It should be mandatory for all home builders to put that in and it should be put in as part of the codes in all homes. How many people are clueless to radon in the basement I bet lots are. It's something not many think about. They just assume their new/older home is safe. Realtors avoid the topic in hopes to not kill the sale of a home that has radon.

Hey Chris, passive systems have been required in new homes since June of 2009 here in Minnesota. I believe there are a few other states that are pushing for similar requirements. The biggest problem with passive systems is that many or not installed correctly. You are right about the lack of awareness. I think it depends on the realtor, as I know a few that are proactive about ensuring their clients know about radon.

Wow, someone that actually checked air flow and many other factors in the process. The company I hired just plugged pipe into existing hole, plus put the pipe/fan outside instead of hooking up the existing pipe with fan in attic because they said they couldn't get a fitting around the pipe even though there are many other ways to do it. Now I have a fan off the side of my deck (RP140)which I hear over the quiet landscape. I now have to do it myself and remove the existing system. cost me 1,500 and will cost double and some more when counting time and money I have to put into fixing it.

I'm sorry to hear that, Antonio. An RP140 is a small and quiet rain fan. Do you know what your radon levels are since mitigation? Where are you located?

You bet. No, American standards don't allow radon fans to be installed within the conditioned space of a home. Check out the appropriate standard for your project. Start in the table of contents. standards.aarst.org/

What do you do if you need to remove the sump cover sometime? Is it easy to remove and re-seal? What did you use for sealing the sump cover?

You'd remove the screws and cover. Replace your sump pump. Then, remove the old silicone and reinstall the cover and screws. Finally, you would seal it with new clear silicone. The access port allows you to test the sump pump without removing the cover.

I think more mitigation companies will offer more in-depth services if more of their potential customers ask for them. Unfortunately, many companies seem to be based on volume.

We typically put this information at the end of our long-format videos. Rachael’s radon was 2.9 pCi/L before mitigation and 0.4 after.

Does sump pit need to be connected to the main radon pipe also so it sucks gas from sump pit? This is for active radon system. For radon fan to suck air from below the slab shouldn't it suck air only from the main pipe that is connected to the ground? If it is connected to sump then it could suck outside air unless check valve is air tight.

No, the radon system does not need to draw directly from the sump pit. A check valve on the sump pump discharge is required, so the radon system doesn't draw outside air into the sump basket.
