Is an RV Park a Good investment in 2023?
You may be asking yourself that.
I asked myself the same.
RV parks are not talked about much in the Real Estate space.
It may be because they are "Taboo" or not as luxurious as other Real Estate investments.
The reality is that they can make great passive income.
In this video, I break down the numbers from my own RV Park, and show the trajectory and potential an RV Park can make.

Just closed on our 100 acres in Northern Minnesota to build it a 49 lot rv park. Downside is our season is only 5 months. I plan on a few tiny cabins as there is a larger Midwest ski resort nearby.

Hey, I also live in Texas and I’ve been thinking about this for a while. I’m in the process of looking for land, but I’m kind of stumped on where to do it. I wanna make sure it’s close enough to a town to where I have long-term residents. You should do a video on what to look for as far as zoning and just any hoops that you might have to jump through right out the gate. I’m sorry if you’ve already made these videos I haven’t seen it yet that’s all.

That's amazing that you can charge that much in space rent. At $600/mo I would expect to be on the beach! Curious though. If I'm an original tenant paying $550/mo in a 10 acre park with only 14 others, I'm going to be miffed if all of a sudden, the density had tripled. I would ask for a rent DECREASE since I lost all of that privacy! Thoughts?

Great info. In bastrop all rv parks regardless how remote are full. I just don’t know how to get started. Also land is getting expensive. 200-300k for 10 acres.

We can buy a 4.88 acre property zoned A2 for $30,000 here in Southern California. two miles from our home. $6,000 Dn. But we have to get a conditional use permit,$10,000 in Los Angeles county and water. Electricity is in the street. The property fronts on a major street. and goes from street to street. It is an odd lot, 80' wide by 2,640'; deep. Each RV lot must be 2,500 sq feet, 50' by 50', so we can have 52 lots. One could be a managers mobile home lot and one for a double-wide store, snack bar and lounge. That is our plan. Your info is nice but California is very expensive and with lots of restrictions. But monthly RV rents are $750 a month, to $1000 a month. We can buy the lot and maybe get a line of credit on our home. Our problem is we are house rich, but cash poor. If we had a partner? Down the street but also on the major road is 20 acres, A2 and a 40 acre, which we like, it is an abandoned farm with a big well and electricity already on the land. For $350,000. The house burned years ago, but it has a big barn. There is opportunity here.

Are you saying all your spots are fully occupied at all times? This seems like a best case scenario.....so many costs you are not factoring

Have you seen RV parks lately? It's nearly impossible to find a vacancy... especially in places like Florida and Texas

Understand that the thing about RV parks is this - when the economy is good people go there to camp, and when the economy is bad people go there to live... where else can you live (all utilities includes) for $600/mo?

Thanks again Nikola, I'm glad you are getting value from my videos! I actually just took photos of my available lots and posted ads on Facebook Marketplace and craigslist.com. The demand in my area is so high that I did not need to put any money into marketing

Hello James! Thanks for your comment. Yes, I bought the property through an LLC. It provides much more security for you vs buying it under your personal name. Let me know if you have any more questions!

Did you try to buy 10 acres so you can get the Ag Ex. And put some goats on the land or in your research did you decide it wasn't worth it?

The 10 acres just happened to be on the market and was a phenomenal deal. Regarding ag exempt, it's only applicable when you aren't dedicating your property to anything else that makes money or is a business (ex: RV park) ag exemption is only when there is no other enterprises on premises

So what’s your construction cost price per lot? Was it 60k construction cost to build your first 14 lots?

Your plan should be based off worst case scenario, such as expecting 50% occupancy & if the numbers don't work when its slow you shouldn't do it
