Which government? Property taxes typically go to the county and I really don't see how the county can influence home prices to much of an extent... they certainly have nothing to do with mortgage rates.

Hey now, I am a realtor in HSV & I am very clear in stating “ why would you want to buy a house at the very worst time ever?” …and then I got in to the EXPLODING inventory. I refuse to sell new construction now. Needless to say, I’m looking for alternative income streams, but I’m doing right by me & my people.

Real Estate agents need to educate their clients selling a house in this market that the higher the starting price, the longer it will take to sell, the longer it takes to sell, and more houses enter the market, the even lower final selling price will be.

Definitely seeing this in some areas of TN. New listings aiming for those crazy comps, but inventory here is back to pre-pandemic levels and a LOT of stagnant units that nobody is buying. Seeing multiple price cuts in a week on the same property. Hopefully it's just the beginning.

@@annjames1837 Prices will never come back down to previous norms, but they will come down. Prices are still high overall and new listings are hilariously high, but units aren't moving unless they get big price cuts.

I disagree there is a lot of folks upside down or headed that way that think there house has equity but in reality they are in a very bad spot financially banks will take them back and have to loose there but on them after they get real with the price but don't fear our lovely government will print them out of the sticky situation to keep this house of cards up but the wind will eventually blow this is going to be devastating to a lot of people and maybe bring in the cashless society.

We are too dam full in Houston all the people being priced out of Austin /Florida /California/Chicago/northeast are flocking here!! Why da hell is there traffic at 1pm on a Tuesday that's nuts back in the day (B4 covid) 1 pm there was almost no one driving around that's when I would do my errands while everyone is at their 9to 5 it's nuts out here !!

Increased inventory isn’t helping prices in my area in So. Florida. Realtors are encouraging sellers to double and triple list price because they want to highest commission possible. Most homes were sold to investors and migrants moving from blue states. States they voted democrat in their whole life but handle the outcome of their decision. Real she sells for existing inventory is the most costly purchase you can make. Snowbirds in most cases did absolutely no renovations and are selling because they don’t want to pay for a roof. Now the buyer has to have at least 25-30% of the purchase price set aside in cash to pay for all of the work and upkeep that was never done. Taxes and ridiculous insurance prices make it a very bad time to purchase. Most will rent from here on and only the rich who got most of the covid money and didn’t need it, will continue to eat away what was once an affordable home. everyone else will be permanently priced out of the market. so obvious this all planned.

If the average rent in Florida is $2700, and we're supposed to make 3x the rent $7100, annually is $85,200. The avg salary is $51,000. How can we survive?

I live in expensive soCal. I remember back in 2020 people were flocking from CA to FL due to how open things were in FL compared to here at the time. But the past year or so I've been noticing lots of FL license plates on the road, which makes me think maybe many are trying to move back.

A lot of people just care about monthly payment right now, not what it might be, as well as over extending themselves to the limit. Anything goes wrong in their life financially and it's game over. Financial literacy should he taught in high school.

the majority of listings in my Orlando search area have days on market of over 60 days. Some are sitting on market for hundreds of days and they delist for 3 months and relist so the days on market starts over and not show high days on market. But thers no more free money so none of the games are working anymore.

I’ll never use a buyers agent again. A real estate attorney can do the job. The first thing a realtor says to eliminate legal responsibility is that, “ I’m not an attorney and can’t give legal advice”. With an attorney, you’re actually being represented legally since you’re signing a binding and enforceable contract. Once again, the Government, which is now totally self-serving, caused all of this because these elected officials have no clue what they’re doing.

In north Massachusetts, the number 1 problem is price. Prices are extremely inflated. In Essex County, the median household income is $90K. That's HOUSEHOLD income, keep in mind. The typical house for sale is about $750K. That's a serious math problem. With mortgage, taxes, and insurance, there's just no way that works out.

I live in Florida and looking to buy here but prices are still much too high despite huge inventory and builders constructing homes in huge numbers. Supply/demand fundamentals are out of balance but home prices are defying expectations by staying much too high and new for sale listings are coming into the market at exorbitant price points. Real estate moves at a snails pace so patience is required to wait for prices to collapse as markets tend to overshoot both on the upside ad well as the downside.

I started looking for a home in 2019 and couldn't find one because I was too picky and coming off the carnage of the GFC it was hard know what properties were worth, but what I'm seeing in my market is investors driving up prices. It wasn't an issue before COVID, not anything like it is today my local market is unrecognizable with prices almost doubling in many cases, the only thing that would make sense as to the price stickiness with inventory returning is too many people buying homes who don't actually live in those homes. COVID made alot of people greedy as we saw with the masks, sanitizer, and toilet paper. I'm not usually pro big government but this is a situation where government intervention makes sense.

Colorado Springs here, yes taxes went up, but just got ins notice of 7,120. for 73' 1,800sf. I hear that soon people won't sell for fiat, won't have any value. Best get your metals!

that place where you went over off of hwy 281N , north of SA is going bonkers. You should revisit it . Its insane. Work going on like nothing is wrong. I don't see any slowdowns are economic problems around the Texas Hill country that is for sure. They are now clearing land for more homes.

Thanks for going over that Redfin article! We said the same thing when we read it! The problem isn't lowering interest rates. The problem is that the prices need to be lowered. If the FED lowers rates, we'll see hyperinflation again because there are SO many more investment companies and ibuyers! Something has to be done to put a pause on investment companies buying up their target of 40% of the affordable price range single family residential homes, I believe. Mark says you can't pause investment groups buying up all the affordable homes in a free market. But I believe a pause is needed in this critical time. What a mess! All because rates were kept too low for too long!

I live in Florida and have been watching this mess. Prices have doubled since 2020 and I have been waiting on the sidelines for a correction. It definitely feels unfaair!

I bought my home in 1987 and my fixed interest rate was 8 1/2%, than in the end of 1988/1989 there was a crash and the interest rates went up to 11%! So in my opinion, interest rates today are not bad, it could be a lot worse, but the cost of homes today are outrageous! My son just paid $485,000 for his home, so what I paid for mine in 1987, I could have bought almost 5 homes, for what he paid for just one!

My Dad's house in Palm Coast FL - 3 months for 1st offer, that fell thru - another month for 2nd offer that closed 6 months after initial listing date (with 3 price reductions). House in great condition, with pool, in gated golf course community on the intercoastal waterway.

@@jamesoleary1844 our area is not price-reducing enough yet. The agents are in denial. And, my dad's agent sucked. I had to tell him that the photos need to be redone & ordered properly, and that she needs to add in the description that it was a corner lot, which finally got done a month later! (I used to do RE photography & rehabbs)

Sorry to hear about the mold! Me & my husband and I recently went through the same. Try vinegar shots, A medication called Diflucan, a low sugar diet should help with symptoms if you were severely exposed 👍🏼 it can lead to candida over growth causing alot of issues!

Finally homes 🏡 where I’m at sitting for months and months! People are taking them off the market since it won’t sell. Some homes sell immediately but very rare now. Been on the sidelines since CV 2020 sick of waiting, hoping summer of 2025 the prices will finally drop. Refuse to pay 💰 for a house that was $200k and now $600k because people panicked and fought over homes due to CV! Inflation didn’t go up that much it was due to panic buying. Remember never panic buy by your emotions it will never end up well.

A word on the Dallas situation. As a lifelong resident, yes, migration will absolutely kill those brand new houses that are built really close to downtown. The reason is because locals know that downtown Dallas is not worth living near. The neighborhoods are horrible and crime infested. The traffic is hideous there. There’s no way in hell I would live close to downtown Dallas. I know what communities you’re talking about too. ZIP Code in question is 75210. Close to South Dallas. No, thank you! You have to be from somewhere else to live there. Oh, and on top of that, the lot sizes are tiny for this area. Anywhere from 5200 to 6300. Not hard to get yourself a house with a 9300 square-foot lot around here. 7500 is a low end and 8500 is a standard.

Insurance companies don't l8ke to be the cause of a contract falling thru but will go up significantly on the Insurance in 12 months, or take out wind/hail, or drop you altogether. Be ready.

We're not in this mess because of low OR high interest rates, the high interest rates just forced the inevitable to take place a little sooner so the bubble didn't further inflate. The mess is caused entirely by handing out $6 trillion for "free" from 2020-2022, causing the most artificial explosion in demand for everything money can buy. 20 million people who didn't have to work for 2 years straight collected roughly $45,000 a year from federally enhanced unemployment. Let that sink in. THAT'S why you couldn't find anything you wanted in stock during 2020-2021 and why manufacturers and retailers had to raise price 40-50% from 2021-2023. Now everyone's broke, deflation's happening like crazy and everything's going to crash 50%+ while unemployment explodes to 4x today's rate because people signed up for debt thinking they'd make their 2022 salaries forever.

Because it's all about where you live. Some areas are hot and others not so much. All the talk of impending doom but here we are. Homes are still expensive and most still can't afford it.

My home is pending at the moment. However, even in the Miami market, it was difficult to sell, we offered 10k credit and an addition 5k in concessions after the inspection, my target was to sell at 620k and I end up with 615k 5k off target , but at least we are on our way to close soon.

as far as house prices I am not seeing very much lowering of prices around northern areas of SA . or am I seeing any lowering of prices on automobiles either. Maybe 2025 is the problem year, not 2024

As much as I appreciate your videos, Kansas City Metro is still sky high and not worth buying. No one is buying either cause my list of saves on Zillow is around 50 with prices between 160k and 210k and only 3 sold last week. Slow buying but very little price reductions.
