They are right about a lot of things but they are completely wrong about this. I am a loan originator and manual underwrites make the interest rate higher! Barely any lender wants to take the loan and it makes things much harder, longer, and more expensive. You most definitely need a FICO score. These guys have food hearts but they simply aren’t right about certain things when it comes to financing

Leave the card accounts open unless the annual fees are more than you want to pay. If you have the discipline to get out of debt, you have the discipline to keep the accounts and avoid using the cards. Cut the cards up if you must. But why close the accounts and tank your FICO score? Seems unnecessary.

Harder because unless you can cash flow everything (cars, repairs, buying a house, etc.) it is going completely against the grain, and people are not likely to make it easier if you make their job harder.

Needing to pile up cash so it sits around not working instead of being able to leverage low-cost financing is a significant sacrifice. B to the S! Obtaining "manual underwriting" is hard to get. Many banks and financial agencies don't even have an option. And Mortgage lenders don't HAVE to offer this.

This is an infommercial for Churchill. Does Dave Ramsey endorse them for free? The have limited competition for "manually underwritten" loans. This is the largest purchase and the largest loan people will ever have. Do your homework.

I went to chruchhill mortgage the mortgage people ramsey recommended and they told me that they couldn't give me mortgage loan, because fan mae and Freddie, made it a law that you can't get a loan with out a score...😕 I don't know what's up anymore, I know George isn't lying, but I don't understand what happened

My wife and I tried to buy a house about two years ago. Not only was it hard to find a company that would do manual underwriting, I was ghosted each and every time I tried to start the process. Didn't matter how much I made.

I even have a CC that gives us cash back for using. I only use it for food and gas. We already have over 300 cash back accrued. At the end of this year I will probably use it for THEM to pay our groceries/gas. Again, we pay it off EVERY month! My son told us about this, glad he did!

You're still wrong according to Dave. Having a CC means you automatically buy extra stuff period (cash back doesn't mean anything). Had you used cash, you would only buy the bare minimum.

This is the most stagnant duo on the show. Not much excitement. John D is not a financial guy, and you can tell from his comments. George is ok, but I think he just follows Daves advice blindly, and you know very well he doesnt believe in all of it. I think he want to "inherit" the show someday.

Incorrect. Where exactly are you paying more interest? If you are talking about the manual underwriting interest rate from the lender, you can't possibly know that because each lender sets their own parameters within manual underwriting and will generate a slightly different interest rate.

@linuxsurfer2002 I am happy to assist. There is not a single internet link that is going to provide you with an interest rate for a manually underwritten loan. Each lender that you request this type of loan from has a slightly different underwriting process and will generate a slightly different interest rate. If you want more information on what to expect, I recommend contacting a lender that does manual underwriting. I used Churchill Mortgage and they were pretty good.
