The 46.5 acre parcel is covered in a mixture of soft and hardwoods, with a creek on one side and a surprise spring on the other side. This property had potential, but we were not fast enough to get all the due diligence finished before it went pending. This property is listed at $155,000

Nice property a portable sawmill and you could build what ever buildings you need I bought one and really enjoy making my own lumber with trees from my property. Good luck with search. Really enjoy channel.

Glad you enjoyed it. They prefer to get dirty...they are good for baths but hate the dryer...we have to towel dry them which is a chore with their double coat. Kinsley is a farm girl through and through.

Very nice . Would you consider buying a sawmill and using your own timber to build? That is what we are doing. It is immensely satisfying and easier than you would imagine.

That's the plan! One of the many reasons we are looking for a large portion of the property to be woods.

I like #20. Clearing is a lot of work but if you manage it mostly yourself not extremely expensive

you can also have loggers come in take out tree's and you get the money and they sell your tree's for wood for houses

One reason we are interested with a property that has a lot of woods is so we can use the trees to build our home and other structures that we need. Lumber is also good for a rainy day should we need the money later on.

Have you had to deal with a lot of ticks going into these properties with the fur babies? Two of our labs are black and the other is chocolate so that definitely worries me when we start looking 😖 I want to bring them but don’t want them to get infested.

We purchased Seresto Flea and Tick collars because they were getting ticks almost daily from WV on. We do a tick search after each property and were able to catch most before they attached. Since getting the collars they didn't get any new ticks.

Some properties are going really fast, it can be hard to tell which ones might go quickly...one was on the market for 15 years and we went to see it and it went pending the next day...lol.

I'm enjoying your property search but I am also falling in love with your dogs. We usually have dogs but right now we have rescue feral cats, I love them but I miss having a dog. Our first one was a mix, she reminds me so much of yours. The dogs seemed to love the property. Oh, no, someone else already got it?

Yes, someone else is getting that one... Thanks, our dogs keep us entertained, they are sweet and goofy! I rescued feral cats/kittens for years and worked with them to get them adoptable. It was a challenge in it's own right...only one didn't get adopted so she lived with me for 15 years until she passed of cancer. She loved my make cat so it worked out well for us :)

Have you looked in western Arkansas? We retired 3 years ago and after several months of looking stumbled upon a place near Booneville, AR. We are not far from Mt. Magazine. The folks in the RU-vid channel "2 Millennials & A Farm" are not far from us. I think you might be pleased with what you can find here.

We haven't looked in Arkansas or Missouri as of yet, we had planned to on our way here but our plans fell through so we didn't stay but a day. If we haven't found land come spring we hope to take a road trip to check out other areas.

It is perfect for you, but your trailer would need to make it in. I hope it will, its a nice bare plot, maybe able to mill some trees into usable wood.

spring is good... the 10-12 on the other side of road?? is basically worthless.. unless you'd want to sell it? don't know if that''s possible. I may have missed it in other property searches, but first time I heard you discuss how to get your trailer to property.. so is that a sign?

The property is not longer available...It is something we talk about in every property ...can we get the trailer on the property? is there a place to park it? Water, Electricity...

Nice creek! Just a thought, Lumna Acres logged a good deal of his land and got a check that paid for his building. So logging was a money maker. ❤️👵🏻❤️☘️☘️☘️

I liked the creek a lot, a little disappointing that it was only a 100 feet on the property but we found a really cool spring on the other side that made it awesome.

After reading what I wrote I wasn’t certain it was clear. Al somehow worked out with the logging co. - The price of logging, and then, the money Al made from selling the lumber to the loggers. He did a whole video on it, cost, pricing, etc.😏

@@bobbiemooser7417 yes then you have to pay 40% for taxes. We didnt want all that tax hassle. So we signed our timber over to the loggers. That way we got rid of all the trees without having to pay anything to have it done. And dont have to worry about having to file all the extra tax papers and paying the extra money out for the taxes. But now we have land and lots more sun for my house and gardens. Still have more for the loggers to hopefully take out. I live surrounded by timber land. So I'm not a tree hugger. All these trees we had cut this summer. All grew since we bought our property 27 years ago. On the southern oregon coast trees grow like weeds.

Had we got this one we would have cleared portions to make pasture and use it as building materials.

Yes, there were a few areas on the other side with new growth that would have been pretty easy to clear to start for chickens and maybe a few goats and/or pigs. Most of it would have taken more effort.
