Doesn't the seller also have to get 'permission' from the lender to assign (you call it subject to) the mortgage over to Kevin? Many lenders don't allow mortgages to be assigned and wouldn't allow the seller to basically sign the collateral over to someone else.

Lenders are never involved in Subto deals. In fact you don’t even notify any lenders about it. You just take over the mortgage payments and do it with the seller directly. If you need help please reach out to me on IG @redasthecolor

Thank you! And great question. He originally bought it for himself to live. So he didn’t care to make money on it. But he’s planning to rent it out now on MTR - mid term rental and will cashflow about 2-3k a month

@@rusfenrison4370 absolutely! That’s what I’m focusing on in the next 2 years- buy as many 2-4% houses as possible. Golden opportunity for Real Estate is here and it won’t last too long ✌️

So Kevin paid 10 to 15% above market cost for the home in order to get a lower interest rate and not have to qualify for a mortgage?

He didn’t even do that. He just took over the mortgage payments. Seller wouldn’t have been able to sell the property for more than what he paid for it. And since selling your property on the market costs around 10% - seller just let Kevin to take over the property rather than paying out of pocket to get rid of it. Does it make sense?

@@lynnvalenti9532 assuming the loan and taking over the mortgage payments subject to are 2 different things. Subject to will work where assumption would not
