13:04 The key is having and keeping a well paying job at this time. If you don't, you will have nightmares when maintenance costs kick in (repairs, replacements) + insurance, council rates etc. Some landlords do the repairs (toilets, sinks..) to avoid paying $. This is why 95%(says Dymphna in her ads) of investors don't go past 1 property and don't retire as planned or dreamed of. Love your content mate. Keep them coming!

Hi Ravi, love watching your videos as they provide so much value! Could you please make a video on how to manage property expenses (rates, water charges, insurance etc.) for multiple properties... One seems fine to manage, but how would you with say 4 or more ... Cheers!

If I understand correctly, while this strategy may lead to you being able to purchase PPOR debt free down the line, you still have to use debt initially to buy the investment properties (unless you have a significant money laying around to buy the investment properties outright, which seems pretty unlikely)? In other words, you still have to use debt to implement this strategy?

Yeah but I think he means its ok because Johns debt is productive debt while Janes debt is a liability. Then John will sell the rentals to buy the PPOR in the end.

@@anarchoflow If that's what he meant, that's fine - but obviously the title of the video doesn't accurately reflect that. In any case, it seems a bit of a stretch that John's case assumes the proceed from selling the investment property would be enough for him to purchase PPOR outright. By the time he sells his investment property, the house prices would probably have gone up significantly - not to mention he still has to use some of the proceed to pay any outstanding loan on his investment property and CGT if he makes any capital gain.

Why do you think house prices and rentals will fall? We just went through the most uncertain times being 2020 - Covid19 and yet, we still saw increase in prices. I am not clueless to the fact that every market has corrections however, if you have a proper strategy in place with emergency funds in place to mitigate your risk, you should be able to weather the storm long term.

Great content Ravi. Is rentvesting as viable now given owner occupier rates are 2% meaning it's often cheaper now to have a PPOR? Debt Free.

Thanks Dion! It is definitely cheaper now to hold a PPOR vs 5 years ago and I believe is about to get cheaper. However, this is felt across all markets so, with that will come an increase in prices and a yield suppression on investment properties.

Hi mate, explain me one thing. John here is living with parents so he doesn’t need to pay rent but if he was renting a place then he had to pay his rent as well.. so his per week profit is 200$ .. so he is paying his rent + his Morgage on investment property.. e.. so catch here is that if you live with parents.. Migrant like me doesn’t have that option. :-)

You aren't not alone. Unfortunately, the option of living with parents is not viable for everyone but, it's just to illustrate a point as I do have people in that position too.

You need to look at incoming supply and new construction in the area as well as historical trends. I talk about this in my Confusion to Clarity online Course.

Hey Ravi, I was just wondering what you use to obtain your property data? Also, is it very expensive to get subscriptions for the data needed to invest? Love the videos, thanks heaps!

Thank you! Yes it can get very expensive with all the subscriptions and they only help if you know what you are looking for. They are just tools but, you still have to connect the dots. Useful subscription would be something like RPData or PriceFinder :)

what about purchasing something with instant equity Ravi, can you leap-frog into your next IP with that?

Yes you can. If you purchase well under market value you should be able to use the equity to then recycle into the next property. Given the current market, the prices are all over the place so not sure how quickly you would be able to turn around on this though.

The market is currently very low on houses they have hardly any stock. I'm looking to buy but I don't just want any house j want the right home. I'm worried that because of such low interest rates the prices are going to just go up and I'll miss out. Do I wait it out thinking they will drop or is it a matter of if I don't buy now I'm out completely

Thanks for your thoughts Maria. It is a frustrating time for exactly that reason. My mantra has always been the same which is when you can afford to buy, you should buy. We don't know what is next but we can see trends and based on the government intervention over the last 12 months and their motivations behind it, I suspect this year we will see growth beyond 15% in some markets.

@@Maria-dj5um Different state of the economy. I think we are seeing a black swan event and it won't calm down for possibly 18 - 24 months. After that, the government needs to intervene however, I suspect it might be in other ways. Big things playing out here
