I'm not exaggerating when I say this, combined I have watched over a thousand hours of Jerry and Pace and other people. This is one of the most valuable videos I've ever seen. As far as I know Jerry or Pace has never publicly gone into how to structure creative finance deals in such a way that a normal person could take this information and actually get a deal done.. This information here, it seems, is only information you can get in 6,000 to $10,000 mentorships. This actually gives you the details of how to put a deal together step by step for the most part to where you can actually do it yourself.. Fantastic..

I just got back into the wholesaling business after having analysis paralysis and just forced myself to start taking imperfect action, and I VERY quickly learned just like these two go giver gentleman said that we cannot rely one ONE tool in our belt. I found this creative finance playlist and dove right in from the top to truly understand each strategy....The amount of value in this playlist is insurmountable, and when I make it, I'm rewarding each and every one that I followed through the process of getting my first few deals done to get proof of concept. I want to reward you Jerry personally because I don't think enough people give you the amount of credit you clearly deserve from the amount of value and great information you provide for FREE on your channel. Another mind blowing nugget. 34:15 Clause for auto renewal of seller financing I'd property doesn't appraise at the time balloon is due. I am under contract right now with a 3 year balloon on a great property that may not appriase. We are still working on the addendums and i will be sure to request this clause. Gold!

Susan's deal is fantastic and yet I find I must have missed something since Pace said he paid 110k for the property and got 1650 p/m in rent and Susan paid CCosts. Pace then paid Susan 10k over 12 months and netted 1k p/m, after the initial 12 months, all at 0% interest. My math shows 375 p/m x 12 months = $4,500 x 20 yr prom note = 90k + 10k d/p = 100k to Susan in total, which should mean there is a missing 10k. The 10k Pace paid her over 12 months would have been the down payment. In any case, it still appears there is at least 10k missing somewhere in the math and I would appreciate knowing where I made my mistake. 110k price, minus 10k down payment = 100k due over that 20 year note, while it appears only 90k was paid. So where is the missing 10K? What did I miss? Thanks
