Thanks lots for these videos! Im going through champions school in texas, these videos give great supplemental info on how and what to inspect and additional tips most schools usually wouldn't provide. Thanks lots!!

+Lemuel Seale (Focatero007) . Champions is pretty bad actually. A business created by a soccer mom with connections in TREC, little understanding of what goes into a quality inspection, all legal and code, absolutely zero video. Based on Ben's work and professional support I will join his group when licensed.

@@wb3603 funny to see this 7 years later. Champions is good to get you past the test, but now, several thousands of inspections later, the practical value of course comes from in-field experience. Champions does as good as you can do book-learning the mechanics of a house. Are you new to building or construction?

Very good letter to the seller of the property. I can recall the story told to me by an inspector regarding an electrical plug that was downstream from the GFCI test plug. After seemingly resetting the GFCI plug it did not reset properly. Unfortunately, this plug was upstream from a deep freeze that contained quite a lot of meat. Luckily the inspector leaves a similar letter at each inspection and the homeowner checked on the freezer and found that it wasn't connected and reset the plug properly. He gave this inspector a call, thanked him for the letter and reminded him to be a little more careful in the future. **Lesson learned...expensive problem avoided.***

4 way reversing valve in the unit will tell if it's a heat pump.

How do you inspect a skylight if you're not required to go into the roof?

Hi, Will Cruise. I exceed the Home Inspection Standards of Practice by attempting to walk upon the roof and inspect the roof from the surface. We wrote an inspection article about exceeding the standards at www.nachi.org/exceed-or-not-exceed.htm. Take a look.

As an inspector aren't we asked not to tell the customer the roof needs to be replaced? Shouldn't we recommend a licensed roofer to tell them that?

Hi, R Nicodemus. I communicate with my clients the condition of the roof and indications of problems and defects, particularly leaks.

I suppose that my depend on which state? Each state regulates home inspectors differently and many states do not regulate them at all. Which state are you referring to. You may want to visit www.nachi.org/pre.htm to check for yourself. We do have an online home inspector exam that is open to everyone, and can be taken again and again at www.nachi.org/aboutexam.htm. And we have a state prep exam for our members at www.nachi.org/qa.htm. And many membership benefits at www.nachi.org/benefits.htm

Most homeowner do not fully understand who is responsible for the home after a home inspection is performed. It's the homeowner.

Ben Gromicko ...I've been watching your videos all day. Been interested in becoming a home inspection course for a cpl years now. I've been a small business owner, general contracting for over 30 years now on n off. Every winter I do this but getting more serious every time. Living in Syracuse winters are rough. After turkey day things slow way down till tax returns start coming in. Do you have anything that'll push me over the edge this time informationwise or maybe some advise?

New York licensing home inspectors. So, you'll need to complete classroom training to become a licensed home inspector in New York (required by the state). We have some information for you to help choose a school at nachi.org/newyork. And also we're having our Annual Free Inspectors Convention in Atlantic City that you might want to attend. So i get get my certificate through NACHI? THen do local 30 hours and be readyu to inspect? NACHI is half the price of other sites.

Hi, Jeneese. I'm not sure what "PHI" is. But in my opinion, women tend to be better inspectors than men. In relation to "difficulty in getting involved," InterNACHI's online courses, training, Continuing Education and certificate programs are designed to be accessible to all types of learners. And our programs are e-learning and learn at your own pace.

Again I have to ask. How do you guys deal with crawl spaces?? Thats the only thing holding me back. Can you just use a robot? I',m in Atlanta and I have noticed that in most job descriptions the mentioned fear or heights and crawl spaces.
