Another mind blowing nugget. 34:15 Clause for auto renewal of seller financing I'd property doesn't appraise at the time balloon is due. I am under contract right now with a 3 year balloon on a great property that may not appriase. We are still working on the addendums and i will be sure to request this clause. Gold!

Everytime I watch these incredible guys, I always feel like I can go out today, not tomorrow, today, and do deals, creative or otherwise. So why don't I? Confidence, Analysis Paralysis? Yep Probably.

Susan's deal is fantastic and yet I find I must have missed something since Pace said he paid 110k for the property and got 1650 p/m in rent and Susan paid CCosts. Pace then paid Susan 10k over 12 months and netted 1k p/m, after the initial 12 months, all at 0% interest. My math shows 375 p/m x 12 months = $4,500 x 20 yr prom note = 90k + 10k d/p = 100k to Susan in total, which should mean there is a missing 10k. The 10k Pace paid her over 12 months would have been the down payment. In any case, it still appears there is at least 10k missing somewhere in the math and I would appreciate knowing where I made my mistake. 110k price, minus 10k down payment = 100k due over that 20 year note, while it appears only 90k was paid. So where is the missing 10K? What did I miss? Thanks
Wait wait wait! Why would Susan agree to seller finance and receive a $375/month payment vs keeping the existing tenant and receive $1650/month? Who the heck would do that?! Appreciate these videos! Great info!
Jerry/Pace, here's a challenge for you. I have a seller who will not budge on asking price, but they can't finance because they want their full equity to buy another home. Seller owns home free and clear. Ideas?
