How does one value a declining property assessment based on declining revenue even though the property value decreased over the last few years when commercial property skyrocketed? These tips are all on point. The location thing isn't super important if you're buying an established bar/resto... If you're starting a brand new spot, yes. SUPER important. Very hard to build a brand if you don't have any initial "eye traffic", but taking an established bar and creating a "destination" with the right word of mouth marketing can be pretty profitable.
