Thanks!!! We are in the process of selling our home this week and moving to a rental home for the next year. In hopes of the housing market correcting then re-entering the housing market as a cash buyer. I know there are a lot of things that have to go our way but I think the fed induced housing bubble will pop and hopefully we are in position to take advantage of that. I would love to see content about the many different institutional investors in the residential real estate market. Considering they played such a large role in the demand side (approx. 20-25% of purchases) were from these private buyers. This significant role appears to be unprecedented (on this scale) and I wonder what their position will be if their borrowing costs increase on an asset that is going lower in value. Thanks again!!!

I’m curious to know what time of year is best to buy, my husband and I are in the very competitive NJ market and are going up against all cash offers and people waiving inspections and appraisals which we don’t want to do.

That's an excellent question Jess! The market is cooling, so if ya'll have some time and ride out the higher interest rates, then you might have more options in 2-3 months. If I were in your shoes, I would assess the current competition and what it takes to get a home (in terms of money) vs what a higher interest rate looks like on a monthly basis assuming a home could purchased at list price or slight under. Based upon that, I would have the financial information I need to make a well-informed decision considering how long I intend to live in the home I buy. I hope that helps? This is very good. It could be better, especially for the average consumer, who doesn’t understand terms like “basis points,” and doesn’t know what the charts mean. Please take an extra pass at your scripts to eliminate, or at least explain, technical and industry-specific terms. Remember that a huge audience for this education are people who have little or no background in math or economics. I’d recommend joining a local Toastmasters club to hone your speaking and scriptwriting skills. You’re on the ten yard line; adding a wee piece of technique will get you into the end zone.

New starts are likely to remain low as construction supply costs are still very high and interest rates have doubled. Low supply likely for the next 5 years. Housing starts declined in April, May, June, July. Housing starts in the US dropped 2% month-over-month to an annualized rate of 1.56 million units in June of 2022, the lowest since September last year.

YOu should have mentioned that after the recent 75 basis rise, the 5yr fixed mortgage rate came DOWN by 25 basis points. This means the market has already begun lowering interest rates in 2023.

Hi Frank, thank you for watching and for commenting. Perhaps at the current time you better understand why I made the comments about mortgage rates as I did in this video. The initial market response was a knee jerk reaction. It usually takes a 2-3 weeks for the market to adapt and around 2-4 months for the full effect to be felt. We'll see what happens moving forward.
