Exactly bro 70% is not gonna work in most places specially in MLS. I’m sure you can do it off market and stuff but that’s not gonna work in today’s day n age. 80% is the best at lowest 75%

@@fusiondew ok so it’s been a while because God has given me a business but not the one I prayed for lol. In other words, I’m no longer trying start a real estate one. But, this contract was not a normal one. It took about 3 months and several extensions to get it sold. I end up find another investor that was local and we partnered up. Can’t remember the company, but when it was finally done we split the check 50/50. Perhaps the biggest lesson I learned, was to protect your contract. There were a couple of times other investors tried to slip by us and take the contract for themselves. It’s a dirty move but some do it.

Just talked to a friend that is a flipper and a real estate agent. She said that the formula they use is ARV X 57%... it's insane for the Boston real estate market. Jerry, you're a flipping genius.
These are the calculations I came up with the info given. $375k ARV - $281,250(75% off) = $93,750(25%ARV) - $50,000(repair) = $43,750 - $20,000(W/S Fee) = $23,750 MAO I was confused about the 75% discount. Does that mean the buyer would only pay 25% of the $375k ARV? Or was the buyer wanting to pay 75% of the ARV, which would be $281,250. Then - $50k = $231,250 - $20k = $211,250 MAO
Thanks for the video Jerry. Its funny how my brain works backwards sometimes. When you say 10% discount in the video.. I automatically subtract 10% from the ARV, then subtract repairs and wholesale fee. We get to the same MAO of $150K. 10% Discount, ARV X 90%, and ARV - 10% is all the same thing. I got it now

Jerry, this helped me out a ton but I have one question, how do you determine the repair fees? When talking to sellers I can visibly see the property in my area and still don’t know how to determine it and also virtually how do you determine? Thanks
This formula is amazing that you came up with Jerry. You're a flipping genius. I just did this problem in my head which you said to comment on. Instead of finding the number for 25% which is what would be subtracted from the ARV giving you the 75% discount. I instead calculated 10% in my head to make it easy (just drop a zero at the end) and then doubled it giving me 20% so far of the discount. Which came to be 75k which is easy math to subtract from 375k giving 300k. Then I subtracted 50k for repairs, 20k wholesale which came to be 230k. Easy math... then I cut that 10% number in half making 5% ($18,750) and subtracted that from the 230k which gives me $211,250 as the MAO.... Man I love math. It's easy in your head if you break it down into easier numbers to work with.
