha tha. Aajkal tilak nagar/jail road jaisa to ho chuka hai. Bas 2 metro station door aur gaya to Uttam Nagar bhi door nai hai dost. Ruko 2 saal aur dekhna. Padha likha crowd yaha ka to bechara property le nai paa raha, and PG mein rehke guzara kar raha hai. Asli sheher family crowd and achhe markets se banta hai. Gurgaon to bas choro se bhara hua hai. Pehle yaha ke Jaat chor the, ab delhi wale bhi yaha aake chor ban gaye hain. Hawa mein hi problem hai gurgaon ki.

Epic line : Jo bhi honge, C***** nahin hai. Thanks for speaking the truth. Many greedy brokers for the sake of their selfishness are making the short term investors trapped. I think, for the short term investors situation might get worse in upcoming time, when they will not have fund further to give and at the same they might not get exit due to huge supply of apartments. Its time to wait and watch !

Gurgaon mein bas daaru hi to sasti reh gayi hai. Wo to poori bottle hi peeni chahiye. Sehat usi se banti hai. Bhai, ho jayegi market dobara se theek, itni mat peeyo tension mein. Bas apna daayra gold course road se badha lo. Paise waha kama paaoge, jaha is time 2018-20 waali situation hai, check various global cities. Delhi NCR mein paise kamaana mushkil hai agle 3-5 saal.

@@realtorsnextdoor5913 I can understand that density can be high but at least end user is getting an option. Also, some of the high rise also have similar density although vertical not horizontal. You seem to be very comfortable with builder floors. I consider DDJAY floors as builder floor with society/community living experience.
