I just closed on my house and it was the greatest life experience ever. Up there with some of the best 'firsts', the best advice I can give is to ready yourself for bidding wars... Pressure them to give your closing costs upfront, and research your lender carefully.

Hi MsLiaStyle! Excellent Question! I review buyer disclosures a bit in the video below during a live buyer consultation meeting. ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-Hvd5OqTRnhU.html I will put together another video for specifically buyer disclosures in the near future. Thank you for bring it up! =) I'm sending you positive vibes everything is going your way!
@@AndrewFinney Great, thank you. I'm looking to purchase a multifamily home in Los Angeles in the next few months and was feeling a little overwhelmed. There is alot of information at there, but most tend to gloss over some of the vocab and nuances. Your advice and encouragement was very much needed today and especially appreciated.
This is an excellent video, Andrew. My question is this: How are these steps changed or re-arranged in a cash sale? I want to dot every "I" and cross every "T", and since I'm self-employed in a small business, a mortgage loan is too risky for me to safely take on.
Hi Matthew! Thank you for watching and for your support! You're amazing! That's a great question and yes the process "changes" a little bit. I'll create a short series about how to buy a house with cash this year. In short, when buying a house with cash, ensure that you have current proof of funds ready to present. Proof of Funds (POF) can be in the form of bank accounts/ investment account statements. If you downloaded the infographic, remove the loan related steps. The remainder of the process is intact. If you have any questions, please let me know. What would you like to watch next? Sending you positive vibes for a wonderful weekend!
@@AndrewFinney Thank you very much. I look forward to that series. I am familiar with proof of funds. Just to be clear, does the "sixty days" qualifier on the funds refer precisely to the previous two months or is simply a minimum time requirement for the balance to be considered above-board?
Awesome! It'll be be great to get your feedback on it when it comes out. Just out of curiosity, what are the topics/ ideas you'd like to see covered in that series? Great question... There's a couple of moving parts with you question. In short, what is meant by "current" or "recent" proof of funds is within the last 30 days. The period of time for funds to "season" is generally 90 days. That said, if the funds are coming from your account and being transferred to another one of your accounts, the no seasoning requirement applies since it's your money and it is easily "sourced" from your account that you sent the money from and to. I hope this helps. Does that answer the question? Looking forward to catching up again soon. Thank you for watching my friend!
Thank you Angela! I'm glad this video nailed it for you and greatly appreciate your kind words! You're a superstar my friend! Sending you positive vibes for amazing weekend! =)
Hey Roxy! Excellent point! I'm thinking through a mini series about new home construction for upcoming videos. Other then the new home construction process infographic, what specifically would you like to see in a short series about buying new home construction? Sending you positive vibes for an amazing day! =)
@@AndrewFinney that sounds awesome! Can’t wait to watch. I’d love to see kind of a walkthrough of how the process generally works, kind of a “whats happening” during those months, what gets paid when, at what timelines should you be receiving certain paperwork, and how to navigate to make sure you are going about everything properly. I’m lucky enough to have an amazing real estate agent who is always there with any questions I might forget, but I’m so interested in the entire process and just an overall “what to expect”
@@creepybiddy Thank you so much for sharing with me. Those are outstanding ideas! I just screenshot your comment and will have incorporated it into the new series when it comes out. Thank you for being part of our Home Tribe Team! You're the best! =)
