Best thing to do if you suspect termite damage is to inject some voltage and monitor them under a thermal cam to see if they get hot.

First house was definitely the best looking. They did an excellent job with the renovations from what you showed. A little overpriced, but probably the best so far. Would be the only one I would consider an inspection on.

House #2 was a Hiroshima.. No attempt in fixing. I personally liked the first house. Maybe priced a little high, but very spacious and clean and seemed to be a great Renovation.

Always consider that anything built before 1982 is susceptible to have hazardous materials like lead, or asbestos. 1983 and above is a huge plus.

Came here to say this too. Also, once you get back into the 1960s/70s, there may be no insulation at all in the walls. It's starting to cool off here in SoCal so you may not notice a lack of insulation now. But watch out in the summer!

I would say 1998 or later. That's when the building code revisions which resulted from the 1994 "Northridge Earthquake" went into effect.

In the 90's my friend got a house in Northridge on a nice lot behind some walls. In the time I was visiting I heard sirens many times in the distance and he confided that someone had been killed down the street. In California you used to pay for the quiet. Now there is no silence anywhere and you hear firecrackers (or worse) when night comes.

The first house is very nice. Big and spacious. No trees obstructing or covering the pool which is a massive pain on its own so that's a plus. The kitchen & bathroom renovation is a massive highlight because they cost the most to get done. If it's within the budget I'd say it's probably the one to get. If you have more time or not in a rush then keep looking and wait for the market to become a bit more saturated. Also never buy a house with termite damage or has been known to have termites. Almost everytime it has termites you will have to rebuild entirely.

The first house looked very nice. It looked bigger that the square footage due to the high ceilings and open feeling. Remember that the property tax is based on the square footage. Make sure the porch addition was completed with permits or you may run into problems later. Good luck Alex.

Since you mostly do everything by mail and online, did you consider get out of California where everything is so expensive? You may able to get a nice property in another State where have enough land to have your shop in the same property and with more space. You can save not only in high California taxes, also transportation and time, basically having the same salary with lower cost of living.

Aussie learnt after severe Droughts put in rainwater tanks $ specially if you own a pool & lawns etc houses in OZ $ + hard to find a renter nowdays Good luck Alex hope you find a good house .

First house was the best. Second house looked more like lots of water intrusion and disrepair than termites. Although termites usually accompany moisture damage. Third, yeah, old styling, low ceilings. The fourth...what was up with the patchwork landscaping? House appeared pretty nice though. Good luck finding a gem!

More important than how a place looks: how is the neighborhood? Classy, trashy, renters, apartment buildings? What is the quality of air and water? Is there a small airport two blocks away? Is there a fire station a block away? Are there families with kids your age? Is there a metal head commune next door? Is there a millionaire next door that squeals his Corvette into his driveway at 3AM? Is the neighbor having sovereign citizen parties every weekend with shooting and hand grenades? Is the house built over an abandoned mineshaft that has to be filled in with concrete? Did the previous neighbor sign your house over to their nephew on his deathbed? I’ve seen all those things happen and none of them could you detect by a quick walkthrough.

As an Australian this amazes me. Here it is compulsory for pools to have fences around them with a self closing gate to prevent young kids from falling in and drowning.

It actually is compulsory in California to have fencing, or some other approved barrier for the pool. Most homeowners opt for a safety pool cover. Shared pools such as those in an apartment building or some other housing community are required to have self-closing gates and fencing.

As someone who owns a house on a large lot, I can tell you that multiple acres of lot = huge headache, more work, and more expense. I've come to realize that the best combination is a house that you like situated on no more land than you can use effectively for living and provides some privacy. A one-acre lot is plenty and even 1/2 acre is fine. It all depends how it's laid out and how it looks.

considering the prices of all houses you viewed after the first one , the first one is worth putting down an offer , its basically ready to move it without needing any work. Still a very high price though.

The first house is your best bet out these. I'd get those "blueberry tree's" yanked out and replaced with a different form of shade. those attract many different types of insects and they are really close too the house so you would more than likely get little critters coming inside. other than that the space is reasonable and the house is beautiful.

Brother, be aware that California enforces electricy use, meaning they can turn off your AC if the State thinks you're using too much electricity. Consider the size of the property and maybe installing solar panels etc.
