We live in a condo in downtown Toronto Canada and our property tax is just under $5,000.00 per year. Ouch!

@@FincaLife Totally agree! It is used to pay for city services such as police, the fire department, and public transit as well as elementary and secondary education, where most of this is union driven, infrastructure etc. Also the more money your property is valued the more you pay. Yes - we are thinking about moving to Spain and why not? Not only because of the high cost of living but also the weather. Right now at about 5:30 pm the temperature is -12c.

Godnes gracious!!!! In Sweden you pay 1,5% tax on the amount of the price for the property. And that's it!! Real Estate agent is paid by the seller. The deed is included in thoose 1,5% In your case 30000€ x 1,5% should be a cost of only 450€ Euro. 😀

Hahaha, you're not allowed to have your own beliefs these days, you should know this 🤣 Katzi is still in hospital, still having problems with his kidneys and blood in his urine. Fingers crossed he can come home Saturday. We have given an update but this video was an impromptu one following our Solicitors visit and therefore I didn't think to do it again. Anyway, thank you for your prayers, very much appreciated 😘

Really useful breakdown. So really when you get the stage of making an offer don’t be embarrassed if you put in an offer 30% less because in your case you ended up spending an awful lot more.

Lol, you'll be fine, don't worry. Probably cost about 40€ for a kitchen license. Nobody bothers for things like that though.

Kind of bad for you but very useful for us. Thank you so much for sharing! Can you tell us how to prevent fines I. The future? Or do you literally have to go to the ayuntamiento every beginning of the year to ask for the IBI? Thanks!

Hi Jasper, once you have a bill, you can set up a direct debit at the bank, to pay it automatically. We have asked for future bills to be posted to this address and emailed also. Ours are issued in October, for the current year, so if we don't receive by November, we will be contacting them!

The way to prevent fines is to have everything payed by direct debit or write all payments on a calendar when they are due. Living in the remote areas you are lucky to receive any post.When a bill is not payed by the due date it is passed on to Suma and the fine is the charge Suma make for collecting the debt.

It's not surprising that there are so many derelict properties around and about Spain due to the government taking your eyes out and coming back for the sockets. I've heard that when the property is finished, you have to pay a tax on the new value of the property. Is that correct do you know?

It's not even that good lol. Our property is taxed on the new perceived finished value immediately we got the project, even though we hadn't done anything at that point. Fortunately it's not too expensive.

Doing a Google search for property for sale in an area usually turns up quite a few sites. There are a couple that pop up - thinkspain and kyero are two of the bigger ones - we found ours initially through one of these but can't remember which one!

To be fair, the project was nothing to do with the solicitor, only the legal side of the actual purchase.

The Ayuntamiento should have told us when we were granted permission that there was tax to pay. However, as it was during Lockdown, we didn't have to physically go, we received our permissions electronically, they omitted to tell us we needed to take the paperwork to the bank and pay the Tax. It's a very strange system to us and we just didn't know...

So if I purchase a normal property like a terrace in martos and just change kit hen would I have to pay that to??

You would probably need a minor works license, which is much cheaper and easier to get, to change the kitchen. Most people would just change the kitchen without a license, for obvious reasons :)

Great info. Mosts costs I've had a solicitor confirm however, everything seems to be duplicated on yours. However, as you say it might be because of going through the process twice (after having to get an architect when you were not allowed to do your own plans). I've seen a property and know the layout I want for a B&B but will be getting an architect. However, even with searching, I cannot find anything about renovation tax so glad you've mentioned it as 4000+ euros is a lot if you're not expecting it. Thanks for sharing. Do you have any links where renovation tax is explained?

Hi Dave, I'm sorry, I don't. I understand that the tax is based on the value of the project ie the amount of money you are going to spend. It's all a bit of a grey area and varies from province to province. The best would probably ask at the local Ayuntamiento planning dept. If it's any help, other people that have full projects seem to be paying around the same amount but don't bank on that :)

@@daveb6007 Thank you. To be honest, I would be actively looking to pay it as soon as you get the project. We waited (mainly because we weren't aware) and got a massive fine for late payment. Good look with it.

​@@FincaLife Yes I will do - Ive read the same with other direct debits such as council tax, and social security - even if its set up to pay automatically, you're deemed responsible as a resident to follow up and chase if anything is not paid, so it seems quite strict so I will definitely chase this up with the town hall. I have a local solicitor from Vera (we're not purchasing in Vera itself as we can't afford it but they are the most local). They are charging 1,100 euros plus 100 for arranging each notary. The UK ones were going to charge us £2,500 plus VAT and aren't local to the area where we want to purchase as they're based in London. The solicitor was recommended by a surveyor local to Almeria (who is surveying the property for us). So hopefully between the surveyor, solicitor and estate agent, we should be able to get advice to chase up renovation taxes. I wouldn't have known without your video so really grateful for your advice :)

Your information is not correct. You should do your own research, you could get most of those 4.400 tax back. Unless your proyect budget is over 100.000 euros

@@FincaLife it definetly doesn't encourage people to move to the more population sparse and poor areas of Spain... they should encourage people moving there and properties being sold etc. etc. they are slowly killing their own country
