In this video, we get to do another property tour for one of our viewers. This abandoned farm in Clay County, WV consists of 42 ridge top acres. The drive to the top of the mountain was a bit rough but the land made up for it by far. Walk with us as we enjoy a beautiful spring day in central Clay County.

After reading many of these comments.. to sum it up.. he got it cheap because it is a family property.. generational… no need to cast a negative vibe. There was an old cabin at sometime or another. I am familiar with this area so I know what I’m talking about….this is a prime area for any homesteader. It was timbered out years ago. I’d settle there in a heartbeat too‼️🕊️ peace to all ✌️

@@the_truck_farmer get a copy of the ordinance for your county and see what it says. usually the health department covers that. lots of spring water isn't a safe scource nowdays. i had a friend that used grey water from a spring for his toilet and shower but trucked in water for his sinks. saved a ton of money that way. his spring had too much nitrate in the water which is pretty common nowdays.

Great to see any Wrst Virginia channels because I live in Jackson County and born in Spencer WV. The old Jarvis farm of 300+ acres is out Linden Road in Roane County. I wish it was all still in the family but alot has been sold off. Our graveyard is on top of a hill also. That was a great plot of land you were looking at. If like our home place there was a spring coming out of hill by house that they made concrete retained wall. Still great water

Own 23 in Roane County WV w/about 4 acres being flat w/remolded house 24' by 50' shop, well equipped vehicle lift 5-ton, compressor and I have about 50k$ into it no neighbors for about a mile abundant wild life 30 minutes to town (Ripley WV)...the yearly taxes are @ about $500...

I'm in Northern Ontario Canada and my parents who are in their late 70s are looking at two acres beside their house. 2 acres for just over a hundred grand in rural Ontario.

It was so wonderful to see your parents walking around with you and their in their 70' s?.. What a beautiful peace of land and property... Not much better than having something handed down in the family... and the old family's still there!! Really gives you a strong feeling of really belonging! What a Feeling to have, most don't.. I dont understand can you only get an acre for less than thousands and thousands if your buying 50+ acres??? Where do they sell 1 or 2 acres for cheap besides texas on the mexican border!?

I live in Nicholas County, which is right beside Clay. $10,000 is an excellent price for this property, even if the only thing you ever wanted to use it for was timber.

@Gia Marie how would you know that? WEST VIRGINIA has more than some big city living. Peaceful home on that ridge would make anyone jealous. But come on we have fire departments and County police every where. The place he was looking at was great even with roads and power. Road on both sides of hill. When this country goes down hill from government you will need to be like my grandparents. Grow your own food rise your own animals. She had everything in canning jars. Look around at stores you may need this education. Have a good day.

@Gia Marie if there was a house there. It has water n apparently ppl grew their food there. And we have lived litterly centuries without having someone up ur but. I have lived like that. It's not difficult. It just takes will power n not laziness. I would love 2 have it. Me n my family no how 2 take care of ourselves without government interference. Been there done that. And can do it again. In the process of looking 4 something like that now

Everybody has a different idea of what makes for a great place to live. Some prefer city living, some don't want to so much as hear another human and everyone else fits everywhere in between. It's smart and diligent to research any place you're investing in and wells are known to go dry. Some parts of West Virginia are breathtakingly beautiful and some are not (I've seen both), but every single state in the US is like that. That is awfully cheap for that many acres, so I would want to know why.

@@samsmom1491 The reason is simple, it was a family deal. My great uncle was just happy that someone in the family wanted it. We’re grateful to have a chance to be caretakers. It’s been in the family for over a 100 years. I have deeds going back that far. Nothing wrong with the land. That generation just moved on. Also, lots of family buried there. Fun fact, that pile of rubble was an old dirt floor farm house and was spring fed at the time.

I enjoyed your exploration. One could do so much with that kind of land. Here in NJ the cost of one acre of land is close to $200,000. I can't imagine owning such a wonderful piece. I hope it serves your client well.

You make an important point, you could have 100 acres for 10k but if it's in an impoverished, depressed area with no jobs and you aren't independently wealthy and have to work but there's no jobs what are you going to do?

The Yukon Territory is the size of the state of California with a population of 40,000 One friend looking for land and last week there was 10 acres for sale for more than $300,000 and is around 45 miles from town The gouvernement dosent release hardly any land to the public to create a shortage that creates a higher demand and prices going up

Awesome keeping the land in the family. All those in the cemetery are family? We have friends in Tennessee been on the the land since 1760. Second to the last home on the road. Need to talk to neighbors and see about gating it off to keep out riffraff.

I can't believe that this man still has his mother and father and they're still walking around with a sound mind that's such a blessing God bless them I lost my father this Christmas he was 69 years old...SMH.... For all of those people who have their father but don't talk to him because you either holding something against him or he has done something to you in the past let it go nobody is perfect and this thing that we call being a parent does not come with a manual you never know when you will lose a parent so please make your peace with your parents with your fathers and mothers and spend as much time as you can with them because when they pass the guilt you would feel would be unbearable

I caught the name miller which means there may be the remains of an old water mill on the property and possible a mill pond ...Likely washed out but the old mill stones would be nearby as mechanization took the trade? remember water used to drive all mechanization....

I believe that was a black racer. They typically grow to 6 or more feet and feed on rats and mice. All snakes eat rodents and have value.

I know this is a year later but 43 acres for 10k is outstanding. I grew up in Marion county wv and land was 4K or more per acre 15 years ago. Now I live in upshur county wv and land goes for about 2k or more. Depending on the land use of course. Luckily my wife inherited 7 acres with house, free gas, water well, and septic.

We own part of a mountain where we built our house. I wish it had a stream, river or a lake. On the mountain where we built is right next to another mountain and 9 of us own that mountain. The trail head is about 50 yards from our front door. The best part is that we don’t have to pay taxes on it bc it’s non buildable and has no electric or well. We live 5 miles outside of Cashmere, which sits between Wenatchee and Leavenworth.

@@willong1000 No I did not. We finished building our house in 19, here in the mountains of north central Washington state. I am older than my wife and not in as good of health as she is, so this year we will be looking at property to buy in Montana, so she can be close to her family when I die, (which I plan on living for another 15-20 years). My wife is my world and I need to look after her after I’m gone

LOL, who would have known, I was born & raised in Clay County also! However the Clay County I'm from is in Missouri! Our claim to fame is Frank & Jesse James, they were from the Northern part of the county, outside of Kearney, MO. The old farm is now a county museum. Just an FYI, my wife & I moved out of Clay County almost 2 years ago, and now live just outside of the booming metropolis of Tightwad, MO (yes it really exists ) population 69.

great description and spot on detailing of the property, I was curious about one thing you had said. when you spoke about why the south face would make a better choice for the location of home you mentioned it would be better view, and ease of power hook up but then said without the hassles of the north side. I have been starting to look for a like sized piece of heaven between where you were all the way down to NC. so i like to learn as much about the Blue Ridge Mountains ahead of time..

Good buy, in western NC, our parents estate 2000 sold for 5,000 dollars an acre. no bldgs, creek in middle. We had to divide into lots for no one wanted a big farm.

Great property! West Virginia is a beautiful state. I have visited and gone camping and fishing there several times. Water would be my biggest concern. That top bench area would be perfect for a home site 👌 John has a good amount of work to do to make it a working homestead, but what a beautiful remote area to thrive in. Great video and the price was insanely cheap.

I'm jealous. The cemetery is priceless. I love the history. One of the first things I would do is to clean the tombstones. The OCD in me would be so happy. The land is fantastic. So glad it stayed in the family. Did I say I was jealous? 😀❤

beautiful piece of property, Now that I'm retired from military and semi retired period I've been thinking more and more about buying a piece of property and building a homestead, I never thought about West Virginia and although it's absolutely beautiful I'm still going to have to pass because I hate snow and cold weather in general. I'm looking in South Georgia to Central Florida area or North Central New Mexico just south of Alburquerque.

Sure is a beautiful piece of land. Would make a good homestead property. Clear out some of those feels and put them down to LA or wheat put a few her to go to clean out the brush in other areas and you would have a really nice farm. Thanks for sharing!
